Jay Morrison Debates with Vlad on Whether Real Estate is a Scam

Successful real estate guru Jay Morrison sat down with VladTV, where he explained how he left a life of dealing drugs in the streets to becoming successful in real estate. He revealed that it was at the age of 25 that he realized that the streets weren't panning out the way he planned, so he decided to go try his hand in real estate, which he was introduced to after doing a stint in jail.
Moving along, Jay spoke about linking up with Jay Z's good friend Emory Jones, starting a record label, and Emory telling him to chase after real estate. To hear more of what Jay had to say, hit the above clip.

    Vlad thinks real estate is a scam because he is not good at it. He mentioned before in a Jamar interview that he tried to flip house and it didn't work. Often times when people can not master something they dismiss it as a scam or a some type of low level hustle.

    Young Scee Not exactly, buying any patricular blue chip stock like Apple or Google and just sitting on it for the long term doesn't quite work that way. The concept your referring to is applied to mutual funds, comprised of a wide portfolio which may include blue chip stocks but a wider variety of stocks, bonds, commodities funds, gov't products etc. A firm whose put together a nice long standing fund may be able to show a 6 or 7 percent growth on that fund for the last 5 years for example. That return is coming from the variety of financial products versus when you look at stocks ... the S&P500 has had 1.2 or 1.3 percent growth for the last 2 or 3 years running now. If your looking for the long and steady game mutual funds is where its at. You not going to triple your money but it will grow year on year and it will be there when you need it. If you ammas 250k and are able to set it aside and get yearly growth of 7 percent ... that math aint bad at all

    I noticed that also... I had people telling me my first flip wouldn't work in so many words... it worked. in fact, I almost made 20K MORE than I expected. Don't listen to people, scrutinize your own research, check, re-check, then execute. People can't tell you a damn thing if they are not there with you putting in work and doing the research it takes to make an informed decision. Oh and another thing, your parents AREN'T always right.

    @@RevelationMinistries114 That may be true in your specifiic instance, but historically stocks have averaged a return of 8 to 12 percent annually, while real estate has returned 2 to 4 percent annually. These are just the numbers.

    @@matthewjohnson775 What if your parents never owned a home? They might not have any grasp on the ins and out of purchasing a home as well as ownership. I think the point is that school teaches us a lot of theoretical knowledge that is intended on giving us a well rounded educational background. I think there is a lot of practical education like understanding home ownership, paying bills, interest rates, and other things that will be issues that people will encounter that are beneficial for young people to learn. A lot of people have no understanding of interest rates, yet it has more an effect on people compared to how to calculate the slope of a line.

Truth is, real estate is the backbone of the American economy, if we send our kids to school for jobs why not let the schooling be nested within the economic structure as it really is. Of course we need Science math and reading and writing, but being taught how these are applied to the backbone of America is important as well.

    Of course he did. Vlad would school him if he wanted to talk stocks. You see when vlad wanted to state his point about stocks, he didn’t want to go down that road because he knew vlad had a point and if he agree with vlad, he would lose his followers. No two people are going to agree on the same hustle if they’re not doing the same thing. Stocks is the way to go. The quick flip at that moment is far better that have OG rental property. You have to wait 30 days to collect $3,000 in rent, in the stock market, you can collect &3,000 in a matter of seconds. You do the math. See, a lot of people don’t have the ability to use logic when it comes to listening to debate.

    Luther Odaniels my only issue with stocks are how volatile the market is. Just as fast as you make the money you can lose but with real estate your property usually goes up in value over time. I only see value go down when the economy is fucked up.

It's also kind of sad to see that he really wanted to try and invalidate what Morrison does for a living by basically, in a round about way, calling it a scam. Vlad's condescending undertone is alarming. He is so prideful and arrogant that he literally tried to stomp a man who is a BEAST in his own industry. He did this for almost 30min.     I think if you’re not shown a different way, then you think their is only one way. Most aren’t shown another way. Life taught this guy another way before life kept him in jail for some years. And when you got kids, you figure out what’s more important. You’ll find another way. Like he said that’s the difference between a hustler and a drug dealer. I like stories like his, as far as the change in lifestyle. I think about where my family is from in Oakland and I could’ve easily been a scammer dude, a dude pimping chicks, selling drugs, anything like that.

    It sounds like Vlad is angry because he didn't know what he was doing. Real estate is the main vehicle for wealth building for a lot people. The Chinese, Russians, and Jews wouldn't sink several million in buying blocks and buildings if that weren't true. The fact that he didn't know that he could have sold his house without a broker or agent is a red flag. It's called a FSBO. Another option was using a wholesaler to the money quickly and have someone pay off the mortgage. Owning a home is liability until you sell it. It looks like Vlad didn't have an exit strategy and lacked the skills needed to make things work. Owning rental properties and flipping them are what will keep money in your pockets. Even that needs to be taken into consideration. That's why before you buy a piece of property you make sure you do your due diligence. If he had done his research he'd understand that. I know too many people who've become millionaires when the housing bubble burst.

    strawberriesncandii - Equities historically have a much better track record for investment returns. Having said that, real estate allows you the ability to employ massive leverage (standard down payment is 20%, that's 5-1 leverage, and many people are able to put much less for DP) and when catching a boom cycle in the right places (bicoastal) you can see outrageous gains. Jay was absolutely in the right place at the right time, early 2000s. It's very difficult to make money in RE. For every Jay, there's a 100 schmucks who bought $600k homes in new track developments in Barstow back in 2005 and got completely hosed. Meanwhile the S&P 500 is at all time highs...

    Still a super hard business especially if you rent out. Always constantly fixing stuff and you barely break even after paying the taxes on the property. Selling property u can make money from but only if the market is doing good. It's a 50/50 shot with real estate but it's land and land will always be worth money but you can't spend 250k on a house and sell it for 200k but it happens everyday because property value goes down constantly or goes up. Still tho property is great to own it's like owning gold it will always be worth money. People need to start buying in the desert cause next 20 years more cities will start popping up but you could buy the wrong property and fuck yourself where its worth nothing and you just wasted your money. Real estate isn't so easy

    Since I've been following Jay and him giving me game as a mentor, his story haven't switched. Most people look for flaws to call him fraud, I can't 100% vouch for the guy other than from what I learn from him a check with other sources. He's doing alot more for the black community for free than most of the richest celebrities, KNOWLEDGE IS POWER. Salute Jay🙏

    Dontee Weaver .. jay the real deal. I peep it the very first video i seen. One thing i can say the truth always make sence with out a second doubt. Scams and lies either sound too good to be true, or don't make sence at all. And scam and lies give a person that doubt/gut feeling that makes your mind debate with the body. Atless for me. I go back behind jay and research the stuff i dont already know, and its all legit. Jay go city to city, state to state and teach the black communities this shit. Owning where you stay is the key to financial success even if it is a single unit home just for the simple fact that a mortgage payment is cheaper than rent which leaves you with a lot of extra money to put a little back what afford to do things you need to do plus like Jay said when you pay it off you can get all that money back if not more if you play your cards right you can't do that renting

    @Shanghai knight no, having a point and subjecting an argument is two different things. Vlad point was trying to gear towards in his favor that a house you live in vs stocks to gain from. But the argument started out as stocks vs real estate. Not stocks vs living in a house... When people buy a house to live in they dont get a real estate agent licence with the purchase of the house lol. So when you say real estate then its the process in which you deal in the business of gaining from it, doing deals, become a agent, flip houses, rentout and so on. Like Jay siad, you cant compare living in a place for residence to a system as the stock market that has the purpose of people getting in to gain from. The argument is pound for pound, meaning money into stocks with the intent to gain vs money into real estate with the intent to gain, not to just live in.

    Vlad shouldn't put that type of false message out there. Especially with the platform that he has, luckily reading the comments he isn't that influential! Ownership is great! Of coarse it isn't for everyone but it's a great way to build family wealth! Especially in the long term. You have to live somewhere anyway, why pay someone else's mortgage when you can pay your own! & if you decide to move you can always rent it out for more than the mortgage and make profit! & that's just a single family not to mention all the advantages of owning a multi family unit. Don't be discouraged!

    Neither person is wrong, you can make massive $$$ from both stocks and real estate but you have to make the right moves with both. If you had invested in Lockheed Martin stocks in 2012 and cashed out today, you would have damn near tripled your money without much work. Buy some property in an area that you can see will experience urbanization or a boom and you can double or triple your money. Choose your hustle and be smart about it, thats all.

    @@NHWVN It is very profitable it depends on what you do with it, my brother rents his house out to corporate and makes triple of what he pays in property taxes you can also rent your house out on airbnb, you can just rent out a room, you can sell your house as well. Most houses typically appreciate with value so owning a home is very profitable.

    That's because you can make money in anything. Jay never said you couldn't make money in stocks, but Vlad wanted to argue so hard that real estate was a scam when really he is just VERY ignorant to real estate. 2-4 is residential, not commercial; You can sell your home without a realtor; you can rent out the homes for cash flow and should be buying them just to buy them...he knows nothing but has strong opinions so he shot himself in the foot a lot this interview.

    I purchased my first home in 2018 for my 30th birthday. It is a 3 family home in north NJ, i live in one unit and rent the other 2. Last year in 2021 I refinanced the house and i am now collecting more money in rent than i pay in mortgage. So my tenants cover the entire mortgage including taxes/interest/insurance/principle. I will live for free for the rest of my life and with the money i am saving on rent in a matter of 5 years i will have recouped even my entire initial down payment. Amazing investment.

By the way you said you buy and sell 3 houses and break even ( which is making money and you will do if you did not use the realtors, that you at this point did not know you do not need it) is like we buy and sell 3 stocks and then say is scam because did not make money. The hustle and the intention make the difference. I understand the point of the 30 years and paying interest is almost wasting money like renting. Buying a hose to live to think is a investment is a big mistake ( speculation & Robert Kiyosaki) we should select the house to leave the less expensive we can be ok.     I didn't think it's as bad as y'all are making it seem. Both the stock market and real estate can be great tools for building wealth, it's more about your risk tolerance and your education and your personal preference in both of those places that counts. Both of these guys know their stuff, in different areas. For me, I don't want to have to deal with bad tenants, evictions, broken toilets, and the nonsense that will happen if you own real estate for long enough. I know the stock market, and owning a massive amount of stocks in index funds + a small percentage in blue chip behemoths is a relatively easy, and safe way to grow, and you don't need a ton of money to even get started. Shit, I got started when I was making 17k a year while I was early in college. Historically, the market will always recover and always trend upwards.
