    Well explained Nicole, the alarm and cameras are a good deterrent and if it's a connected alarm (i.e. when triggered someone in a call centre is alerted and can review the footage and inform you) then you can get the police over really swift if there is a break-in

    What if you finished renovating your house and is now an official residence, and then you decide to go on vacation for a few weeks away from your home. Are squatters allowed to overtake your house while you are on vacation and you have properly locked and secured your home ?? I would put a camera surveilance system throughout the house that sends video to a cloud server to have as proof of everything that happens inside the house while I'm away. Then, when I'm home I just cover the cameras for privacy.

    Hello Nicole,,a sensitive subject as yes I am afraid every country has rules and regulations concerning Squatters and I must say I find the perpetrators absolutely vile people,no one ever gives us nothing as foreigners in these country's where all we do is come visit and spend our hard earned money to help keep their economy going,,I have an excellent understanding of this type of problem and always use the old fashioned method of simply asking the squatters to kindly leave my property,I give one week to vacate and have NEVER been refused,the squatter understands my needs to have my property returned to its rightful owner,that is ME,,it is a terrible shock to us but with careful precise delegation,we trust in every ones judgement to see sense,,I hope all is going well for you and hopefully soon Steph and I will come visit,,I stay in touch with Lee,a fantastic guy who we shared many Spag Bol nights with

    Yet there's literal ghost cities built by governments with no one living there. I find it very sad you guys vaule property over life.

    Yes my Spanish friends also had squatters in their inherited house...it's terrible..

    Regarding 48h rule, you have to prove it to the police that they entered less than 48h ago and provide evidence (for example from neighbors) or maybe camera. Apart from squatters there are also people who rented a property legally and stopped paying. They also can't be expelled as well until ruling of the judge. So it makes it riskier to rent out your property so it's not a good investment.

    Insightful! There are actually quite a few properties selling cheap on Idealista in an occupied state. I wonder what would be the difference to ones possiblities to solve it, compared to if you owned it from start?'

    would be interesting to know why people become squatters and why spanish law grants them this many rights. i also noticed that in Spain most places have bars on the windows. I cannot live in such a flat. Feels a bit like prison to me.

    This is definitely one of the reasons people are fearful of investing. But now Spain has some private companies that offer a service to negotiate with the occupas. You want to start a business in Spain 😂 here is your opportunity, but speaking Spanish will likely be a must!

    If I owned property in Spain and rented it on Airbnb. If the guests didn’t leave, would they be squatters? Does that happen? When does the 48 hours start if they were already staying there legally and then overstayed?

    I read what Spanish lawyers say, and the 48h rule is a myth. Imagine if it was true, the scale of abuse would be gigantic, e.g a Spanish family leaves for two weeks vacation, squatters moves in, and the family can't return to its own and only home? The country and civil order would collapse. The reality is rather that if that happens, Police is gonna remove them between immediately and up to two days, and they are most likely get criminally charged. The squatter problem basically doesn't exist with inhabited and vocational properties. It is very real problem with unfinished properties owned by banks, which are empty for years, or if someone decides to rent illegally, and the people start stop paying the rent.

    Used a squatter removal company…waste of money….didnt do very much at all…in the end…sold the property with the squatters inside….family that bought it..removed the squatters….
