    Live in a smaller city in Ontario Canada. $600,000 for a bungalow, $700,000 to $800,000 for a condo. You are looking at over a million or two for a place on the Lake. The weather is good in the summer and winters are getting milder. There is lots of wildlife around but not many lizards and snakes. Traffic is getting worse since I moved here due to some increased population and the development of new subdivisions. This is a tourist area and part of cottage country. Ontario is seeing an increase in severe weather getting more tornadoes then some of the prairies.

    patience, tolerance, consideration of others.....humility...... are virtues that are LARGELY ABSENT from COVID invaders from the Northeastern Staes that have collapsed into widespread crime, socialism and sky high prices for EVERYTHING. There is NOTHING ~ ugly ~ in West Coast of Florida. Complaining about $$$$$$$$$$$'s ?????? Blame 100% on intolerant Leftist New Yorkers (and related Democrat hellholes surrounding NY) for breaking EVERY BUSINESS MODEL that has worked very well in keeping $ down for the past 50 years until recently.

    You would be amazed if you could time travel back to 1958 when my family moved there. The little house i grew up in sold for a whopping $11,700 - new. In the 60s County Line Road was a good place to ride a mini-bike or a go-kart. It was a dirt road with hardly any traffic. It is now named University Boulevard. The wife and I are now in a fairly rural area in the mountains. The house we are now in is 813 sf larger than the house I grew up in, and it has a two car garage instead of a one car, also has a detached garage, and is on a lot that is over an acre. According to Zillow, we paid $1090.00 less in taxes here in 2022 than the people who now own the old Sarasota house did. As an old geezer, the heat seemed more unbearable than it did when I was young. Sarasota is a beautiful place, and I'm glad I grew up there, but I like the cooler weather, and less traffic where we are now. It is a better match for a much, much, much older me.

    For some reason, your video popped up on my Home Screen so I decided to watch. Pretty cool overview of the Sarasota area and you did a good job representing. Perhaps it popped up because the wire and I were exploring areas we may want to retire in and there were some Florida areas we explored. The rising property tax and insurance in Florida essentially pivoted us away and then the new condo law really blew up Florida options. We narrowed our focus on the mid-Atlantic area where waterfront properties overall are significantly less.

    Climate Change is making weather events more extreme. This will impact the worlds food supply. Floods, droughts, fires, excessive heat, snow storms and low water levels in reservoirs and in ground water storage are becoming more common. We must stop adding more fossil fuels to the climate fire. India, China, Brazil, Japan, US, Europe, Indonesia, Canada, Germany and Australia need to do more to reduce use of fossil fuels. They must stop building and financing more coal fossil fuels power plants. Time to go all in on wind and solar energy, battery storage and electric vehicles. Fossil fuels are a bad investment for people and the planet. Investors are divesting from fossil fuels. wind and solar energy investing is growing. The cost of dealing with the impact of climate change will be greater than the cost of reducing the impact. The world population is expected to grow by another billion people. Where will the food come from ?

    Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes fill the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.

    Correlation ≠ causation. Just because there are properties in Florida and more specifically Sarasota that are seeing insurance spikes that doesn’t mean that they all are.

    @@Bob-bb3ur What you’re not understanding is that I’m saying that there’s a lot of factors that go into home insurance. My annual premium here IN SARASOTA, which is in Florida where I live, hasn’t raised more than 50% in the last few years. I pay around $1350 a year for a block home with a newer roof (2020) and I expect it to actually REDUCE with the installation of new hurricane impact windows and doors as will up allow me to apply for the best wind mitigation. I talk to Florida homeowners everyday about real estate and insurance prices. I’m not disagreeing that it isn’t expensive and that there isn’t and insurance issue but I’m not going to allow you to blatantly spread misinformation on my page.

    @@Bob-bb3ur Is it a single family home? What year was it built? How close is it to the water? What is it built out of ie. Wood or concrete block? Does it have a newer roof? If not how old is the roof? Does it have hurricane impact windows and doors? Who do they have insuring the home that is doubling their insurance each year? For how long has this been going on for?

    This is from someone who has ACTUALLY lived here my whole life. You're seriously gonna say the weather is a GOOD thing? Sure, we don't have to scrape ice or defrost our cars before work, but a lot of us DO have to worry about whether or not our HOUSE is going to survive the year due to HURRICANES!!! So, no, the weather is NOT a plus.

    Unless you live in a flood prone area, have large trees and big branches hanging over your roof, and don’t prepare you home for hurricane force winds, there the threat of a hurricane is quite minimal compared to areas that get things like tornados where you have no chance of preparing. There’s lots of things you can do to make sure you and your home are safe during a hurricane. Plus 99% of the time we get to enjoy sunshine and great weather. So YES THE WEATHER IS A GOOD THING!

    I know there are! but heck even at 23 years old it can get difficult moving heavy boxes up and down from the attic or working up there where it’s 20-30 degrees warmer than it is outside. Glad you enjoyed the video! 😄

    Sarasota has been wrecked by all the East Coast and California people that have invaded it. It has gone from a nice, Midwestern folksy type town to an expensive, aggressive, rude, and self-centered place. If you wanna know how dumb you are and how horrible the food is here just ask anybody from the East Coast and they will be more than happy to tell you how they are here to help educate you on all the flaws of Sarasota. If you think I’m exaggerating, ask anybody who’s been here more than five years and especially if they’re in the service industry.

    $400K mortgage with a 7% fixed rate, the monthly payment on a 15-year loan is $3,595. The payment on a 30-year loan, by comparison, is $2,661. Just keep in mind that neither amount factors in the cost of insurance or property taxes, which will both be included in your monthly payment. There are a very few jobs in Sarasota that pay enough to afford 400k homes

    Correct. Most of my clients as well as the people moving to Sarasota fit 1 of 2 demographics. 1. They are moving here from a more expensive state ie. Boston, New York, or California where the real estate prices are much higher than they are here. They may be able to put down more than the standard 20%. Heck, 44.5% of single family homes are payed for in CASH. On that same note people who work remotely but are still getting paid wages for the state they are moving from are happy to pay the $2,661/mo or however much to live in a state where they don’t have to shovel snow, scrape ice, or not see sunlight for 3-4 months out of the year. The 2nd demographic is a retiree. These people are on a fixed income but are downsizing from a “typically” larger more expensive home. And again are able and willing to put a larger down payment down to lower a monthly mortgage. Again the point of this video is to show people where the affordable areas of Sarasota are going to be.

    I grew up in Sarasota. I left and spent most of my life in California amoungst people who were famous and/or worth 100 million to billions. Yet when I return to Sarasota, the arrogance and entitlement of the people there and that I had gone to high school with is truly disturbing and baffling - most of them see themselves as super intelligent and classy, yet i see them as low-key rednecks who wear fishing, golf, and tennis clothes everywhere and think they're super attractive. It's weird.

    I’m a financial guy and I have been for 30+ years. Interest rates are not gonna come down until next year and prices on houses are going to come down now. I can’t stay in Sarasota particular but if they’ve doubled in five years, you can imagine that’s a bubble. Regarding angry people, it’s everywhere. I have friends all over the country and some of them work in hospitality industries. People are angrier everywhere because of Covid I think. Drivers in Florida are the worst I have seen. I haven’t lived everywhere, but I have lived in eight states in about 15 cities in my life. I’m from the Northeast.

    I agree with you on all points except Sarasota as a real estate bubble. Using the term "bubble" implies that there will come a time when that bubble "bursts" which I don't predict happening in Sarasota. There are too many factors that are maintaining housing prices including retiring baby boomers looking to live in Sarasota, as well as people fleeing their home state for whatever reason (lifestyle, weather, politics). Thanks to covid and the push for permanent remote working, we now have more people moving to Sarasota than ever before. That doesn't mean that housing prices won't come down a little bit (hopefully a lot of bit). But don't forget the rates will at some point come down and when they do, get ready for the market to heat back up. The secret of sarasota has been outed. This town is not the quite hidden gem it once used to be where you could drive to the beach with little to no traffic. Either way thank you for your comment and perspective its greatly appreciated.

    It can get pretty crazy during season! I end up finding myself avoiding major roads between the hours of 8-10 Am and 4-7 Pm for that very reason.

    You made it sound like everything was unaffordable in Sarasota. What about the people looking in the $700k - $900k budget. I saw some very nice homes on Zillow at that price point. What extra costs should I be worried about? I'm used to Midwest living.
