Also I did predict China leader become further dictatorship, China citizen will suffer under his governing during 2021 May. See now is really happen. Ok people. Think. In Taiwan or any other democratic country, you buy a piece of land it's yours for keeps. HDB built hundreds of apartments on the same plot of land where we live like chicken coops. So if the land plus whole block cost $1m, it's already well spread out and paid back many times over. Becos hundreds of families are living on top of one another. Secondly, after the 99 year term, you return your flat to govt may have been inspired by Hong Kong after 99years, it gets returned to China concept. DO YOU HAVE A CHOICE to say no, of course not. Every building projects have budgets and actual cost. Why should they show you now when they've kept it secret for years. PAP never undertake anything at a loss. LKY was successful and good at biz before entering politics. True due to his biz savvy policies we became First World. But like everything, the Law of Diminishing returns exists and unfortunately, LHL is no LKY. Hence, this is the point of witnessing everything Spore has been good in in the 70s, 80s falling apart.

HDB is running a business. Why would they disclose their cost and thereby disclosing their profit? Which business owner lets you know their profit margin from their sale to you? If you realise they are running a business, you will know why.

@@jamess8175 In most, if not all tenders, you are required to break down your cost. how you factor in profit within your cost to boost the final price is your problem. I don't think it is about disclosing profit. Secondly, we are talking about government here, the citizens are natural stakeholder in the country, just now how a private firm is held accountable to their investors, so why shouldn't there be a disclosure. I mean at the end of the day if the government can justify the profit and the usage of the gains, then there shouldn't be a problem. It also helps provide more insights in to the raising property prices, especially public housing in sg.

Indranee is oblivious " Lost " The question is about "Disclosures" A simple question asked by Pritam to reveal how computations are arrived on how HDB sets out pricing on Subsidies in accordance with HDB units prices with consideration to Land Prices. Does Indranee need to consult the Auditor General on this ? The question is not about affordability - affordability is about a criteria which HDB sets out so mortgage debt can be serviced during & after purchase. 80 % of Singaporean's live in Public Housing (HDB Flats ) What did Indranee say ? She needs to formulate an answer ? Roof over your head is a fundamental need ! Disclosure on Public Housing Pricing & and the means it's priced categorically is of Public interest. What's going on ?

To you computation of HDB price is simple right? An A4 size paper and within a few seconds you can calculate and present the price. Yes. That's how easy is it. There is no need for HDB finance and accounting department. After all, it's so simple. Frankly there should be auditor in charge to be present in this debate and help answer questions. After all no opposition mp are trained financially. They don't know accounting standards and presentation rules.

Minister Indranee, pray please tell us how HDB determines affordability ? Pls do share the breakdown of this computation since breakdown of HDB prices are not, according to you, meaningful to buyers. This is why we need Opposition. Shame on those leaders who discredit them by saying they do not do anything.

Sorry. Cost breakdown is key. Hdb is not making a profit so we must make sure there are no Najibs siphoning off funds along the way. We are mature enough to understand the hdb needs to price the flats differently or at a certain fraction compared to private properties. Heck, we can also accept we don't own the flats in the common layman definition of the term.

plenty of people say no need check and balance - the lack of a clear explanation from the minister to justify not disclosing the cost breakdown for public housing speaks for itself - to them, such information disclosure is not meaningful (seriously?) and flat buyers are expected to take the price set/fixed by HDB without question, even if it means the flat is overpriced. Come on, is the minister sure she wants to give that explanation to our next generation?

Even a PSLE student knows it’s a simple question can be answered..HDB pricing is getting more more ridiculous

When rents and prices are spiking up 30%, authorities better explain and justify it and explain it how it came to this.

When I am purchasing a flat, I do not want to be an accountant, I just want to ensure that the price is reasonable before I purchase the flat. Mr. Singh is not doing his homework; he just wants to know the dollar value of the flats so that they will be able to publish the amount of Singapore's reserves. Would you want to reveal your salary to any random stranger? To publish development costs of HDB flat, or any other government expenditure, will reveal our reserves to other nations, making us more exposed to the scrutiny of other nations.

The increase in HDB is the result of the govt. increasing its land price. Govt is the largest land owner in SG. It call the shot in pricing its land.

Means you don't have the answer, Indranee. View this as a display of incompetence and/or naughtiness. This kinda standard selected for CEC is the reason why PAP does not have my respect. Should explore ways to build more BTOs asap to balance the supply and demand, when supply is high enough the prices will naturally become affordable.

The way that these questions are answered, already, to me, has revealed the answers! There are many good policies that this government has achieved, unfortunately, leading the issue of HDB subsidies to ever murkier waters is not one of them.

Of course it’s important - a very fair question.

Most HDB flats appear ridiculously unrefined in comparison to houses in other developed countries, they almost look like prisons and military bases to me.😅I'm not sure how such poorly designed flats can command such high prices, honestly speaking by many countries' standards, they would be considered slums.

Amazing when ruling party minister cannot answer question posed by opposition MP is embarassing & shame to draw million $$ from citizen & later get pension. Poor in the west gets pension & not elites. Days of Ford cars painted in black are over. HDB is built as an alternative housing to low & middle class citizens. It is not money spinning but help these class of citizen. It is not for the govt to quote whatever price & citizens had to bear for it. Obviously, we got the right to have the breakdown of the cost of a HDB flat. To us, 600K for public housing is extremely expensive especially it does not belonged to us or passed down to the next generation as we buy HDB with lease of 99 yrs. 100K to us is not easy to save as it means a life time saving. Quite obvious when elite speaks of 600K to them it means probably 6 cents. Looking at it, there is no answer to Pritam's question. Eye opening to decide carefully in the next GE. I come from very lousy school but can comprehend the whole debate. My teachers used to tell me if I do not answer to the question I will fail. Thanks a lot

LHL mentioned in his PAP address to the party that the opposition has gone AWOL with regards to thorny issues. This is worse cos when a formal, very valid question is put to the relevant minister about hdb costs, he receives a reply that “it does not matter”. And what matters is “whether Singaporeans can afford a flat” I think it is important to know what goes into the “costs” of our flats, and whether it has been inflated improperly. Indranee, please do not sidestep the question and answer appropriately

Why HDB BTO and resale price increase? 1. Inflation - Higher labour and material costs 2. GST hike - Government add 2% to your building costs, so sellers add some more to make it 5%~10% in selling price Good luck to future generations who want to own a HDB flat

If you got to ask, it means you never buy any property before. BTO are meant for bringing in more foreign talent as they are willing to convert become Singaporean immediately. Thats why more land are being used to build more h d b flats , just travel around this island , any small plot of land it will be squeeze up with build another h d b block.

Actually it's very true, so consumer can have a more informed choice in buying. to compare and see if it's worth it

No it's not just about affordability. People do want to know the costs before they make an investment that is more than their net worth at the time when they usually consider buying a flat (ie 20~30 years old). Why is it so hard to just release the prices so that people have a clearer idea about what they are about to purchase? When you go to the supermarket and buy groceries, do you not look out for what item has the best value for money? Just because we can afford to buy something there doesn't mean we buy whatever that is within our budget. And if people already want to compare prices for items that are worth $5, what makes you think we wouldn't wanna compare prices for things worth $500, 000++

the problem here is if they know that you can easily afford th pay then their prices auto shot up, its already happening everywhere now.

Properties prices are what most Singaporeans are concerned in comparison with 377A. For PM to bark that WP went AWOL at the latter is laughable.

Why she keep asking him to file separate questions?

Talk so much flats are still unaffordable and it matters to us and we want to know the breakdown of the flats in each project and we want to know the cause of high prices!!!! Like you buy food we know cost price like oil etc goes up but pretty sure prices like material etc are uniform across all estates

Prices up 40% in 2 years, rental up 60% in 3 years (from 1.7k to 2.7 k ! for 2 bedroom) ! why no controls in place ?!! So employees suppose to job hopping all the time ?!!

Regardless who is the governing party, PAP or others, the people voted the government in to be honest and transparent. Therefore a breakdown of the cost of the most basic asset (ie. HDB Flats) of what the people are buying should be shown clearly and made known to the public. Furthermore all the country assets be it HDB, LTA or even GIC and the those Temasek and GLC, shall be accounted by a 3rd party reputable accounting firm and made known to the public. Nothing is negotiable on transparency. This audit exercise should not be done by internal related body like the Auditor General. Does not matter who is the running the government, this part is non negotiable to the public Miss Indranee. Let the people who votes in the government be the judge whether they want to know the details of this information.

Anyone who needs to wait for about 5 years for BTO is ridiculous. The waiting time should be reduced to less than 2 years.
