    Thanks to PSP for bringing up the original fundamental intent of HDB to house citizens at very affordable price where the land acquisition from farmers, etc at low cost who understand, make sacrifices and supported the govt for the development of Sg. Also the original fundamental of CPF was to ensure adequate retirement fund for citizens. It is timely that the govt revisit the original fundamentals of HDB & CPF and review our HDB policies as well as private real estates policies and HDB’s BTO prices & resale market prices do as help our young married couples and retirees. There is a co-relation between HDB market prices and private properties market. Both rise & fall in tandem.

    This is the first time I've felt PSP being a genuine opposition worthy of being voted into Parliament, kudos to LMW and you guys. I hope y'all can market yourselves well next GE, use this cleverly thought out policy as your USP, build around this and try to promote previous candidates like Tan Meng Wah, Ang Yong Guan & Wendy Low to be the faces of your party. They have the oratory skills to sell PSP to the people. Show us that you're not built by TCB's name alone, but that you as a party can genuinely contribute to the betterment of our home.

    I appreciate your link to Japan property market. We cannot just keep treating property as a tool for the economy. It is dammm bad that you see our STI all linked to property. Gone is our NOL, SPH, F&N, all our local manufacturing. Now we are just property, everything is property. Instead of us innovating and producing, our economy feels like one of serfdom where we pay the mortgage of our house, or we subsist on generic REITs run Malls collecting rent. We cannot keep depending on mortgage and debt, we need production, services and other things that make sense. There's a reason why our Hawker Food taste good, the brain spend time thinking how to make the food delicious instead of worrying about ridiculous rent. PS: Mr Leong, closing speech keep it to 15 minutes, and keep it robust. The converted can listen, normal people won't.

    He made so much sense. With retrenchments being a common occurrence in our children’s generations, they need the CPF nest, not entirely used their earnings to repay inflated housing loans. There must be caps on foreigners competing with Singaporeans for flats. Why are our reserves used to build flats for foreigners?

    PAP mistake reflected in HBD prices. So long BTO time, demand, supply and prices of HBD all change, result in insufficient supply, over demand. BTO time should be short, now too long.

    I could foresee that if HDB lease term goes down, another group of our fellow Singaporeans will jump out and compliant that PAP ripping them off 😂 Joke aside, I concur with you point that 99 year lease May somewhat create a window for speculator. Given that most ppl, if not all, know that flipping HDB can earn money. This fact itself is scary enough.

    Also like to add that compared to other progressive nations plans in addressing the housing crisis, such as Spain, Portugal, Canada, and other European countries, this is by far one of the most effective, and guarantees more of the security net for current and future generations than other models, great work 👍

    Paying for land is actually alright if theres actually a function. Meaning to say, what is really the difference between private condo 99years and HDB 99years? Private condo owners own the land and they can actually EXERCISE this ownership by selling en-bloc the whole condo collectively to a private developer. A HDB dweller CANNOT do such a thing, therefore the HDB dweller is simply holding the land and incurring extra mortgage interest, without the benefit of doing what a private condo owner can do. And it's clear the HDB dweller is "holding" and "so-call" "owning-land" with diminished function compared to a private condo holder, therefore if we insist that the HDB dweller "owns" land, then we should make their rights to the land same as the private condo dweller, if not, we should apply a discount to the land value since in FUNCTION, they are simply not the same.

    And also those in Lorong Tai Seng, Peng Ann Road off Chai Chee and Etc Etc were all only given S$5 for one fruit tree WHICH Revenue from their harvest is far more than S$5 each month. Though they're allotted with a HDB Flat (after their Land is confiscated) they still need to Pay-Out-From-Their-Nose for a roof over their head via monthly installments.. So are these Old Folks today in their 70s, 80s or even Older being well taken care of..? LOL...

    If our government removes land cost for BTOs, our government can easily set rules if such BTOs were to be sold after 5 years, ie One set of rules for past or buyers of BTOs waiting to be acquired with land cost One set of rules for future buyers of BTOs without land cost which means these owners can only sell at certain prices set out by our government These are made so because the purpose of owning a HDB property is not to profiteer!

    Property as an investment and property for stay becomes an investible asset class. A case of asset value sustainability that leads to political stability. Utimately, the issue of affordablility is debatable between the already haves and the have not!

    if the pm or ministers are not selfish scums, they will seriously consider or take time and look into psp's proposal and see if it be can be implemented to make life much easier for citizens and their next gens. If they are sincere, they need to explain why it cannot be implemented or why they are against it even why this will benefit the next gens. Unless they have hidden sinister plans to squeeze the citizens dry or they trying to back fill reserves that are lost in temasek investments overseas. So much crap and wayang on caring for the fertility rate and replacement level hollow talks.

    A sg elderly couple say, our flat was bought at such low prices. Now we can sell to our son's cohort for a huge windfall. Bought at 70k, can sell at 700k. The windfall comes from people like our son. The more we earn, the higher our son will have to pay the price. My son call this , "knn, this is boh bian one mah". The elders say, "人不为己,天柱地灭" . Humans are generally driven by Greed and Self Interest. So our Greed is Justified. Our son just have to suck it up. We need to profit from this property musical chair. And so this viscious cycle must continue or else the bubble will burst. That, we dont want right?

    How can Mr leong guarantee it to be a system that benefit Singaporeans. Our house need to be an asset and it need to continue to be an asset.Unless you are some higher wages Singaporeans who can afford a resale flat and it won't drain up their CPF after purchase of the flat.

    🙊How can there be too many flats? It will only be too many when population shrinks. I am open to debate on this with anyone with some calibre. So my point is there should always be no shortage of flats causing long queues. Flats will or can all be occupied because of population expansion and young gets married. So there is no such problem as too many flats.

    Singaporean sociologist, Prof Chua Beng Huat rightly pointed out that the policies that the PAP actually put in place are so productive that no opposition party can imagine doing differently. So all the major policy areas that really impact people’s life are difficult to come up with alternative policies. Opposition parties can do very little. They can make great speeches and draw huge audiences (during their GE campaigns). 0:13 These proposals by the PSP have confirmed Prof Chua’s observation. Such scheme will make Singaporeans loose their homeownership, which means when they buy HDB flat under the proposed scheme will have no Deed of Title to vest their interest as flat owner for mortgage purpose. Under the propose scheme, Singaporeans are dwellers as tenant not lessee. Furthermore, because they will not own the flat, they can not use CPF to finance their purchase because existing CPF policy only allow for purchase of flat and property with title deed under homeownership. Hence the purchase under the proposed scheme will have to use cash to pay. How many Singaporean have such amount of cash? The proposed scheme will not make the HDB flat affordable even though they need not pay land cost. It is a rubbish scheme.

    what rubbish? If the gov has the will to exercise some sympathy for the next gen, rules can be adjusted and let the citizens have the choice to use the cpf or cash, and not thinking within the box impying only cash can be used as you have insinuated.

    While I agree that HDB flats should be treated as a home, but this proposal does not seem to cater for families that will need to upgrade their HDB flats. Or does the PSP propose also that HDB just built flats of one fixed size for all?

    @@pengui6152 whether it's termed as rental or lease, it's doesnt matter as long as they give the same set of conditions to the occupiers as per current, just that land tax will occur when selling the flat to the mass market. The idea is to reduce the initial capital outlay so that younger couples have lessen financial burden which may improve fertility rate and also adequate retirement planning.

    Think Mr Leong is well meaning but his view point is sometimes too Idealistic. How can S'poreans be weaned from high property prices? Everyone I know of is hoping for their property prices to be high. No need for innovation or entrepreneurial ship...why shld there be such when profits can be made from the roof over the head?

    So the only way to keep prices high is to keep immigration high. You see that you are getting a bundle deal/policy bind. In the end, society progress sustainably through higher value added jobs not creating a bubble of property prices. How many people do we want? 10, 20m, 50m? It's never ending if the goal is to prop property prices up

    If Leong becomes the Development minister , all properties in Singapore would be valued worst then JB. Even GCB goes for a dime for an acre of land. And the rich would exit this country and neither would rich PRC pour money in. And HDB would be worthless, let alone make any money after MOP in their first 5 yrs. Rental would be cheaper than Boleh land even in RM$ and landlords become beggars. And after all these locals , had poured their CPF into their HDB , their HDB IS WORTHLESS! To Leong , HDB is 'high priced' but obviously he selectively choose to ignore what is a smiliar sized, similar lease term pte property. So how many locals want Leong to be part of the gov?
