    Nice. I've been back in North Colorado Springs now for about 7 years. Love those snow storms followed by 3 days of 50+ sunshine. I drive a Nissan Sentra so I wait for the melt before driving around. For the mountain sightseeing I can do the touristy thing and tram up to Pikes Peak or do a jeep tour. Let somebody else drive me around. Old Colorado City and breweries are nice. Think you have to pick your times. Meetup groups at these places the dilemna is the parking spaces will be taken. In my younger days I was a nightclub guy in NYC and a beach bar guy in Florida. Then I lived in Las Vegas party city. Now 60+ I've given up the night life. You might find me at Karaoke sometimes. At the end of my 3rd pint of beer Elvis appears at the bottom of my glass and tells me to sign up and do one of his songs. 🤣

    I spent a few months there during winter and the weather was phenomenal. I wish I'd known about how many flats I would get to my bike tires due to those needles (cactus thorns?) on the trails.

    I've lived here for 35 yrs. It used to be great but not anymore. It's been terribly californicated and half the license plates you see now are from texis. The traffic is terrible, you might as well be in Denver with much less to do. So wait till I move out before you move here.

    I lived in Colorado Springs for 10 years then moved a little north to FT Collins. CS is a beautiful city with a ton of outdoor activities from rock climbing at Garden Of Gods to all levels of great mountain bike trails at Palmer Park hiking at both all in city limits. If you buy a home stay out of downtown area and south of downtown. Everything north is cool. If you are looking at spots Ft Collins is more liberal vs CS very conservative area with mega churches and military. Ft Collins has a lot of outdoor activities as well. Colorado Springs is great if you are single in the 20s and 30s but Ft Collins is smaller and same distance to Denver just north .

    @MM Bond: I don't think realtors/brokers are allowed to say anything (give advice) to clients about crime, demographics, how they would rate different neighborhoods, parts of town, etc. Sadly, due to that you have to find out yourself what part of a city to live in and the realtor just helps you find a property in that area -- they just deal with facts/stats/comps and such -- just $$/numbers, not address anything subjective like "quality of life" issues (even though they are VERY important!). For me, having lived there in Colorado Springs (COS) twice (and the 2nd time very recently), generally-speaking I wouldn't want to live in the SE quadrant of the city (Airport/Chelton/Murray/Hancock Expy, etc.) or in most of Fountain/Widefield/Security (cities/towns immediately South of COS). Or near/around Ft. Carson. The NW part of COS is "up in the foothills" and that's a nice area to live, too. And great views. And of course, some neighborhoods in the NW are quite pricey -- have $700K+ in your pocket to "shop comfortably." ;-) MY preference would be the "more affordable" (definitions will vary!) NE quadrant of COS -- the area up Voyager Pkwy to Interquest Pkwy and Northgate Blvd, a bit further North to Gleneagle, even out Gleneagle Dr to the newer neighborhood of Sanctuary Rim (mostly in the "woods" if you will). Back South into COS on its eastern side, I'd look at Wolf Ranch (older but recent), Banning-Lewis Ranch (newer, and growing towards Falcon, CO). And there are nice "enclave neighborhoods" here & there spotted around in COS that would be okay, but unfortunately they're surrounded by much older and "suspect" (and higher crime) neighborhoods. I'd pass on those... If you have Big Money ($1.5-3.5 range) then the Broadmoor Bluffs/Star Ranch (gated community) Broadmoor Hotel area would be nice as well, as those Broadmoor Bluffs & Star Ranch homes around the military's Cheyenne Mountain complex are definitely upscale. So are the homes around the Broadmoor Hotel (5-star hotel built in 1918 that has a HUGE layout and all sorts of facilities/activities, some even in the "mountains" nearby) have VERY nice homes/town-homes/condos (with BIG price-tags of course). And just NE of COS (but still fairly close) are Black Forest, Cathedral Pines and King's Deer areas -- a bit North of the Springs and also much of it "in the woods" -- which requires some $$ also as the huge homes also are on larger lots (land). VERY nice out there! So if you have Big Money you have LOTS of choices...but that's true anywhere, yes? Just from what I've been able to gather, and only IMO, for a decent new/newer single-family/detached home in COS you should have at least $600K to do any serious looking. For me, NOT having Big Money, I'd be looking for a new/newer town-home (not said single family/detached house -- too expensive) in the Wolf Ranch/Banning-Lewis Ranch areas, as that's about all I could probably get pre-qualified for (especially given the HOA fee added). That'd mean town-homes/carriage-homes (preferably new construction in new communities) in the high $300s and mid $400s. I left CO just recently (couldn't find a suitable "affordable" property to buy). The last month I was there (September 2022) I and my real estate agent looked, but all we could come up with is OVER_priced 30-40 year old homes in Fountain, CO, in "suspect" older neighborhoods. And all I coudl qualify for then (given my income and 2 major debts I had) was a max property price of $380K -- not enough! Two years ago(also with my debts at the time) it was a max price of $430K. That's how just 3-4% more of interest rates have hurt many of us looking to buy. So I'm back in TX now, working on my DTI ratio (so I can pre-qualify for higher mortgage numbers), but hope to return to COS to BUY (vs. rent) a property in 2-3 years, when -- hopefully -- the housing market there comes down a bit (actually, a MORE than a bit down!). More problematical (for me) is the current mortgage interest rate being too high -- don't want to pay that. Also don't want to buy a house that's artificially inflated price-wise with a high mortgage and then be underwater on it right up front. Whatever, I DO look forward to returning to COS sooner than later. However, if the market there remains high (inflated house prices) and the mortgage interest rate stays high in 2-3 years time, then I'll probably have to stay in TX and buy a property here instead where my money goes farther. Please note you can do LOTS of serious research online from the comfort of your home -- MANY HOURS of it would be time well spent, -- so also look at these websites for more info about Colorado Springs (or ANY other state's city town to get way more info): First, try CityData.com -- besides LOTS of info they give, be sure to read their "Colorado Springs" forum for questions asked by people thinking of moving there and answers given by people who LIVE there. Other good sites: BestPlaces.com (was "Sperling's Best Places"), and Numbeo.com might be helpful as well (cost-of-living info). Good luck, -- BR

    @@mmbond6560 You're welcome -- FWIW! 🙂 BTW, you mention the Boulder area: Don't know how Jamestown is, but (as you probably know living near it) Boulder is flaming liberal politics/culture/woke-wise. Of the 4 major cities in CO -- Boulder, Denver, Colorado Springs (COS = airport call sign) and Pueblo -- only COS leans conservative (I'm guessing maybe 60-40). That MIGHT be because it has 5 (?) military bases there, so lots of active-duty and retired military/veterans live in "the Springs." And it tends to lean Christian-values-wise also. Unfortunately, conservative/Republican voters in COS regularly get outvoted by the other 3 cities (liberals/Democrats). Even though most of the rural counties are conservative, it's still not enough voters to counter liberal voters. So if you're a liberal, those other 3 cities may be of interest (but I think Denver is more expensive than COS, and Boulder even more expensive than Denver). Pueblo (mostly Hispanic) has too many issues (crime/gangs) so I'd forget Pueblo. Oh, almost forgot: Check out Castle Rock, CO, as well: It's just about 30 minutes North of COS in I-25, about halfway between COS & Denver -- located in Douglas County, and I've heard Douglas County is more conservative than El Paso County (where COS is). Castle Rock (and Parker, CO, nearby) is where lots of people live who work in Denver and they commute to work there. Castle Rock is very nice and also growing (new home construction). ETA: Woodland Park, CO, is near COS...it's "up in the mountains" also, maybe like Jamestown (?), if you'd feel comfortable out there. But not a whole lot of stores and such in Woodland Park, and you have go go around (!) Pikes Peak south to get to COS, so it's kind of a drive...and sort of out in the sticks. ;-) Good luck, -- BR

    Transplants used to be cool ...until way too many of them up and moved to colorado sorings at once,causing tons of chaos and overcrowding to where its hard to get around or get anything done around all these transplants blindly flocking here in droves

    We find our community to be generally accepting of everyone! Honestly, when people make a stink about being a "Colorado Native" it tends to happen more so in online communities like facebook. You might see a few bumper stickers out and about, but I've never encountered anyone actually being mean about it. Wishing you a positive experience during your stay. Safe travels!
