This home checks off a LOT of boxes. Love the western exposure, how the kitchen cabinets go up to the ceiling, the concrete dock, and the wall of windows in the dining area. The preplumbed area for the outdoor kitchen is nice too. Not sure about the septic water. Any idea how much a RO system install costs? This is in a flood zone? Does $15K- $20K for a standard summer kitchen (grill, sink, mini fridge, & some storage cabinets) sound about right? Trying to figure out what an “all in” cost for a home like this would be. First thanks for the comment. I appreciate it. Most homes in NW already have complete RO systems on the water, it is now a standard. This area is scheduled for city water and sewer in the next few years. These modern water systems are really not a problem. Summer kitchens can go to insane prices but a standard one like you mention would cost 10K. Many builders are willing negotiate pricing to include things the buyer may want such as a summer kitchen, even a dock and lift. We are in a buyers market right now.

@@stokesrealestate Really appreciate the response, thank you! Looking for a home to retire in FL in the next year or so. Being on the water is a MUST, so Cape Coral is at the top of the list. Wasn’t planning on moving for another year or two, but the thought of a one story home and a downsize is so appealing, it could be sooner. For the right home, it could be much much sooner, lol. Will definitely reach out to you when I am ready to come down and check out some properties in person!

The home is not completed yet, a dock can be negotiated in any of the homes that I show. Many builders are willing to offer 30-40K off the price in order for the buyer to build the dock that they need specifically for the type of boat they have. Thanks for commenting

@@lordTowle Yes that is the concrete platform that was installed on the original seawall construction. Most people will build over the top fit and add in a captains walk, but not needed you could add on a lift off of it, by adding in some piles. But you are correct somehow I missed showing it instead I just noticed it in the corner of the shot. Maybe the caution tape threw me off.

I’ve noticed not too many 2story homes being built any reason why?

Cost is higher since everything needs to be block (because termites are a problem if you build with wood), the cost to air condition a 2 story home is higher and I think with our weather patterns a 2 story is just more of a challenge... These are just my guesses, I will ask a builder and report back what they say. Thanks for taking the time to comment.

@@stokesrealestate a builder told me the cost of the engineering to add a second floor, because of hurricane requirements, is too much for some.
