    Hi Eric, thanks for your insights. Do you think EC is still worth it for young couples if they go for deferred payment scheme which has ~3% markup? Cos at such prices those recently started working and looking for 1st property not able to fork out so much cash outlay. Versus the alternative to go for 2 bedder new launch where can take more loan.

    EC is a very safe, slow and steady way to make money. Condo way is faster due to the flexibility to upgrade after 3 years rather than 8-9 years.

    Thanks for the great video Eric... I am just wondering how does adjusting the income ceiling help people to buy EC .. Like how many young couples out there actually have a combined income of 18k when they just started working not too long ago...

    Hey Eric, newbie question: you mentioned at 4:24 in your example that “Total Commitment cannot exceed 25% of income” (ie 4k). Isnt this the same as the 30% MSR, but for this case it’s 25%?

    Good videos! If buying 4 or 5 bedders for own stay for next 5-10 years. Currently 49 yr old, time is not on me😢. If between Lumina vs Tampines st 62 EC - Will Lumina have higher upside?

    No point going to EC. You will be 57 when MOP. Consider condo if you plan to to achieve 2 condos and retire in style 😎

    Rachel - IMHO...on paper, lumina more upside potential since tengah is brand new estate and a lot of hype on it. also the ACS factor. Tamp St 62 is matured estate. What I don't understand is why would a westie consider east, (or eastie consider west side)? why not buy where you will be happy living at? Lumina and TSt62 location is very different! If say all your friend and family is in tampines, then you go stay tengah for 10 years?

    Hi Eric new couple here having just under 16k combined working full time only for 2 years now… we r not sure if getting a EC like lumina or a new condo like the myst or even resale condo is a better option for us…. What are your thoughts? Cos EC cash downpayment quite high..

    Bro, you should give another example for a self-employed person like me. The max income capped for me is $11,200 (which is 70% of $16,000), not $16,000. Can you imagine how much upfront cash I need to buy an EC now for family purposes?

    Actually if the couple is doing well, just go straight to condos. There’s a lot of amazing things you can do in that 8-9 years of waiting.

    Eric, Singapore’s property market is going to peak soon and it will become a Buyer’s market eventually. No doubt EC will still make money, but will condos still make money? Condo prices actually dropped from 2013 to 2019…

    Eric, why do you say MOP of 8, 9 years in this video, and in Altura and Copen Grand as well? What’s the significance of 9 years for EC? I know ECs can be sold to Singaporeans after 5 years and to foreigners after 10 years, but 9 years? Please help to enlighten me. Thanks.
