    If ya really wanted some beautiful land for much less cost but nearer to large population amenities (if you needed them?). Like airports, hospitals and stores. I'd look at eastern Ohio and western West Virginia. Lots of rolling hills at the foothills of the Appalachias. Good chances of finding land with Free Natural Gas for heating in the winter. Lower property taxes. Plenty of fresh water. I've been daydreaming for a few years about this myself. You can get 40 acres for about $130,000 that has free nat gas, ample trees to cut, well water (or water catchment systems), 70% of the sunlight in Arizona for potential solar. As off grid as you wanted to be. But somewhat close to civilization. FYI our winters in the most recent years have been relatively mild in this area.

    I'm from Montana and I'll just say that unless you're millionaires, you might want to look for somewhere other than Montana to retire. At least when it comes to ranches or plots of land in the Western part of the state. They are VERY expensive.

    The advert is putting alot of spit and polish on this place. At that price you'll need some net worth and income (read CEO, professional athlete, hedge fund owner, et al.). Alot of upkeep in a house that size, and its massive sq footage and customized interior may not be to your liking. Does the ranch make money? Beef cattle? What is an "animal unit"? On 3,000 acres you can only graze 150 cattle?? Yellowstone river is close by, occasionally polluted by accidental spills, so are grizzly bears. To the north is Bozeman but I saw a documentary about how expensive Bozeman is and locals are actually living in their RV's they can't afford to buy a house.

    To be honest, that’s probably one of the most tedious Bob Ross paintings I’ve ever seen. His general landscape pieces come together much more relaxing and enjoyable to watch come together. Purely my opinion.

    Please spend a year in Montana , before you buy a place ! Not everyone will thrive here. Nobody talks about the- -40- -50 degree winters....winds of 15-25 winds are common .causing drifts over roads , as tall as a semi . Our winters can start in Sept. and last until may. Just know what your getting into.

    Just over 1200 hectares Realistically if you want something similar, not exact but similar for way cheaper try closer to home...Scotland. Say northwestern just saw beautiful 500 acres/200 hectares £4.5 mil.

    There are 640 acres = 1 square mile. So 2,971ac/640ac =4.642sq miles, or 2.59sq kilometers.

    It is too big, so you won't have very much privacy because you will have to hire too many people to help you maintain such a big ranch. It doesn't look that good by itself. Try looking in South Dakota in the Black Hills area for s 5 acres property that will be less than $1 million.

    3000 acres is pretty small for a cattle ranch in Montana. Just for comparison, the largest ranch in the state is 130,000 acres. In fact, 3000 acres is not that big for any food growing operation West of the Mississippi. Many farms and ranches utilize 10,000-20,000 acres. East of the Mississippi is a different story. 3000 acres would be considered a pretty big piece of land there.
