Impressive home, too much home for most people.
These places are so “choppy”. Weird lines and silly appointments. Overpriced considering how much money you would need to make it feng shui if you will.
Hope you don't have a HOA. Can't do them anymore. Never again.
I can own any house I want. But I won't play that US game anymore of HOA.s.
Which area of Lake Chapala?
It’s in San Antonio Tlayacapan, just next to Ajijic. All the best Rich
I was hoping you would show the area.
I’ll get some drone footage for the next video for sure. All the best Rich
Ubicación
Just north of Ajijic. Heading straight up the hill
Thank Rich Varney for all you do to facilitate a smooth real estate transaction in a foreign country.
Your not a citizen of that country, unless you're giving up your current citizenship.
I can't wait to visit you 2 in beautiful México!!!! We're getting our swimsuits and our appetites ready!!! Love you guys
be nice to see floor plans and budget.
In the next video I’ll be showing the finish construction. I’ll be doing a thorough walk through of the property. All the best Rich
On average is it more expensive to build rather than purchase pre existing? Wondering how expensive the land is.
Land prices differ widely under each area to be honest. Anywhere from say 100 usd per square meter to 1100 per square meter. If a house have been recently renovated it could be sold for the price of a new home. It just all depends on area, finishes, views…it’s really a case by case scenario.
So what is the final cost?
It will probably be in the end around 500k. As there we are few extra from the initial sales price. Cheers Rich
Great interview! My grandparents are the coolest! Love to see you guys so happy. Cool video!
Thanks so much!
How do you find out if a plan with cover your perception?
White man buying properties in other countries, pricing out locals. 🤷🏽♀️
You are smoking hard drugs this home is worth 50,000 US not your asking price lmao 😂
Great video Rich. I am curious, on average, how much is the square meter price to build like this couple is doing?
Thanks so much! I square meter price for the lot and build all together is around 1640 usd. Pqm
Good clip and wonderful for the homeowner. How much they putting into the project ? $359 k.
Between 450k - 500k approximately. Cheers Rich

I still want this condo
Oh my it’s beautiful! 🇲🇽
Overpriced big white box . Nice furniture though !
Thank you Mr. Varney! Gracias Sr. Sanchez!
Very welcome! I really enjoy interviewing people
Very interesting information and interview. Good breakdown, thanks Rich. If you come down on temporary you can bring a car with you, but if you get permanent, do you need to sell your car ?
Yes, that will be correct Andrew. thanks Rich
Great information. Once you obtain the "Visa Temporal", are you forced to live/stay in Mexico for 180 days each year? Or can you stay 3 months, leave, and then, come back after 6 months and so forth.
There are no time limits either way. I’m told 👍
We used him and highly recommend Alvaro!
Thank you both for this information! I can't wait to live in MX!!!
I highly recommend Alvaro, he did a great job for me!
Thanks so much Sharon!
Great information thanks Rich
Thanks so much for watching! I have added the questions covered here instead of on the video. Please contact Alvaro directly on Lic. Alvaro Becerra Sánchez Migración y Naturalización [email protected] Questions for Alvaro: 1. What are the most common immigration options available for Americans and Canadians looking to move to Ajijic? 2. Can you explain the process and requirements for obtaining residency in Mexico? 3. Are there any specific challenges or considerations for retirees or expatriates moving to Ajijic? 4. What are the benefits of obtaining permanent residency versus temporary residency? 5. How long does the immigration process typically take, from application to approval? 6. How does the recent political climate or changes in immigration policy in Mexico affect expatriates seeking residency? 7. Are there any specific documents or certifications that Americans and Canadians need to prepare before applying for residency in Mexico?
You CANNOT have Medicare and Medicare Advantage Plan C coverage at the same time. Please check your info!
Hi There, I’d recommend contacting the Cathrine with any specific questions you may have. Kind regards Rich
Big house getting built. Should be very nice.
Thanks Andrew. Yes it’s going to be quite a property
I notice that most homes are 2 bedrooms in Lake Chapala area. Is there a reason for that?
Nice looking home for the money. Not cookie cutter, not thousands of dollars to maintain, nice size yard, nice and open inside. Won't last long.
Thank you McGrew. all the best Rich
I'm still thinking on buying something in Chapala, I'm originally from cali but my fathers are from GDL Los Altos, Im hoping for some good deals ,I should of taking the one you showed about 2yrs ago but I have faith in you Rich ..
I had very little money to spend for a house, but Rich came through. In fact, he sold me my house, along with two other houses for family members.
hi rich thank you for this video..
Very welcome Sir!
Hi, thanks for all the info. Loved the last series. Is there an estimate for the total build (plans site work and build)not including the land.?
Thank you so much. I will give you a ball park figure if that is okay. As the property will have similar feature from the home built in the previous series. The construction cost is estimated around 1000/1100 USD per sqm. This may vary as all the materials and Labour cost are in mexican pesos not USD. You of course can go lower per sqm if you were to not to use custom finishes ect. That does increase the price point somewhat.Just bear in mind, we have seen a 20/30 percent increase in materials in the past 3 years. Labour cost have also increased. This of course effects the final building cost. I hope that is helpful.
Really lovely community and condo.
Kool how much!
