    @@katrina4796 Now 1.3m very small. Can buy new launch 1+1 RCR 2B1B (below 10yo) OCR EC 3B2B but location quite lousy if below 10yo or nearer to mrt but above 10yo)

    1.2mil with max loan, down payment $338k 1.3mil with max loan, down payment $367k 1.4mil with max loan, down payment $396k All inclusive of stamp duty and legal fees. Can use CPF too. Hope this helps! 🙌🏼🙌🏼

    @@savvyericchiew thats why not so easy for first time singles in the 20s to jitao swallow a 3 bedder. The mouth can open to try to swallow, but later cannot digest sia. Couples in early thirties still realistic.

    $900k loan means $1.2mil purchase price. I can bring it slightly higher to $100-$200k more, depending on various factors like income, funds and age 😊 🎉

    Waterfront Waves 3br launch price 1200++ sqft in 2007 was $7xxk to 8xxk depending on facing expressway or reservoir. Now already more than doubled, already huat-ed liao.

    Now that time frame for most couples or even single to achieve this is rather impossible. Unless one is a business owner or a very highly paid professional, this landed dream is then possible. Or else I would not be seeing ppl who already drive G63 viewing an yet to be completed semi of over $11 m including taxes! ABSD not in yet!😆😆😆

    Enjoy your high normalised interest rates, high maintenance costs, high sinking funds, high tax, falling market rental and buying activity. Warren Buffet advocates never buying assets at over valued prices yet sinkies are doing the opposite. Also property cycles come and go. Sinkies love to buy at high

    Only older EC like above 20yrs old then can get this price. If u say 1100sqft that is small so they are easily less than 15 years old. Dun have at 1.6m. Unless is the MM 4 bedder below 1000sqft.
