All these prices will go up in the future because they’re not making any more canal water lots. This is an area everyone wants to live.

So I don't want to be negative but, I don't like the narrow canal or ooking at the cover to the lift from the back. (I know the cover is a mess to get through permits)
I agree, the lift ruins the view from the pool, I was surprised when I saw it. The canal is a normal width for these developments, the advantage is the direct access in 5 minutes but you need to really want to live outside of the city. You are not negative, these are constructive comments that agree with, I emphasize what is good about the properties and I leave the more "detailed" reviews to the subscribers. Gorgeous home. Loving the “tropical paradise” vibes over in Pine Island🏝️ For the price, I wish it had an outdoor kitchen. I love all the closets and space for storage. The 6 panel slider is my favorite. Also love that there is an office AND a room for a small gym. Personally, I would prefer the sink and the oven in the kitchen to be swapped. I don’t mind that there are two different tile backsplashes in the kitchen, but I am not sure about two different tiles on the same wall. It’s throwing me off. Is this little island more likely to flood than Cape Coral? I’m wondering if newer homes on the island are required to be built on a higher elevation? Also wondering how much a protective “roof” on the boat lift costs…you left us hanging!😝 Another great tour…happy Sunday!

@@miketodd185 Excellent fishing and healthy water vs being in a canal system in Cape Coral. Trade off, Pine island is isolated and takes 20 minutes to get off the island onto the mainland, but it has very country feel and some people want that privacy.

Well, those homes in back are so close, so when I have my pool parties ,those 6 homes are always included whether I want them or not, must be very tiny lots, I don't want to see or hear everything my neighbor did that day, homes the home owners insurance down there, heard its getting crazy-8-15k a year?
New home insurance including flood and home owners is around 5K.
$2 million I spend much much more

I do like the unique design and courtyard style layout. The guest bedrooms and bathrooms done well. Awkward with that airhandler in a bedroom. The primary bedroom is a no especially at this price point. Even at half this cost it should have a finished laundry room and more pantry space. Didn't like the stainless steel outdoor kitchen. Seems it wouldn't hold up in that environment. That said, being able to walk through those double doors every day I'd be happy there 😊 Happy 4th!
The primary layout was a bad decision😬 For $2M, I would expect cabinets and a sink in the laundry room. I personally don’t love the stainless steel outdoor kitchen(I would prefer a more “built in” kitchen with more durable countertops). The great room with the tall ceilings and wall of sliders is beautiful. I love the pool area…the courtyard layout makes it feel very private, which is awesome. The 4 car garage is also nice. I don’t care for the flat roof style homes, but the high ceilings make up for it. I think the primary layout will turn off a lot of buyers. I think this home will need close access to the gulf to pull in a buyer at this price point. Thank you for another fabulous tour…happy 4th!🇺🇸🎇

Love this house! The only things missing are a shower area to rinse off the salt water in the pool area, and a fenced-in backyard.

Beautifully done upgrades! Really love the shiplap, high ceilings, tons of storage in the pantry, garage, etc. Great use of space. Not sure what the building codes were like back in ‘87, but I appreciate that the owners upgraded the roof and installed impact windows. It shows like a newer home(and quite frankly, it’s way more timeless than the new homes with the shiny floors😝). My pups need a grassy backyard, but this is a great low maintenance option for people without pups. The thought of having a backyard that doesn’t need weekly mowing and watering sounds heavenly😂 Would love to see more Pine Island properties…fabulous tour, as always!

I was a big fan of the pool lanai area when I saw it, one of the best in the area for the price range. I did find the use of space in the home not as good with small office, and small living space, rest of the rooms were fine though. Kudo's to the builder going with the extra large fridge. For those wondering about the higher price, it's because of the lots cost and canal gulf access to open water. Not a fan of the garage access either as that's a bit limiting, I'd give it a 9/10 for the price and compromises in few areas,
