Home Owners Associations, are they a necessary evil, or are they just plain out evil. Well thats for you to decide. It definitely should take some thought when deciding if you want to purchase a house in an community with an Hoa or with out.

    Some areas it is hard to find homes not in an HOA.

    As a former HOA attorney who wrote bylaws for them, you're out of your mind if you buy any type of property that is in a HOA.

    After having lived under the rule of two HOAs, when I purchased my most recent home, I told my realtor to only show me non-HOA properties. I now live outside of an HOA, which I'm happy about.

    Most cities in North America have bylaws that takes care of the basic things that ensures a clean and hygienic neighbourhood for people. I feel that most HOA rules are catered to the rich who wants to live in a pretend paradise.

    Fair point. In Sarasota, there are definitely neighborhoods you can tell aren't maintained by an Hoa however, there are many neighborhoods that you drive through and would never know that they didn't have an Hoa ruling over them.

    Much success to you. My dad was part of an HOA board years ago in our small brand new community. The HOA did things for the community. The problem was some people didnt want to pay dues that were pretty low and they would have to go collect them. I dont think they could evict people. This was mid 1980s.

    HOA fees can be hundreds of dollars a month on top of your other bills and mortgage payments

    hundreds are cheap. Many are over $1000 a month and they actually own your home, you just live them and pay them.

    exactly and when those communities provide NOTHING but a gate you start to wonder how these neighborhoods are able to get away with this.

    ya when i reviewed florida houses the HOA fees are half a mortgage I laughed and stopped looking. Stuff like that in FL and the cost of houses in Virgina both are becoming Renter states u get more for the cost renting then owning at this point..

    We have similar issues in Canada, though they are not quite as common. We generally call them condos or stratas rather than HOAs though. But same deal, monthly fees can be high and some of them can be tyrants, killing your home ownership dreams by making it feel like you don't even own your property with nanny state restrictions down to door colour and decorations.

    I wanna have a boat I want to drive my four wheeler in the yard. I wanna paint my house whatever color I want I want to have loud music at night for a party. I don’t want people to tell me what I can have in my yard and what I can’t this is why I won’t live in a place with a homeowners association. And yes, I live in South Florida.

    People think this is the good life when the rest of us know that having 3 trailers, 4 vehicals, several motorcycles, and a couple snowmobiles out in the front yard is living the good life.

    @@ZachPayneSarasotaRealEstate Pasco County, FL - 2005 bought into the bubble - then subdivision COLLAPSED "Bridgewater Subdivision" and the HOA Pres and VP kept raising our fees and stealing our funds - it was a nightmare ... Then a construction company working in the street F-d up and Blew Raw Sewage Into The Home - it was not cleaned properly and St Farm (my ins) sued ... I filed bankruptcy and walked away ... Put down $250,000 on $350,000 home - it was valued at $70,000 after the raw sewage incident ...

    i wouldnt but any thing with an HOA or a condo until this 2025 rule change plays out, and insurance rates are stable.

    This is why I am adamant about only looking at homes strictly without HOAs, or at minimum ones you can opt out of (rare); there's also city code enforcement for things that are not reasonable to the community... Another thing people don't readily take into consideration with HOAs, is that they can change rules and fees pretty much at will, may sound good at first, but when Karen gets in the board you are all screwed.

    Each town or city is different so I cant answer for all but in Sarasota where I live/sell there are many non-HOA communities throughout town

    There’s more crime in the neighborhoods that have HOA’s and gated communities here than there are in the neighborhoods without those things makes you think

    You have to be living in some other reality to think the idea of an association would turn out to be a good thing. All of this because people are too lazy to mow lawn.

    Some people like the idea of a 24/7 guard manned gate, community pools/spas/gyms, monthly activities put on for members of the community and so on. These are thing that if people see valuable enough, you cant really get in a non-hoa community.

    @@ZachPayneSarasotaRealEstate To each their own, that sounds like hell to me. Most of our HOA's don't have any of that, its just lawn/snow and exterior maintenance for a HUGE price.

    What many of you don't realize is that lot's of people LOVE the HOA. Their home is not only a place where they want to feel peaceful and enjoy themselves, it is their most expensive investment. So having someone move in next store who is going to do things to negatively impact either of those things is a negative. Many of you might think that the ability to play your music super loud and not cut your lawn is brave or rebellious, nope. It's juvenile. It's amazingly like when you were 15 and living with your parents. I want you to see that my neighborhood has and HOA and move on.
