I was super lucky to have sold my unit at a good price during the pandemic. D15, Freehold project only 26 units but big in size 1800sq. Surrounding new condos was selling at 1.6-1.7k psf now 2.3k psf. Due to no transaction in my project, valuator & banks "lowballed" my unit at 1k psf. 😅 Lesson learned! Caveat Emptor!!

Eric, construction & all other costs have gone up so much that if u talk to any contractors/developers today, they will tell u to add $1200 psf to the land price just to breakeven 🥲 it’s impossible to add just $1000 psf to the land price and call it a 15% profit margin..
