    Word of advice about the extension of the roof over the patio. Before shortening the overhang, I would wait to see which direction the rain mostly comes onto your patio. Unless you really don't care if things get wet or having to move them. Sometimes things are done a certain way for a reason.

    I agree rain water will then come up into patio. Also, The dripping of rain runoff will hit the patio ground and over time with leave a mark on the patio there.

    You definitely want the overhang to extend beyond the patio if you want to enjoy it during the rain and you don't want to end up with a lot of water running into your house. Water drainage is such a huge issue and something a lot of people don't think about before they buy a house.Not only that the water might actually migrate towards the house.My first thought as well.

    Wait for a year before tearing things down, there could be a very good reason for the porch being so large. You might then want to keep the size but build one more beautiful.

    The roof is so long because of the angle of the sun, so that it will be in shade in summer. You should wait until summer before deciding where to cut it.

    The patio seems fine the way it is. Moving pillars and roofs is laborious and costly. Maybe a skylight or in the roof of the patio.

    Yes, it is a good idea to wait a year before making big changes.. indoor and out.. for this patio .. you can still acquire the inspiration photo by working with the proportions by thickening the columns and putting the tile on the roof ... I don't think it was the size that you are responding to in the photo... I see potential problems cutting the roof and altering pitch when it rains.. I do hope you do the olives, pomegranates etc and woodland as caretakers the pruning and treating the soil regeneratively

    Wow, you would have thought they could leave the light fixtures and light bulbs. Good grief. I think that is awful. I do know that often in Europe the sellers take the whole kitchen with them but have never heard of all the rest. You would think they would have been kinder since you extended the time they could stay there.

    I do love the area that the house is set in and you will make it fabulous on the inside too. You both have vision and I really like the photos you have posted as to what you would like it to be like. I assume you have a nice sling to carry the wood in. My husband and I own a chimney sweeping business. I know that you know to get the chimney cleaned professionally at least once a year. Maybe soon as I do not think the previous owners did it. About every three courses of wood you need to place two pieces at each end going the other direction for support. Ask me how I know. We have 3 huge wood piles in our back yard.

    I have only just begun the video and I have two comments so far- 1- I AM SO EXCITED FOR YOU!!! 2- Regarding making the back patio overhang smaller. I have much experience in this exact dilemma. I had the same opinion on my own home and found I had made a terrible mistake downsizing the larger “awkward “ overhang. Turns out you NEED way way way more overhang than you’d think. Rain AND Sun will protrude a minimum of 1 meter ALL THE WAY AROUND 😮 So you will have much less useable space protected from the elements. I’m constantly having to pull all my furniture and pillows into the tiny middle of the patio every time it rains or is hot out which creates a chaos of a space. Just wanted to share because I wish someone had let me know ❤

    Additionally, I would definitely suggest moving the pillars to the ends of the concrete, as you mentioned. It makes furniture placement much more sensible.

    Aside from the shock and inconvenience of having your new home stripped of utilities, yikes, it looks beautiful with such wonderful potential. Not to mention the superb view. Wow. The doggies looked happy investigating their new home, footballs and all for Indy, a warm place to sit for Holly. It was really fun to do a walk-through with you. I can only imagine how beautiful it will be once you've had your creative hand at decorating. Carlo looked happy too finding little hidden-away bits of the house. It's really exciting for us viewers to watch refurbishing unfold.🥰

    In the USA, a seller usually leaves the sinks, fridge, stove, cabinets, light fixtures. The washer and dryer are usually brought to the next house. What a pain to have to replace all that and have to get everything in place before you can live there. Houses in the US are usually ready to move into the day of closing without having to fit out the house with necessities. It's just crazy that it's done that way in other places in the world.

    Fridge and stove often leave too Deep freezes, 2nd stoves (for canning etc) In Europe they take all the cabinets

    In U. S. states where I have lived all cabinets, plumbing fixtures (sinks, toilets, etc.), ranges, wall ovens, built in microwave, dishwashers all stay with the home. Refrigerators, freezers, washers & dryers all are taken by the sellers to their new homes - unless negotiated in the price. Exceptions may be foreclosures that are sold by banks "as is", in which case, people foreclosed on will often remove and/or damage anything they can in the home out of anger/retaliation/frustration.

    These things wouldn't be allowed in the U.S. Once a contract is offered and signed, that's it. There's no moving the date forward. The previous owners have to be out or they'll get thrown out. Also, unless it was specifically mentioned in the contract, you aren't allowed to take things that are considered "attached" to the house, e.g., sinks and lights. Here, the owners would face lawsuits.

    Different cultures are so interesting to me! I wouldn't have ever thought that the cabinets and lights would have been unattached from the walls and taken! You're right, they took everything except the junk outside!

    @@Sirius-ly usually you do a walk thru before the sale (closing) and if you don't like the condition, you can request things done. However, many people leave stuff and the buyer isn't too concerned about it. My parents bought a house that had tons of things left in every room, but they knew and were warned ahead of time. The contracts usually say "broom clean" or "broom cleaned" something like that.

    Same in Australia.. Kitchens, bathroom cupboards & basins, taps etc, curtains, carpets (if applicable) light fittings and light globes all stay in the sale. Junk should be removed and I would think over 90% of the time it is. We offered a wine fridge, a drinks fridge & a freezer plus some free standing cupboards in the laundry to the buyer and they accepted but that was all noted in the contract of sale.

    Advice: stack the wood with a bit space between it and the side of the house.. so wood bug’s don’t move in… also, alternate a layer of three pieces crisscross on both ends and the wood won’t be able to roll off … CONGRATULATIONS 🎊🎈🍾🎉

    Yes! 6 feet/2 meters is the best, because wood eating insects easily travel a few feet.

    I agree with changing the locks… just prudent! I hope they do come back and remove all the structures you mentioned. Beautiful place. I would live with the porch roof for a season before doing major changes. Having the entire porch floor covered might be a good thing.

    In the middle of the summer heat it will be a blessing to have that much to shade the home. And same for carport. Great shady spot for car during the hot summer days and close to house.

    In Australia it is recommended that the locks be changed when you buy a property. It's not hard and Carlo could do it easily.

    I wouldn't trust them on my property at all! I'd insist on being there when they arrive to monitor what they're taking. Also, I'd change the locks immediately. They're gonna take landscaping if they can and trash your property getting stuff out if they actually show up. Doubt they will. Or they're using it as an excuse to come back and take more. Don't let your guard down for one second!

    We used old dressers for the sink bottoms and very pretty bowls for the sinks. I'm so happy we did. I saved over 2000.00 dollars.

    So much potential! ❤ I wouldn't cut that porch roof until you've lived with it through the seasons. It can get quite hot and you will want a lot of shade. Just something to consider.

    I knew that the kitchens are taken, however taking the sinks in the winter could have lead to the house flooding. The sellers were lucky to have you, they were scoundrels imo. Take care big love from France, where they used to take the dust 😂❤

    My husband and I have always been able to see potential in homes in everything really. The home will be magnificent when you are both done with it. I kept thinking how nice it must have felt to just drive up to your door instead of hiking up 500 steps. Were both excited for you both with this new home.

    I've never seen a house sold and then stripped of everything but the walls. Who takes not only every single appliance but all the sinks and light fixtures? That's nuts, those are basic components of the house. If that wasn't in the contract, they owe you some money. I like your porch idea, and those beautiful exposed beam ceilings, what a lovely place! Surprised to hear it's only 12 years old, looks much older and an unusual layout for a new house. Can't wait to see how beautiful you make it! Your other place is so pretty. Weeping Willow trees are my favorite, that will be beautiful and a great name for the property. Those pups will have so much fun running around. Hope you're enjoying it!

    I've heard that it is quite common for sellers to take everything, including the kitchen sink, when they leave unless you specifically mention the items that must remain in the property. Such a strange concept for this non-Italian. Love the beautiful driveway through the olive grove.

    In the USA the seller would not be allowed to take permanent fixtures that are to be sold with the home and just doesn't happen here in the US.

    Yes! I’m in the U.S. and removing the light fixtures, sinks, and cabinets was a big shocker to me, too. Removing appliances is also pretty unusual. No matter! Now you can put in what YOU really like. Of course, the extra expensive is a drag. Having said all that, I am so excited for you! And it’s so fun seeing how excited you are. It is and is going to be beautiful. Enjoy!! 🥰

    We bought a house in Italy. It took three months before we moved in. We knew up front that this would be the case. After having lived in Europe before we knew that the sellers often took just about everything. We had to specify that the kitchen and light fixtures be included in that sale. While it’s inconvenient to have to replace stuff it’s nice not to have to deal with the seller’s old stuff. But even if you’re prepared for it a stripped down house is still jarring to see.

    How exciting. Obviously its your house, but might i suggest you keep that wide patio? Depending on your conditions of course, but we find it very helpful here in Australia to keep the sun off the house. I was also thinking if your storing your wood there, that roof might keep the rain off it? Depending which way it faces i suppose. Sometimes its good to live in a house for a bit and see. Inside im loving the arches and the metal work on your staircase. Im so excited for you all.

As an American, the concept of stripping a house of lighting/plumbing fixtures, bathroom/kitchen cabinets and such is jus baffling! Pretty much all homes here come with all of that + some large appliances, like dishwashers, ovens, ranges, stoves, etc. ~MadeiraLover

    I'm not so sure what is considered normal in Italy in 2023, but when I grew up there in the 60's and 70's it was completely normal and expected that the property would come completely empty. No fixtures, no appliances, no cabinets, nothing. If you were lucky they would leave the toilet and bidet, and a roll of toilet paper! 😂 Now it's ready for what you want to put in it. 😊 So happy you're finally in, and i agree with many others to change the locks. I was actually fully expecting that they took all the stuff you brought last week, and my heart sank at the title. I also agree with the overhang issue... wait a full year to experience why it was built that way. I'm guessing the sun hits there the hardest in the summer and the roof helps shade the inside. Now, the fun starts!

    i prepared real estate contracts in the USA....everything that's going has to be listed in the contract, either in the original or addendums. Maybe Nicki can re-read the contract and figure out if it was mentioned in the contract if she wants to bother at this point.

    Just keep in mind that you don’t have to spend a lot of money and do major overhaul to make the place beautiful. A good cleaning, trimming, painting, decluttering will do wonders!! Save your money until you’re absolutely sure of how you want the place to evolve. Many things you can salvage and rework to save money because it will take it maintaining two homes and planning for financial retirement needs in the future. You’re both very wise and have probably already thought of this! So happy for y’all!!💕

    You are both young enough to have wonderful dreams and make them come true. When I was 30 years old my husband and I were part of small nonprofit team that saved our local art deco theatre from becoming a parking lot by campaigning and raising funds. We worked every night and weekend for months cleaning, repairing, getting it ready to open for performances. There was a tremendous amount of work that had to be done through the years but it has now been restored to original and is a showcase in CT. We were called dreamers and now are called visionaries. The same applies to you because you see things as they could be and will work hard to make them happen. The property is beautiful. Buona fortuna.

    I would have been extremely nervous about going to a house at night to get the keys, especially out in the countryside. I would have gone with a posse for protection if the other people refused to meet in daylight. Can’t help thinking they insisted on cover of darkness because they didn’t want you to notice they had stripped the house.

    Some names/ideas I thought of for your new property: * Land's Rest (as opposed to the ocean lifestyle in Positano) * I believe there are lots of butterflies in Tuscany, esp because of the olive trees. Name your property after a native butterfly and to represent the transformation/metamorphosis the home will undergo. * La Bella Oliva (The fancy olive) - A fun name to represent the abundance of olive trees and the beautiful transformation the home will undergo. * La Tortuga - A homage to the turtles, but also thinking about the slow and steady transformation your property will undergo

    My partner was called in to outfit a bank repo mcmansion. He was buddies with the contractor fixing the palatial home. The previous owner stripped everything from the home that could be removed. Faucets, sinks, the stove, shower heads and toilets, towel bars, vent covers for the AC, etc. Not only the light fixtures but the switch covers and the switches leaving live wires exposed. Took about $100K worth of stuff. Oh- even dug up the recently installed sprinkler system and took some nice trees and shrubs. It was amazing to see.

    Just found your video. Wow they sure stole a lot of needed items from the house. I absolutely love the place. I'm in the U.S. I find it odd for a fireplace to located along that wall. Certainly can't heat the place properly in my opinion. You do have a lot of work to do. I Invision it being completed. We bought our home very cheap 10 years ago. It needed everything including sheetrock, insulation and one bedroom had to have an entire floor put in. There had been a fire. Not any real damage other than staircase. Which we had to build a new. Mostly just smoke damage. The crew hired to come in and clean for some strange reason took everything. The windows, kitchen cupboards and sink. All bathroom ( toilet, bathtubs, shower) anyway I love my home and we did all the work ourselves. Ber much enjoying your videos. Thank you for sharing. I look forward to more.

    The patience you and Carlo have with these people must be from living in Italy -it was insane to watch!     I can't believe the sellers took all the light fixtures, light bulbs, and sinks! That's terrible! It seems like you guys did a good job of just rolling with it. I can't say I would have been as understanding. At least you are in the house now and there should be no more surprises. Hopefully you will need to have nothing more to do with the sellers. I can't wait to follow along with this house restoration project!

    Nicki & Carlo, We are happy you are finally in possession of your new property. But... here in the US, when a seller signs a "Property Disclosure" stating what goes what conveys, the verbiage is very specific pertaining to what a buyer will receive at possession. Anything which is "Attached" cannot be removed from the property; no sinks, toilets, lights, cabinets, fixtures of any kind may be removed unless specifically stated as an exception! Even the prized Rose Bush or some other plants should normally be included as part of the property, unless something specific has been excluded. As a Realtor in my other life, I have seen some bizarre situations where a seller made off with not only lighting fixtures, appliances, bathroom fixtures, and cabinets. But they also ripped out the window sills which were made of granite! In another instance, hardwood flooring came up missing when the new owners opened the door to take possession. The restitution can often be very difficult for the new owners. You're glad to get the house finally, but it's like getting blind-sided by a bully in the school house yard. You never saw it coming. And no one was around to witness it. Here in the States, for the most part, this kind of behavior is far and few between. Occasionally, a disenchanted seller may be destructive instead of just taking things specifically prohibited, or not stipulated in the contract. Now I know traditions and rules are different in other countries. But I fail to understand why a seller anywhere would need to take all the lighting fixtures, sinks, etc with them! I am appalled!

    I love the front porch as big as it is just put the Mediterranean roof tiles on the top and it would look gorgeous. You’re gonna enjoy that big front porch. If you make it smaller, you might regret it just my thoughts!🥰

    Interesting and informative to read the comments here from around the world, because I immediately wondered if the previous owners just exploited the omission of major fixtures in the purchase contract process. In the US, the legal language often speaks to the large appliances or added built-ins etc...but we dont specifically say, "the sinks will remain." 😳 I couldn't even imagine!! I bought 8 years ago and still rave about how the previous owners left behind their washer/dryer, replacement wood flooring, replacement window treatments, original paint colors, garage storage unit, bulbs etc. Left the place immaculate and even attended the closing in person to pay for a literal last-minute HOA fine that would've tanked the sale. I knew I was fortunate but DAMN. I'm so impressed with how composed & optimistic Nicki is for these videos!! Fully understand if there's dragon fire for the previous owners when the camera is off; sounds deserved. Anyway, I'm certain that with Carlo's skill level, your vision and the combined determination of the two of you, this will eventually be a dream home. I'm excited to watch all the projects and process. Congrats again! 🥂

    I've bought and sold three homes in the UK, and it's normally the case that fixtures and fittings stay. And it's always clearly stipulated in the contract.

    Love, love your new home! Love the warm fire and that you are not hiking up and down the steps. So wonderful you have your friends close by for support and you are able to stay there.     Same thing for me living in West Berlin during the 70's. When you rented a flat, it was DEVOID of fixtures. Only requirements, by law, were a stove, a toilet and a kitchen sink. Cold water only. The heat was coal and so was the water heater. I LOVED it!! But, I was only 24. (sigh)

    While being unused to all the fixtures being taken, I am so excited for you and can totally see the potential. The grounds, pool hole and hibernating turtles notwithstanding, are absolutely beautiful and the views are breathtaking. I am 52 and have bought, renovated, and sold…. 5 houses, on my 6th now, and have encountered just about ever unforeseen circumstance, delay, etc…. but never the lights and fixtures being taken lol. oh well, it saves the agonizing over “ i hate the fixtures but they are in good condition and I should save money by keeping them even though I hate them” dilemma. Best wishes and hopefully Indy keeps finding deflated soccer balls, ensuring hours of doggy fun. ❤

    It is very common for people in Europe to take their light fixtures and kitchen cabinets sink with them . I agree the buying process was terrible the couple shows up at night so that they could not see all of the things they took with them. We are very spoiled in the us and Canada , we now within 24 hours or less if we get a house and possessions is generally fast. We are so lucky !

    When buying a property, JUST LIKE IN UK, its Vital to qualify what features and furnishing are included both internally and outside. Your Lawyer ( if you used one) should had made you aware of this before final signing the agreement, in southern Europe, estate agents don't usually have any legal liability, as often are not even qualified or registered. Insist in Applyng UK criteria and protocol when buying property abroad, and renovating it,ALWAYS get an Architect or professional with public liability insurance to determine scope and cost.

    I had to have a little laugh but out of sympathy and personal experience. We bought our house in Tuscany in November this year. On arrival we found every lightbulb and light fitting taken away, the shower rails and curtains gone, and worse of all after the bathroom flooded we discovered a wine cork in the shower tray waste ! Thankfully we are over it and at least you get a chance to buy new and interesting stuff :)

    It is not unusual in some counties for seller to remove kitchen and fixtures. Removing bathroom sink and vanities seems a step too far though. I hope toilets were kept? It is unfortunate that the sellers did not leave some lights with bulbs as a courtesy and make sure they were entirely moved out considering they were given an extension for the closing date. Having said that, your good grace and positive outlooks have helped you start your journey with your new home with positive energy for your future there! The house has great potential from what you've shown us so far. I'm very much looking forward to seeing the rest! It will be fun and gratifying to bring out its full potential!     I understand the kitchens are moved out of a house when sold and new set has to be bought but sinks and light fixtures?? You're taking it well but I would have been furious.     WOW, they really Grinched your house! It is fun to start new and put your own spin but I would still have been a little ticked they took the wired-in light fixtures! In the states, you cannot remove anything built in/wired unless it is stipulated in the contract.
