August 2023 Insurance Update
In this video, we discuss the challenges facing the Florida Insurance industry. However it is not nearly as bad as what I am hearing people say - you don't have to replace your roof every 10 years, and it doesn’t cost $4000 a year for homeowners insurance. I will share with you my insurance policy quotes.

I sure hate hearing that USAA prices are so high. I use to be able to guarentee they could beat any quote for military people. Guess i should stop now.

I learned along time ago they are not less expensive, but their service was good enough to stay with them with the minor price differences. But, this price diffference is too big to over come that.
What fantastic content! The whole thing was right on point and well done. Thank you very much. If I decide to move from one house to another in the villages as so many people do, I may just have to contact you. You know, the old thing about having to have a VLS and MLS agent to see everything in the market.

I agree! But something has to be done with tort reform and not make it so easy for roofers and owners to sue the insurance companies.
How many people in The Villages self-insure? I live over by Sebastian and don't pay for wind/flood because I'm happy to accept the risk. If i lived in TV I'd feel much more confident to self-insure.

I dont know of any of my clients who self insure, but I am sure that some do. The national average for self insurers is 4-5%. In Florida its approximately 13% of people who self insure. My guess is that is a combination of factors like income level vs. the high cost of insurance here. When you look at deographics of buyers, the older people get the more conservative and risk adverse they become. Villages residents seem to be more affluent than the average, so I would imagine the combination of those factors would mean self insurance here is probably below the national average.
I assume by roof you mean shingles.. and why do the shingles wear out so fast ? I live in Minnesota and we get 100 feet of snow every year and my shingles have lasted 22 years, so far.. and appear to have a few more years left ? I would guess it is heat related, but figure I would ask in case you know that. Thanks again for the great video. Still working on a life style visit, but taking as many good notes as I can from the you tubers, just in case the visit leads us down a path to move.

I don't really understand it either. I live in Las Vegas and we have cement tile roofs that last forever. The many shingled roofs here seem to be well over 20 years old too. I've asked around and it sounds like the humidity/rain + the heat is a terrible combo and there's plenty of algae growth too. Those factors combined with regular winds mean the lifespan of the roofing materials is shortened to 12-15 years. Which is completely crazy.

They dont wear out that fast. Usually roofs hear last longer because they ever freeze. Its the insurance companies mitigating their risk. Older roofs will show some signs of damage and are more suseptible to damage. This has notthing to do with the quality for the roof, it's has to do with insurance companies not wanting to insure older roofs.

I have a question with your experience ...have you found roofs with solar panels harder to get insurance and when they do, it's much higher? Just curious if I should pass over homes with solar panels.

Thank you for this video Dave. From the media reports, it sounded like every homeowner of a single family home in Florida is now paying $5K and up for their homeowner's insurance. Didn't know auto insurance is so expensive in Florida. Shopping around for insurance seems to be one of the keys to saving $.

That $5k is at the coast not central florida.

I see some village homes with tile roof’s, is it the same deal, every 10-15 year replacement that insurance is looking for?

Tile roofs are considered 100 year roofs. Still SOME insurance companies are asking for repacement at 20 years. But, you can always find someone to insuare the home.
is the premium for the car insurance for one or two cars?

There are several companies that writh policies here, not just Citizens. I had USAA, there is State Farm, All State, I now use Frontline, .....
