Yes not very good area, but we plan to upgrade from our resale hdb, and also need to be in CCK for next few years. There are only these few newer ECs. So wondering if we buy now, will there still be room for appreciation in 5 yrs time?

Eric, do you think CCR will be the next big growth? RCR had a big increase and prices somewhat peaked, OCR is now having the huge increase but I have a feeling it will peak soon. With many new CCR condos selling well, will CCR be next?

@@savvyericchiew Why so? Looks like prices somewhat already peaked? RCR only grown 2.7%, which makes sense since new 99 years launches are asking for nearly 2500 psf. With OCR asking over 2000 psf these days, it is certain that it will peak soon

Hi Eric love your videos! With the recent increase in property tax (esp non occupier), would you be able to do a video analyzing this impact on real estate investment in sg? Heard many grumbles that rental income now going to taxes, upkeep and agent fees. Thank you!

Not must meat in rental after deduction of upkeeping the unit in good rentalable condition.😅 if t bill remains above 3% , no point waste time doing rental.

@@savvyericchiew That's true, but I think for a lot of people the problem is that they want to sell higher than their valuation, and sometimes the valuation each agent gives is diff, so better to have one place to trust so you can be firm on your ideal selling price and know that your basing it on an accurate valuation figure

With the results, when entering resale market one should understand, the OCR prices went too high just because of Just TOP JUST MOP condos, And To enter as Second buyer is dangerous. The best place to look at is RCR and CCR resale where you can enter almost Same psf of ridiculous OCR prices. (OCR Growth is definitely not organic) same way the HDB growth. When one take out CLEAR DATA Exclude Just MOP just TOP and then calculate the Profitable Transaction volumes vs price, We will get clear picture. For HDB also same.(i hope one day ERIC will do). As we all know HOW AVG thing works. All this is One side.. we shld remember OCR supposed to be cheap, If Paying 1400,1500 for a resale OCR is Ridiculous.
Eric, I was speaking to an agent and he advised me to sell my 2 bedroom Jadescape and buy a freehold new launch in D10 or D15 like Meyer Mansion or 19 Nassim since my income has increased so I have a budget of about 3.5 mil after the sale of my Jadescape. I am 34 this year, please advise
