    Your video opened up my old wounds; my bloody agent undersold by inter-terrace at Jalan Melor and then proceeded to sell my neighbour's house 1 million dollars higher than mine. All because I gave him a "gentleman's exclusive" and he became complacent and wanted to conclude the deal quickly and move on to the next one. From that time onwards, I treat all agents as scums.

    Hello. I went and did a check. U sold your landed for 2.5 mil in 2021 march and your neighbor sold it for 3.5 mil in July 2021?. Man that was a big waste. For that land size of 2394 SQ ft even if the structure require a total rebuild. U could have gotten easily 4 mil dollar in 2023

    @@tayweijie7982 yes! that was the one which that scum agent sold off cheaply and betrayed my trust in him. Never give exclusives to scum agents no matter what they tell you. It was a very expensive and painful lesson to me for listening to his "expert" advice.

    @@billtay2839 oh well not all agents are like that. Well from those people that I have known that they engage services from property Lim brothers, they are reputable. Especially the founder Melvin Lim. Hard lesson learnt. Next time need to look at past transaction as a guide

    Bought one of those small houses as we are normal salaried workers, and our dream is just to be able to stay in our own small house. Flipping the house is a 2nd order priority. Alternative was new launch 99yr condo with 3 bedrooms with our budget. If you stretch yourself and can afford only a 99yr new launch 3-bedder, you may, like us also consider these small houses as an alternative. BTW there are also many of these 800-900sqft inter terraces in Thomson. Finally just a general comment. For some salespeople/business owners, this is a joke. But to those on normal average-ish salaries, this may be a dream. Just a perspective on why some people still buy these. :)

    I did a simple search online recently. Came to the conclusion that about 5% properties in SG are landed. So if fh landed even less. So to own something less than 5% is definitely an impressive accomplishment imo

    No i don't consider such house as a 'joke' because it boils down to what quality of living you want & size of your household & perhaps size of your car, if applicable ?! For me a house with it's own land has always been the superior class of living simply because nobody above & below you..just need to put up with the people around you..unlike in some condo or high rise where you have to put up with potential annoyances from 6 directions instead !! Someone does something above you causing leakage onto you or you unknowingly doing something causing leaks onto the person below you..such annoyances of cause not confined to leaks as with higher density high rise housing the overall level of privacy & quietness tend to be worse off compared to low density housing, the ideal being of course the detached bungalow ! The way i see it, Macpherson Garden Estate is like a niche market product simply because in more recent years or decades, there's no other development with freehold landed houses of such small land plots..which i find is a better suit for small households with say 1 to 3 persons with a car not longer than a Mercedes-Benz C-Class. Practically all other freehold landed houses in Singapore nowadays come with much larger land plots meaning unfortunately much higher price levels which therefore less attractive unless you have a large household with many cars THEN you'll consider those, otherwise these small houses in MGE are the more cost:benefit attractive ones to go for in this day & age, as far as i'm concerned. I use the left over funds to invest in another place or something else instead of putting insane amounts of fund into a big house when a cheaper small house would do practically fine. Just like a car, a smaller car need NOT mean a lower class car as it's the 'quality' that counts rather than the 'quantity' i.e. e.g. a Mercedes-Benz C450 can be spec up fully such that the 'standard' is on par if not better than a basic E or even S-Class..i find no point putting up with a long length car if i'm the self-drive type so LWB car (plenty of space behind to impress but serves no practical purpose !) can be done away with...also solves the problem of not being able to park inside the driveway of small houses like those in Jalan Gembira ! Those FH landed houses in Thomson area tend to have larger land sizes hence also higher prices so i don't think besides MGE, there's any other location in Singapore today offering similar size & pricing. Of course for people not keen in FH property yet want a house with garden here in this day & age, there's those single storey bungalows with 25+ years lease balance or those 2-storey houses with 10 to 25 or 30 years balance leasehold to consider.

    For Jalan Gembira 900 Sq.Ft land plot, the most can just park in a Mercedes-Benz C-Class with the house gate shut, can get 1Ft. space between car bumper & front interior main door, just enough to get around the car ! Can squeeze in E-Class but the front gate needs to jut out a bit...i drilled another hole in front of the original hole to park the gate into this hole whenever there's a longer car in the driveway !

    before u say i already know where lah LOL. e some road (behind shophouse one) real parking problem. u drive in arh... sometimes cannot turn and come out, have to reverse out sia. Not to say what, but the environment in sennet estate (cedar road etc that side) is much nicer. nearby sinming also have some very small landed...

    If you are not buying higher value after selling the current one then keep your SD. You only sell if you plan to buy bungalow in same area or SD in better district 👍 Well done in owning a SD 🙌🏼

    But as landed FH cost of reasonable size cost go really high in a short few yrs from now. There will not be any FH landed left 'affordabe' with the exception of such landed. So demand will always be there, driving prices up too but not so quickly.

    Hi Eric, I have one 2B1B condo and my hubby has a freehold landed of 1300 sq ft. Would like to check whether we should: Option 1: sell both and buy 1 freehold landed of at least 1615 sq ft. What is good entry price for renovated moved in condition freehold landed of 1800 sq fr land? Option 2: Sell condo and re invest. keep the small landed Thanks

    @@stephanieteo91 Agreed about made no money. But things were simpler in the early days. Many folks in that generation before Yr2000 bought pvt properties to keep for legacy, not so much for flipping. Just sharing. Someone I knew since my younger days; parents used to own 5 landed (side by side) at Lange Road (in the early 80s?) . They only sold away the last 1 at abt $5m in recent years because most of the family members downsized to condo instead or migrate to overseas. Nowadays, when we buy properties; we have to think carefully about many factors, e.g. exit strategy, past transacted prices, location, amenities, transport convenience, good school etc.... it is unavoidable. Also in the past; landed properties were more of a thing until condo became a trend. That after, it really distinguish who can really afford a landed property. So kudos to those own landed properties because you are at another level 😅😅

    Honeslty like opera estate better bigger plot size but have alot of 1 stoery left still the higher 2.6ish million. What shocked me about opera esate is one sold for 1.9M you can check it out. Opear esate is much nicer to me to be honest
