Love the plan but be aware of the condo market collapse. Ther3 has been a huge uptick in supply bc ppl are selling due to the new insection ordinances and the reserves they are requiring from HOAs. This means huge assessments coming in the near future to everyone and so ppl are selling so fast. I can see it already in price drops

For sure! The condo I bought actually went through this recently. For years, the residents were only paying $120, and they didn't have enough in reserves for a roof replacement. HOAs were increased to around $350, which in Florida is still relatively low, but for those who had lived there a long time, it nearly tripled their HOA, causing some of them to move on. Fortunately, it's a pretty small community, and they don't have any other large line items coming up, so it will hopefully hold at that new number for a while. And I get to join with a new roof just put in place, so that's a positive in my case. 🙂 But it's definitely something that anyone considering a condo purchase should dive deep into before making a commitment.

Thanks! Haha. Yeah, Florida definitely has its downsides, but I've been here on and off for 25 years, so it's become home for better or worse. 🙂

44? My eyes say you're not a day over 29 😉. Anonymous digital flirting aside your plan sounds solid. One low maintenance condo, plus a vacation home in Spain or vice versa depending on your perference once you're retired. On the dowmside having to pay a HOA every month forever does feel a bit like paying rent (especially when you factor in property taxes) but as I get older the thought of not shouldering responsibilty for maintaining an entire house and the lot seems more and more alluring.

Thank you! Home insurance in Florida can be pretty awful, especially when you add on flood insurance, required in so many areas. I had a pretty good experience this time around with Kin. I was referred to them by Progressive because Progressive doesn't offer home insurance for condos in Florida.
