i think thats a decent wage for decorators 70k all they do is a final deep clean after the house closes and decorate occasionally go to store for items basically work at your own pace

Thank you and absolutely. I’ve already got plans for it just waiting for a few more builders to open up shop. There’s not a whole lot to shoot over there right now, but I do think it’ll be a really nice community in our area.

Those crunched together (10 ft-12ft variance) homes with a driveway that your car is almost touching the sidewalk. Probably HOA too. No thanks.

What about us people looking for a house under 300k. Maybe 200k. You spotlight alot of the 400k+ homes that are mostly new...

Our average home price in tampa is $400k. Its def doable to find homes under $300k but its not likely that a home owner gives me access to video it. I can try to incorporate it in the future

I think mine is impossible, since I'm by myself I only need a house no larger than 2 bedrooms, 1 bath, 1000sqft. For my 37 yo house, 1500sqft, value about $150K, I pay $88/month for insurance, consolidated house and car.

Thanks for all the great information and coverage. I'll investigate this but thought I'd also ask here. Due to hurricanes what's the code for housing in the Tampa area for structures? What is the required material? Is cinder block required then siding attached or are they 2x4's with Celotex foam board then vinyl siding? Know anything about Ryan Homes that are being built in Pasco and Manatee counties? Since I am single I only need a two bedroom house and I found one they have, but it's not in Florida. I'm going to contact them to see if they can build it in Tampa, or are there codes in place to prevent these smaller houses? Lastly, if I go with a Ryan home, can you act as my buying agent? I'm not sure what is functionally different with a licensed real estate agent and a licensed real estate broker.

Quick answers for you. Ryan homes will most likely not make an a change if they are not already building that product in a community here as they are a volume builder and wouldn’t have permitting set up for that. Most builders here build block on the first level and wood on the second however some builders like dr horton will build both stories block. All meet hurricane standards for the area and will also include hurricane shutters for windows or impact windows. Lastly, there is no difference between a licensed agent/broker for these purposes. But having an agent represent you (which we certainly can) has its advantages as we can help throughout the process. The cost to have a realtor is built into the process and typically if you dont use one the cost gets absorbed by the builder. They usually wont use it as a negotiating piece to lower the price, so might as well have an agent as an advisor. ***** you have to have your agents name or have them present on the initial visit otherwise many new home builders will block you from adding them later and you wont be able to use them for representation (because they wont get paid)

As a resident of Tampa unless you have a large down payment stay away. If you are a everyday working class person the income in Tampa does not support the prices of homes . 320.000 is about the absolute lowest New Construction single family home you are going to find any older 3bd 2ba home on the low end is avg 350,000 on the low end. Hes right you can find Townhomes for in the 250.000 but that's the top of the market you have to think when you resale who do you think is going to want a 300,000 Townhome even now no one is buying the 300,000 Townhomes and those for 300 are in some very nice areas. If you're thinking of moving hear or buying watch the market homes are coming down slowly but they are starting to fall be patient and have everything in order when the time comes. They want you to buy now because they know the market slowing . If you're a two person income household make sure one income can handle your purchase if you're a single income person as myself now is not the time in Tampa unless you find yourself a deal you can find them but you have to constantly stay looking and be ready to buy cause they are few and far between right now

I didnt show an $800k home. I was saying that casa fresca is coming out with a new product that will fill the gap of $500-$800k homes as to not directly compete with homes by westbay in the specific neighborhood. They build $700k+ in that community with a focus on higher end

Thats a tough one but if you are open to going just a bit outside of the popular areas and would consider a villa or townhome its possible

For that amount, it should have been hurricane proof full concrete property. $430,000 is lots of money.

Most new builds are built up to code and have many hurricane precautions like hurricane straps etc. to be fair average home price is around $400k in the tampa bay area. Its a good deal in the new market we are in and for the foreseeable future

Agreed, its insane how unaffordable it is, not sure are people realizing how bad insurance is. Which is something that you have to pay for if you have mortgage.

Now tell them how. Property and home insurance rates have doubled

Not with new construction. They get all the discounts from being built up to recent code. Just had a client buy a $450k hone and his insurance was only $90/month. How about them apples!!!!

@@tonyn3227 thats probably doable but most likely not in major lagoon communities. I know one area near the veterans i think its called swan lakes that has great options on the resale side. Feel free to email us if you would like us to look in to things and when you are ready to buy! Happy to help
