I know for sure that if you’re selling your first home, any gains below $500,000 that money isn’t taxable. Every dollar after 500,000 is taxable.     looool Vlad does not know what he is talking about. I stopped watching after a few minutes when I realized he's starting this bullshit conversation again. For Vlad, it seems you cannot lose money in the stock market. I bought a house to live in. Sold it and moved 10 years later. the house had more than doubled in value. In Vlad's universe this does not happen. Every time the black guy makes a point or counters him he says, ok, I will make that a caveat.

I myself bought a home thinking I’d be in the area the next decade at least to be transferred less than a yr later. I had my boy who owns a remodeling business screen in the back porch, total remodel on upstairs bathroom, new floor to ceiling cabinets in kitchen, wrought iron balusters, etc. bought the house for 400k put about 11 into it and sold it for 449.. I wanted to list higher but no homes in the neighborhood had sold for more than 460 so my real estate agent talked me out. I was pissed when I got a note left at my door from someone who wanted the house after an offer was already accepted (was under contract after only 48 hrs on the market) they said they’d beat any price under 500k unfortunately the deal was already underway and only the buyer could pull out at that point.. I was sick. long story long it’s ALL about area and market.

    Musa I of Mali of course people at every income level rent for personal reasons. The disconnect is he thinks most people who buy homes put down 20%.The disconnect is he acts like moving homes with small kids once a year isn't a big deal. The Disconnect is he brings up a tax law about writing off only $750,000 like it's average for most of America (or even his KZread viewers) to be living in a home more than that. Did you watch the video? You must be just as disconnected as he is.

It works whether the salary is 50K or 50M per year, just on different scales. As far as the moving kids around thing goes that has nothing to do with the rules/methods he explained. Yeah you don't want to move them around a lot, but that's YOUR decision. it has nothing to do with how much money you make for the most part. In fact, he said HE moves a lot. you can still rent and not move around. HE chose to do that.

I'm not sure where our disconnect is coming from because I personally invest in both on a much lower scale and I agree with what Vlad says about stock market investing. However I disagree with him on acting like stocks is the one and only best way for most people to gain wealth. And his assessment that people that buy homes are making "poor" investment choices. I can agree with both with out down playing another decision like Vlad is. I'm not sure why you and me are disagreeing on this point. Am I mistaken or just misunderstood?

I think he just believes what he believes. It’s also a lot of people who feel that way. Just like Jay believes what he believes in and it’s a lot of people that agree with him. Drawing in viewers. And it gives everybody things to consider. I agree with both of em because I don’t plan on being stationary for long terms so I would rent in order to prevent being tied down to something.     I bought a home for $87,000. Rehabbed it over 5 years while my family and I lived in it. I put under $30,000 into the rehab and sold it for $240,000. I've also invested in the stock market and over the years, barely broke even. The revenue from flipping properties and renting multi families will always outperform the stock market.

If you have 100,000 shares of a stock and stock goes up 10 cents a day for the whole year. You will make 36.5 million dollars 10k per day that year but the person with 10 shares will only make 365 dollars $1 per day.

    The problem with Vlad is he is speaking from a very personal perspective rather than that of the average citizen. For YOU Vlad buying a house isn’t the best financial decision...but it is well proven that the #1 wealth creation method in America is owning real estate/house. Only Vlad would bring up Google search while trying to argue with a real estate professional smh. Jay is 1000% spot on.

    Darrell James I feel you. Completely agree. Why have him on to share his expertise if you're just gonna try to poke holes in it? I'm all for doing research and questioning things but damn. The guy he's interviewing is proven/successful in his field. I could see if it was some random scammer or local rapper he was interviewing. My other issue is the fact that he did no more extensive research on Real Estate after the last so called "Debate".

    Did I miss the laundry list of advantages of renting? Because Jay had a laundry list of advantages for owning. Edit: The 3 advantages are the down payment, maintenance, and taxes. Got checked on the 20%. Taxes can be an advantage toward your income taxes to come extent. Everything requires maintenance. Get over yourself.

    Vlad the problem is what you are calling buying a house is actually paying a mortgage, that’s is sorta scamy. But paying cash at the right price isn’t. Warren Buffet says one of his greatest investments is his home. He paid 30k and now it’s worth hundreds of thousands or more. The point is not the money it’s the ownership.
