    Hi, Elena 😃This is a savvier 'approach' to building, in 2024 plus... to BUY into. (i.e. Better to best location(s) at the more 'affordable' price point, in a 'heated' valuations, climate.) So did you' all also 'escape' to Van, as well? Or are ya "holding down, the STR fort..." gig, this summer!? 😎 And check out what I just 'emailed' as it makes more 'sense' (mid to longer term...) than STRs, I think??? 😉

    @@ElenaNevza Sorry to hear, that. Hope you're feeling better, soon!? 😃 (I'm finally 'walking' a bit more again, two years after that bad car wreck, at 58...) And BTW: I was referring to using YT and Social Media marketing (much like that guy Scott Jelinek is having "Joey" doing his lower end properties wholesaling, and joint venture deal splits in Virginia) with YT videos to 'present' property offerings, as aforementioned 2- 3 years ago. You could do that with Canadian or US properties, BTW. (i.e. He links postings and other's responses aback to his, and affiliate's properties on FB, YT, etc. And probably also 'syndicates' listings, accordingly? I will do the same... then hire some 'kid' in their 20s, to monitor it... as it's NOT my "cup of java!") Then build the: funder, investor, buyer and seller lists! And "creative terms" may soon be about the ONLY WAY to get buyers and sellers "making a deal" again, in 2025- '30ish?! (Think: 2008- 12, because it's either HERE... or coming soon, to a theatre, near YOU?!) Since AIR, etc. TRAVEL is BOTH "discretionary," AND on the E$G list. (Case in point: The current Florida, controlled demolition.) Just sayin' 😁😉😎

    Keep Generification high while displacing locals and not paying taxes. These foreign influencers and condo owners have made PV and every Mexican cost unreachable for Locals… enjoy until Mexican start revolution against it and government put restrictions for gringos.

    Why do you assume we do not pay taxes? That makes me assume that this is a reflection of what you do. I personally pay very high MX taxes and employ multiple nationals who appreciate and love working with us ( and so do we!) Thanks for taking the time to watch and leave the comment.

    After watching videos of yours we decided to drive to drive PV from Baja North, but it was bad idea. PV has dirty ocean full of mud and crocodiles. Zona romantica is gay people only zone. PV has crazy nerrow roads which get flooded each time it rains. Rent prices are very high even compared to Rosaritto. Weather is nice only in downtown PV, but that place is crowded, with big hills and potholes. nuevo villarta and surrodung area like sayulita are very hot. 3 bedroom old condo in El Tigre community was still 50k pesos per month. It was the only one decent place we found but what is the sense to rent there if ocean is not for swimming. I have to admit weather still better than cancun. Long story short we returned to our Rosarito highrise condo and this is the place to be for an American. Rest of mexico is a village. PV is full of homeless people, not many international tourists there, so i would never invest there cause airbnb will be slow, maybe in winter. But what is the sense to go there in Winter if ocean is not warm. I understand that Elena has her own agenda as a real estate agent. Every frog praises its own swamp. Food prices in PV Costco there are higher than in United States. What is the sense to be in the middle of nowhere And pay the premium for everything. If you want to visit Puerto Vallarta for 4 days it's fine but after a month you will realize that it is not a place to live, especially with children.

    Nothing in Puerto Vallarta is cheap. The prices are tru the roof. Ive lived here for 30 years,but when i see videos like this, with half truths, i get enraged. The whole system is corrupt. The notarios are corrupt. If you don't know what a notario is you will. So much i can say. Space is to short. If you think I'm hating than you can't face reality.

    The culture is definitely different and coming in with a know it all mentality will humble a person very fast. One of the main reasons I share this content is to show others how to avoid mistakes I made. I also share what I learned and help others win. Mexico is a beautiful country, filled with possibilities if you chose to approach it with a growth mindset. Sorry to hear that after 30 years here you are so unhappy. Also, do you think I can fit in EVERY little detail in to a 8 minute video? 😉

    Dear Elena: Love seeing your video. You are walking near where I always stay in PV so brings memories - if I did that walk I'd poke my head in to say "hi" to people I know. I sometimes laugh during your video - little things like you showing a property and, then, almost fall into a hole on the street out front - it's funny, becuase THAT IS MEXICO!!!!     There is a time of the year when they come out, however to be honest I never had them in none of our rentals, so I’d say fumigate and make sure neighbourhood you buy in is on the same page about it 👍

    Con #1: Manana attitude. Things that need to be done on time are often delayed. Additionally, interruptions with electricity ⚡️ and water 🚿 can occur in Vallarta. It could take 2-4 hours or even a couple of days for your electricity or water to come back after a storm, for example. 🎯Share more of your cons if you are in Puerto Vallarta, or what the cons are in the location of your property.

    Elena, what’s your minimum nightly stay? Or do you have a minimum? We were at 2 night minimum but recently changed to 3. It was a lot of turnover and a lot of work and it caused more issues for us.

    Hi! I change it depending on the season and charge more for shorter stays. Sometimes I allow 1 night stays but in general-2 is minimum.

    If you want a hands off approach- definitely hire the manager. If you have time and want to maximize your profit- you can do it yourself but there is a learning curve.

    Thank you John! $2-$3k usd retirement is possible here BUT it will be in an authentic area, not on the beach (but in my view amazing options are available) and you would need to get creative if you want to get MX residency as financial requirements are getting higher.

    Hi Elena 😃 I was also just looking at a video about PV pros and cons (due to personal, preferences) and perhaps another good idea for a video(s) might be also contrasting the "family- friendly" investment or accommodation(s) with the more "adult- oriented" area(s) and investments?! (Also mentioned was STR or longer term renting a place/s for 6- 12 months to "feel- out the area" and locale, before investing... which I would pose is a better 'USP' than STR, marketing... when the 'rental' demand has slowed.) And of course the house vs. condo marketing, for those who have already 'chosen' 1- 3 areas to consider acquiring a home. Have a great day! 😉

    Some units are 1 bed 2 baths, it’s just development dependant and 2 baths will cost more.
