    As an Italian American that went through refurbishing family property in a small town in the province of Massa Carrara...I say this without malice, TYPICAL. Dealing with government agencies trying to get permits and contracting local workers was a nightmare. I wish I had a dollar every time I heard "si,si signora domani". I FEEL your pain...but in the end when it's all done it will be worth the effort and aggravation. All the best as you reach the finish line and embark on a new and exciting journey...thank you for taking us along.

    we vacuum packed clothes and posted them to Canada for my daughter... you could do the same.....amazing how flat material becomes in storage bags with the air sucked out.

    Lovely mixed video. I always thought I wouldn’t build a hse after listening to others ‘ problems but you hv had a rough time with yr hse… I now remember time will pass (at age 80)….

    gosh I thought it was only in Greece where "domani" is used - I bought a 200-year-old stone house on Naxos island in Greece - I thought it would take minor renovation.. I ended up having to gut right down to have soil for floors inside, it took 4 years and all along I said "if I got paid €2 for every time I heard the words - siga siga Carla Avrio (slowly slowly Carla tomorrow) or even worse, met avrio - the day after tomorrow...

    I feel you. We saw a house in Maui that was just perfect. Fell in love but it was sold before we could even tour it. A year later we were getting ready to go to Maui for our anniversary and happened to stumble across a brand new listing of the same property. We were so shocked to see it. Upon checking with local brokers we found out it was indeed available again. Why? Well the deal fell through. Turned out the previous buyers turned out to be scammers, crooks and the title was tied up for a year trying to clear it again to list the house back on the market. We scooped it up immediately. Well, it took 3 months, it was a nightmare but we stuck it out. 😊😊❤❤ we retired there several years later and we have now lived here in Paradise 4.5 years.

    OMG, my heart goes out to you, not least because my (French) husband and I are going through the exact same thing with a tiny beach fixer we finally bought in the South of France as a get-a-away from Paris where we live year-round. Sometimes a great deal is not such a great deal. Same rigaramole, from the notaries to the surveyor, not to mention all the missing papers, the trips down for nothing, etc. We finally got the house but since we got the keys there have been zoning changes that have forced us to spend our modest renovation budget on architectural plans for a house we don’t intend to build, but without a building permit for which we’d risk losing the property value due to the new provisions. On top of that, we’ve seen fifteen companies for a quote to build a fence (we can’t plant anything because of the wild boars), FIFTEEN companies, and none send estimates! We’ve spent every minute of spare time for two years on it and I know that punched and pinched feeling well! I hope 2024 brings breakthroughs for all of us! 😅

    Buying a home under normal circumstances can be stressful .... it's such an emotional experience & you just can't wait to start living in your new environment. What you both went through was very tough but shows your love of the new property and your tenacity and commitment to it. Can't wait to see the entire property & the changes you'll be making!     OMGoodness, what a challenge buying the house in Tuscany - you both have way more patience than I would have had, especially with the attitudes and shoddy work of the so-called professionals. For your sake I hope when you are finally supposed to take possession that the family moves out on the agreed date and that they leave the house in the same condition as when you saw it. Once you are in, you will breath a sigh of relief and start your new adventure and it will be lovely to share it with you.

    I’ve seen other vlogs telling of the hardships of pushing through an Italian property sale. My husband and I owned a lot on a golf course in Arizona. One Sunday evening a man from Alaska called us at our home in Montana and he was willing to pay a high price for our lot which was not for sale. We thought about the offer overnight, agreed on the amount and the money was wired into our bank account by the Friday. Simple transfer of title and that was it. No broker fee exchanged hands because a title company handled the transaction. My nerves could not take the misery you have been through with your Tuscany home and then for them to demand more money at the last minute. 🤯🤬😡

    I've been through a similar situation for almost 5 years now. Nearing the end of the nightmare. I happened to come across site managers and contractors who are unprofessional and play a lot of mind games. It was tough. I really wanted to give up on my dream of having a nice apartment as a solo women in a nice area in Malta. I cried so many times. I wish you all the very best on your new venture xxxx

    Congratulations on the house, AND a big congrats on your book!!! I ordered it in hard copy and read it in ONE DAY, haven't done that for years, was fantastic. I'm an English teacher in Australia and always feel bad that I never actually get to do much reading anymore myself, but it's summer holidays here and it was such a treat to get lost in the world of Wendy in Positano. Have been to Italy 3 times, but never the Amalfi Coast (have always travelled in Italian winter), is definitely on my list for future.     I really enjoyed this video explaining the whole process-including the frustrating setbacks-of buying your house in Tuscany. It was easier to watch knowing that the house is actually yours now. 😊 I haven’t gone through it myself, but my understanding is that buying a repossessed house in the U.S. is a very difficult process, too, probably true everywhere, I’m guessing. I’m so happy you made it, though, and can’t wait to see more videos related to it! Great to see you all and the lovely doggies Holly and Indie. 🥰 P.S.     What an experience you’ve both been through on your quest to purchase a home. I hope that very soon the problems are all just a distant memory and make the time you spend enjoying your new home all the more sweet. I ordered your book and can’t wait to read it! It’s supposed to be delivered this Thursday. Only wish I had bought it from a local shop while I was there in Positano late last year.     I’m happy that you have fought this battle,although it’s been an absolute nightmare, because this has been the house you have dreamed of. It feels like home to you both. And therefore it is worth fighting for. In the end you will get the keys, and get to move in and start creating your new home with what style you have envisioned. Nicki, the curtains are so luxurious and expensive and I especially love the colors and the hydrangeas pattern. I’m thrilled you paid pennies on the dollar for them. What a bargain. The exterior grounds around your new home are breathtaking. The views are wonderful. The trees and shrubs are lush. I can’t imagine waking up daily to such beauty. The curtains are lovely. Maybe you could compress them by using vacuum storage bags. Amazon probably sells them. That way more room in your car.     Your Tuscany house is beautiful, and it looks like a wonderful place to do some relaxing when it's all done. I hope for your longevity that it's big enough, or there are enough trails nearby that you're still able to be quite active. I've been sad to see the difference between my country dwelling and city dwelling parents that it's so hard to get moving again once you get out of the habit.

    Those curtains are great and will keep you toasty in the Tuscan winters. There’s no point buying new when you can get such great things in charity shops ❤ Can’t wait to see you moving in and nest making x

    The joys of home buying. Curious to know if home inspections are easy to obtain? Theres always more paper work with a foreclosure. You would think they would be happy just off loading the property. Here in Canada the previous owners have no say. The home is owned by the bank. Great video. You will appreciate the quiet of the country periodically.

    Those curtains were a great catch Nicki! I've scored just twice - one, a bespoke duvet that I'm making into curtains for the guest room (it's too heavy to sleep under.) The two of you have been so patient throughout this house purchase, though it's obvious that it was a nighmare for you. Here in the US, we can't seem to provide affordable health care but buying a house is simple and fast. Fingers crossed that you close as promised. Love to You Both. Suzi

    Those curtains, we call drapes in Florida, my Mother had a drapery shop and made those all the time and slipcovers for older sofas, chairs, etc. unfortunately I didn’t take up her trade. ❤️🐾🐾💫

    Oh wow Nicki! I could feel my anxiety rising as you went through the house buying saga. I’m sure I would have walked away months ago. Hopefully every hurdle has now been jumped, and you are into the new exciting phase of ownership and improvement. Love those drapes. I have silk embroidered drapes that I had made for my master bedroom in our house nearly 15 years ago. They now hang in my apartment bedroom and still look fabulous. That find was a great bargain.

    Nicki and Carlo, thank you for letting us into ‘your’reality of buying a home in Tuscany!… it sounds so stressful and it’s incredible how much these agencies etc get away with!… I had a friend that bought a small house in Tuscany and also had similar issues!     I am currently attempting to learn Italian and it’s slow going BUT I did catch bits of what Carlo was saying. Not a lot but some of it. As I learn I will have to go back a re-watch so I can practice! 😊

    Wow, those curtains you bought are fabulous! The house you bought looks beautiful, and the garden/land around it is stunning. What a stressful time you had getting it. As you said if you'd known how many problems at the start you would have said no. But I'm guessing some day soon, if not already, you are glad you didn't say no, as you have an amazing property now, in a beautiful place! Hopefully the journey will be a little easier from here on in. Looking forward to seeing more of it! 🙂

    I can totally relate. The only house I ever bought, and just a few years ago, was the absolute most rediculous process ever! Carlo is right. Some people just don't do their job very well! I just don't understand why it can't be a more streamlined process. Seems they make it harder than it has to be. That aside...Congrats on the new house. Enjoy much health, happiness, and prosperity.

    This episode really showed that how patience is key. Its easier to be said on hindsight though. A lovely episode where you could tell almost all that you and carlo went thru with the deal etc. Alls well that ends well!
