Streetcar expansion is definitely helpful. But they need to get it to the other side of the river. Particularly, to walkable areas like hyde park would be great. All that talk about transportation was interesting and making areas more walkable and connecting those walkable areas would be huge. Also, did I hear light rail when discussing howard frankland bridge? Would be a good start to a light rail network.
Yes she mentioned some sort of transportation over the bridges as well. Also to and from the airport which is thought was interesting.
Are there any amenities in the communities like tennis courts, fitness centers, basketball courts, clubhouse?
Why is Dr Horton do bad
There reviews are based on thousands of homes they build nationwide and i will tell you each city is different. I have sold a ton of dr horton and overall i get great feedback from them here in the tampa area
Hey Adam the wet/dry ponds have all looked so different community to community. Do you know if they are natural bodies of water? Are there instances where they are just dry & if so can the lot premiums be negotiated?
Everything can be negotiated but its case by case. Its all about timing and in most cases based on demand being high, the builder isnt wanting to negotiate much but its not impossible. Also i dont think ive seen a dry pond… most are there as retention or overflow ponds and are connected to help control rainwater throughout the community

Like I’ve always said coming from and living in Daytona Beach all my life pretty much I think I can say I’ve found my new home and will not regret that I made the right choice to say Tampa is definitely a great place to live in.
Not sure if you have done a video on the subject of property taxes, I’m looking to move to Florida and I’m considering Tampa very much. Is the any property tax breaks for veterans? With 100% VA rating?
I can absolutely include it. The biggest va break to my knowledge is when you are 100% disability with the VA, you dont have to pay property taxes.

I think I'm going to need people to start saying what their definition of "affordability" is. Because "affordable" doesn't mean the same thing to everyone. However, my goal is to still move to the Tampa surrounding area. As soon as I'm able to have a reasonable chance to do, and be able to provide a decent lifestyle on my own income.

Waterstreet tampa, seminole heights has an area to crawl, midtown tampa, soho, ybor city Tampa has a few good areas but all have different vibes

This is such a bargain in today’s market! I think all those comments saying the prices are crazy are way out of touch. Unfortunately we just purchased in that price range, but we looked all over Florida and these prices are quite reasonable.

No. We had some crazy rains over the last week, but no flooding in Tampa. I believe possibly south florida had a few spots that had issues, but i havent seen anything in tampa more than a typical summer storm. My kids went swimming in the pool 4 times this week if that tells you anything

No way I would buy right now. I purchased my biscayne II from HBWB in 2016. The same home I have is now selling for $175k more than what I paid. No major add ons, just a higher price. I had to have 1527 sq ft of tile replaced in 2018, which caused my family to move out of our home for nine days. Has seven severe roof leaks, which the roof was completed by McDonald roofing. The yard was also not graded correctly, so I have standing pools of water. So, do not , I repeat, DO NOT buy a home from Homes by Westbay. The only decent area in riverview , well… it is not riverview. The subdivisions that are being built in riverview may look decent, but as you drive them, one will start to see a rundown area. Waterset is the only decent area to buy and live in. The homes are overpriced, but a nice neighborhood. The CDD fees are a bit high, but it keeps the neighborhood looking nice and makes people care for their homes. Good video, but the homes are too overpriced and not worth the money at this time. There is no way the second home is worth $700k. My $450k home, built in 2016 is just as nice l, 150 sq ft larger and is valued at 800k, which there is no way I would pay that for the home in 2024. If that house is purchased for 700k, the buyer will never have any equity whatsoever. I’m sorry to appear to be negative, but HBWB does not build quality homes. The same contractors used to build that 700k home from homes by west bay, those same people are building the cheap lenar homes. The builder pays for cheap labor/skills and then pockets these large increases. Just because of the high price, that does not at all equal quality. My family has been very disappointed with the promise of our quality home only to experience a very negative outcome. I would be even more furious to have paid 300k more to have these issues.
