Good info! Planning on visiting The Villages on a lifestyle visit next May or early June - want to experience the heat and humidity without worrying about hurricanes :) Will probably try to meet with you if that is okay. My purchase timeframe is about 2 years from now. Cheers. Cindy

@@MarkE9 I help clients find short term rentals, and I have several people that I work with who can manage them. Different people for different levels of service.
Congratulations on the award, do realtors consider Marion County on the “outskirts” of the villages or part of the main villages? It seems like the asking price of Marion county is the same as much much closer to the squares which is insane to me.

Asking might be close. But currently, the sell prices in Marion County are about $237 per square foot, closer to Sumter Landing $261 per square foot and Brownwood $271. Marion County is not a bad location as it has access to a lot of amenities both inside and outside The Villages. YOu are not too far from the town squares - 20 minutes by golf cart to Sumter and Spanish springs.

I don’t mind rentals especially for snowbirds that rent several months per year. But, the airb&bs are a big no for us. Turning a retirement community into a hotel facility is crazy. Also, we won’t look at homes that have been flipped. Some might be okay but many go cheap and cut corners.

Hello,I can understand sales falling in NERELL,as it’s close to the TURNPIKE eg,in BROWARD COUNTY, PLANTATION GARDENS,had some homed I saw in 2012,for sale,they are STILL FOR SALE ,IN2023,WHY? Trunk-Ike noise ! So there is a classic case 15 homes from it still,is noise ! Thanks for your work,!……🇺🇸🇺🇸🇺🇸🇺🇸

Is inventory still considered low when you figure in the listings from The Village’s?

I thought i had replied to this. But I dont see it. Yes inventory is low. Its not the raw number of homes. Its the number of homes vs. how fast they are selling. While we have 350 on the MLS, they probably have 275 resales on their VLS. We are selling about 130 homes a month, where they are selling 100 resale homes. So, the months of inventory would now be 625 divide by 230 homes being sold. That would yield the same 2.7 months of inventory which is well below the balance market of 6 months of inventory

Hi There, I do not. My knowledge is limited because it's not aimed at retirees as Middleton is considered the family Village. It is being built to attract skilled workers to the area. I heard rumors that it is going to be pretty large. It will be located near Eastport, the next "town square". I am not sure if it will be set up like a normal Village. I know they will have all the same models as they build in other Villages.
