There's not much at Hillview. Even for the MRT station, you have to go up a steep slope. It's up and down so one day you have to make two steep climb. So each time you see the slope, you'll be sianz already. Several properties with the sales results as mentioned in this video pretty much tells the whole story.

Obviously you don’t know how appreciate such kind of good and atas location at Hillview , if for own stay, it’s the best location around the national nature except Thomson , I guess you only prefer to stay in Geylang , Amk , Toa Payoh , Hougang maybe Tampines , Ubi near by Hawker Center or those mama shop , that is your style , but not everyone likes such location .

@@Godfather1921_melo it’s not that atas please, there’s literally nothing there also.seems like you’re the kind that like to spend money to look rich but not actually rich 😂😂. Hawker Center and mama shop over an overpriced condo in the middle of nowhere with no resale prospects all the way. You can argue the atas-ness all you want but the sales result of the condos around it clearly shows nobody cares.

Yes suppose to be but unfortunately I seen some cases with sad profits so buying the right property is very crucial 👍
I would like to make a few points that were missed out. 1 pri school going to be built right next to hillhaven and another roughly 600m away as seen in URA masterplan. This will pull more families in. Exit strategy should also include the MOP units coming up from bukit batok. Quite a few blocks MOPing soon. If Gahmen is so active in building schools in this area. It is quite clear they are trying to push this area.

Hillview D23 in the west is like flora area in the east. Nestled in private enclave but cannot make money. Oversupply area with condos

@@bechuang7756 yes, lentor also oversupply but the situation in lentor is better than flora and Hillview. For example, there’s some projects in lentor that are within 1km to st nicks. Plus lentor has mrt and a shopping mall. Flora area has none. Hillview has no notable good primary schools within 1km and past transaction has proven to be so-so. Lentor resale not tested yet but has guoccoland to help defend the price.

Hi Eric. If its a good project. Its better to buy early. I.e. VVIP If not the developer will raise the price gradually? That's why different buyer has different profit margin?

Hi Eric, if look at midwood, its transacting at $2000+psf and proj started in 2018.. so when its 2027, its around 10yrs older than Hillhaven.. then can we say Hillhaven is priced low since midwood = $2000psf + 400psf = $2400psf but Hillhaven launch price is $2100-2200psf? Or we can say that midwood not good comparison since only 2 transactions so far?

Yes but need to compare using 3br psf which non transacted. Additionally transactions are not healthy which is a worrisome sign 😢

This area kinda isolated lah, lot of foreigners like this area so they can do something kinky there. Saw an Israeli spy there la, lots of China ppl there now. Lots of ppl wan 2 rent there la. Near Mindef somemore. Then, Philip Ng doing charity, peppering the world with salt and light, giving freehold properties away for free bro.😅😅😅😅😅 and Israelis are fond of playing ppl out. 😅😅😅😅😅😅😅

Disagree with you about hillview avenue, it absolutely was under value one, this area is atas, peaceful neighbourhood, close to nature, its unlike central area like toa payho, amk, tampiness or ubi, geylang, etc, you cannot find another place like hillview avenue mainroad up 2 kilometer until hillview agency the whole surrounding area no HDB, if you know such place, please share with me, thanks, btw, many FH in this area making good profit.

eh eric ah, ask you ah, all those agent who take selfie with you, are they still your fans after they see your video LOL.. aiyo! pickleball court?? who design this condo one arh... yep the layout is not bad, dumbbell for 2 bedder.. some people really like. But i think there is one major thing I dislike about this condo, ah you never mention.... wahlao 2200psf at hillview... so many freehold condo there better buy an old FH condo much better, cheaper and FH can keep forever. btw i think hillview peak 915 sft is 2 bed not 3 bed. Hillview 2 bedder pricing is around that one.. 1.2-1.5m. their layout is old school one, plus sizes (not the type of layout u like) ..i also think they have penthouse one bedder 1000sft (one bedroom and roof PES - good luck to those who buy such layout). so the comparison is not really accurate (quantum of 2 bed vs quantum of 3 bed). .. u should compare against the 10xx type at least for 3 bed at HV Peak. Just sayin'. Savvy score 5 ah, wah not bad already lei since everyone know u dislike hillview condo LOL😆
