    We just arrived at TV today. A realtor took us around . She really liked the East Village area. We didn't care for it at all. Just houses on land, close together, looked cheaply made from the outside. As we drove back we mentioned that we liked the areas that had more mature landscape. We are getting older and may not have enough time to see that area develope to a nice area. That was just our first impression

    Hi there, the bond is a tax and the tax bills come out mid fall and due Jan 1st. You will only pay for bond and taxes for the days you own home. Taxes are prorated with the seller.

    @@gbw003 CDD is also on the tax bill which comes in the fall. It starts as soon as the home is built and does not go away. You can think of this like a road maintenance tax.

    Thanks for the video. I have a question. I've heard that if you buy through the villages that you are requited to close in 30 days. Does that apply if you are buying from an existing owner and not directly from the villages? Thanks again.

    If you are buying a resale you do not have to close within 30 days. It would be up to the seller of the property and the buyer to negotiated a close date.

    I learned along time ago they are not less expensive, but their service was good enough to stay with them with the minor price differences. But, this price diffference is too big to over come that.

    I had family buy in The Villages in 2007 they saw their home value drop in half before it recovered years later, this time will be the same or worse as Boomers are aging out and they are the housing market we X'ers are a small group.

    Great information Dave. With buyers do you sometimes have to give them a "wake-up call" and tell them when they are making a low ball offer that won't be accepted & may cause them to lose out on that home?

    This is happening more frequently. The house is priced lower than market value creates a bidding more. For me personally, I just keep moving. I won’t even look at it because I’m not getting it any bidding war. Don’t want anything that bad.

    Just so you know, if you ever find yourself in a multiple offer situation there is a way to take emotion out of the process and submit one offer using an escalating offer.

    If its local, i can do it for you. Just send me the address. If you are out of state, you can use realtor.com. Search homes near your home that are about the same size. Adjust the homes by price per square foot, then go through the pictures of the homes near you to compare their homes to yours. The problem is that you would need to know the market to know home much to adjust individual features.

    Hi David, really informative video and I hope other agents do the market analysis you do. A couple of question for you. First, would you rate your market analysis comparable to that of the underwriters appraisers? Second, do buyers/sellers (including agents) have the ability to hire comparable appraisers?

    I get called to do Broker Price Opinions by out of state banks. These are not full appraisals, banks will use these when there is a large down payment, so they dont have to be as precise. But, in my opinion what I do is as accurate. The appraisers are much more detailed but, but the results are very similar. Pricing is not an exact science, so no matter who is going them, there were will be variances. Playing golf you have a 150 yard shot, so I am going to high an 8 iron. The expert comes in and says, you have a slight breeze from the left into you, it is playing down hill, it is a cooler day so the ball wont travel as far - you should play your 8 iron. You can hire an appraiser. But, you would need to specify in the contract that the deal is contigent upon appraisal, and how close that appraisal needs to be to the contract price. In general, a market analysis before submitting an offer should suffice.

    Dave great info, but current homes on the market should include VLS used homes as well. I believe if you do you will see quite a different picture of how much preowned inventory is actually out there. Also from what I’ve heard Dec, Jan & Feb are usually the most active for sales in TV because of all the snowbirds being there.

    I dont have access to VLS numbers. But, I would image them to be similar in nature to the MLS. I have the ability to see what they have for sale, or what is pending, but I dont have the ability to see how fast they are selling. This is why I use months of inventory vs. the raw number of homes on the market. If I added in The VLS resale inventoy about 225 homes on the resale market to the 379 homes on the MLS the raw number goes up to 600 homes-ish. But we would also need to add the number of resale homes that are selling on the VLS (I dont have access to this number) to the number of homes per month on the MLS. If the MLS is selling 110 homes a month, I would estimate they are selling at the same pace or 65 homes per month. Then the months of inventory woue be about the same. December is by far the slowest home here. January-March/April is the busiest time. January has the least number of closings due to the fact the December has the fews homes going under contract. In general if you are looking to buy or sell - January - October is pretty solid. Hope this helps

    Another great video. Location Location Location. It’s the one thing that stays constant in real estate demand over time. So I purchased new in Richmond, the price appreciation in resales is much higher than than I anticipated to see in such a short time. I remember watching a video where you said you were going after a home in Richmond for yourself and didn’t happen. I was wondering if you are going to try to grab one of the 75 or so homes/villas that are going to be coming to market shortly? And are you anticipating they are going to sell them at the lower prices the Richmond homes were went built new, or are they going to raise the prices 100k plus to be in line with Richmond resales?

    If they do what they did in Richmond and not charge a premium for location, yes I will go after one. But, I dont have any idea on pricing until they release the homes. However, my gut tells me that they will not charge a premium, as they would be "admitting" that where they currently building in Lake Denham and place further south are not as desirable.

    Not substantive, but IMHO your new graphic design for these shows is hugely better. As to north vs. south, it depends on how far south you are. I am in DeLuna south of the turnpike, but only about 3 miles from Brownwood.

    Very informative. Thank you for your analysis. It is ashamed that some realtors will not do their jobs and let buyers buy a vastly overpriced home. No matter how big The Villages get, those realtors do not realize word of mouth will get around. Considering how tight the market is, they cannot afford to lose the business. There are only a handful of realtors that I will consider.

    I never sell my Buyers. Meaning they either like the house or they don’t. I view my job as giving my buyers as much information as possible to make an informed decision. I’m not 100% sure if that other agent let their client know. In that example, my client was actually willing to pay almost $900,000 even after I told her the house was probably only worth 700,000 max. But you’re 100% right about word-of-mouth in the villages. A majority of my business came from KZread, but after four years a majority of my business is now coming from referrals.

    I never went away, but it has been a while since I posted a video. They take quite a while to put together, I actually recorded one in November, one in December and one in January. But, never got a chance to edit them. To answer your question. Yes, we still help our clients update homes. My wife will help pick out flooring, light fixtures, tile, etc. We had to stop her providing full design services, mainly due to the fact that we are busy with the basic updating of homes. But, we can point you in the right direction with a good canvas of a house and points in the right direction as far as looking and feel.

    I just went to Google Maps and searched churches. I know that not all show up on the search because one down the street from where I live did not show up. But, 20 churches did show up, all north of 466A. So, from the newer areas about 30 minutes by car.

    Doing taxes on this spreadsheet would be very complicated, since so many factors go into taxes. They are not flat rate. So, I suggest putting net income into the calculator. I will take your advice and put closing costs as an estimate or another tab on the spread sheet (good suggestion).

    I just put out a brand new on the same subject. It may be hard to find a place during busy season. If you send me an email, I will send you a few links for sites that list rental properties in The Villages. If you keep an eye on it, homes will pop up that will be open, usually when someone new buys an investment property.

    I just did an analysis on pricing in The Villages - we are down 2.3% over 18 months. So, not too far off the highs. The home prices have start ticking back up since August. Prices are back to the pre-covid trend line which has been going up over the last 10 years. With interest rates starting to trend down somewhat and busy season coming, I anticipate prices to continue to trend up. But, this is always speculation. There is a saying in real estate, when is the best time to buy - 2 years ago. Hope this helps. We can also set up a phone call if you would like to talk through any of this.

    Don’t think everyone selling in the south is because they don’t like the location. I’d say their ROI is high at this point. I’ve seen homes double in price in 2-5 years in the south.

    I didn't mean to suggest that everyone is selling because of location. But, prices doubled not just south of 44 but through the entire Villages. Most retirees are not worried about cashing out to take advantage of increased equity. Unless they have a second home, it does not make economic sense to sell because you have to buy something else at a much higher interest rate. Most people sell due to changes in circumstances, usually health realated, and you would think that would mean there would be more resale homes where the older homes/retirees live. With homes selling at 3 times the rate where new retirees are buying, who have less health issues, my opinion is that the DIFFERENCE in that rate would be due to location.

    I like the idea of selling in the Spring, probably would travel for the summer then get down to business in the fall. Also renting for a few months would let us get a better feel for the lay of the land. Fisrt life style visit set for the last week of March 2024.

    if you choose to do the rent for 2-3 months option, does the Villages give you the ID cards you need to do all the activities ? or are you just an outsider living inside the villages and only have access to shows, restaurants, etc. Thanks

    The owner of the home your rent can get you an ID card for your stay. They are $50, sometimes they pay, sometimes they pass the cost of the card on to their renters.

    Great analysis Dave! Question…in the example you gave about 1,000 people looking at resales in 2017 compared to 2023 1,280 people, and you used an assumption of 30% vs 20% previously…why the increase? I didn’t understand why that % went up.

    I am saying that compared to 2017 when buying south of 44 Fenney, March Bend, Desoto, etc are not too bad of locations. in 2023, Newel, Lake Denham, near Eastport, etc the location is not as good. I am assuming that if there is just a 10% increase of people who are not interested in the newer areas due to not a great location it would raise form 20% in 2017 to 30% in 2023 who do not want the new area.
