A pretty house l am glad that the washer and dryer inside the house. 🙏Baltimore MD
When's the last time it was flooded out
Got one you can list for me. It's a handy man special. No hoa. Lot rents are a scam. Will consider owner carry. $70k cash. Owner carry 80k with half down, 500 a month, only 4.5% interest on remainder. 3/2 mh and land.
Thanks for the comment, welcome to the community! As licensed mobile home Brokers in the state of Florida we specialize in selling mobiles in parks on leased land and do not sell mobiles with land as that is viewed as and taxed as a real estate transaction in the state of Florida.
@@themobilehomedealer realtors sell leased units too and it's a real estate transaction whether affixed with title or not.
My credit socks my family looking to get into a mobile home here in wv is there any information if I would be able to get one to one
Thanks for the comment, welcome to the community! We would suggest contacting either 21st Mortgage or Triad Financial as they both write loans for mobiles in parks on leased land. Best of luck to you in the future!
Nope, lot rent is highway robbery.
Thanks for the comment, welcome to the community. Like we always say, there is a Buyer for every home!
Lot rent!! And it will probably go up plus insurance. Looks like some type of water damage in utility room. Nothing is a bargain.
Thanks for the comment, welcome to the community. Like we always say, there is a Buyer for every home!
I didn’t always have soft floors but it started on half that had the vinyl. I have a well and it started corroding the waterline connections. I had to peel bad the vapor barrier to repair them. I noticed that they would stiffing back up during the winter. Well since my back surgery I’m gonna go back and replace and seal up all of it. The cold air from my a/c seeps right through the floor
Thanks for the comment, welcome to the community! We hope everything works out with your flooring issues here soon!
How much is the lot rent?
Thanks for the comment, we cover the lot rent at the end of the video under "The Numbers Section"
Nice price for the house, however, the real sticker shock is the HOA who can afford that
Thanks for the comment, welcome to the community!
Just one word - GREED
Thanks for the comment, welcome to the community!
I enjoy your narration of these videos so I subscribed. Love the mid Florida homes just think lot rents are too high in many parks.
Thanks for the comment, welcome to the community!
Hope the previous homeowner gets the oil leak fixed in their car before catastrophic engine failure occurs.
Thanks for the comment, welcome to the community!
Great job Mark
Thanks for the comment, always good hearing from you!
Lot rent above $1k is fine if there are superb amenities. Otherwise, $14,400.00 per year to live in a “trailer park” is no just no. In five years that’s $72,000.00 just thrown out the window 🪟 😮🎉
Lot rent 1200 a month that's insane!!!!
And these prices are not locked in. They could raise dramatically next year.
Thanks for the comment, welcome to the community!
Thanks for the comment.
Thanks for the comment.
Pretty nice place for 35,00, but the lot rent is way over budget! I heard & saw a major highway in the background. very noisy!
Thanks for the comment, welcome to the community!
Got a handyman no HOA looking to sell. I moved. If you know anyone let me know. I'll consider owner carry.
Nice home but to much lot rent but thank you i just subscribed just to check out how they live in Florida lol

Lot rents are out of control

The more I watch these wonderful vids Mark, the more I am thinking about moving to Florida.
Thanks for the comment, welcome to the community! We look forward to seeing you down in the Sunshine State!
This is nice. thanks for posting.

Very cozy

Sewage is included in your water bill. Has things changed since I sold my mobile home years ago?
Thanks for the comment, welcome to the community! What is included in lot rent usually changes from park to park. We always suggest contacting the park office directly to get the exact run down of what is included in lot rent prior to making a purchase so that you have your budget in order.
What they dont tell you is they raise the lot rent every year
Thanks for the comment, welcome to the community. Just as nearly everything raises in price in our economy lot rent usually does as well this is correct.
Can you say how much they want for it?
Haha yes he can and he did tell you what the price was at the end of video he said 32,000 listen to video
Hahaha yes he can and he did say how much it was right at the end of the video he was talking and he said $32,000 with $600 a month lot fee 😅
Thanks for the comment, welcome to the community, we cover all of the numbers towards the end of the video in "The Numbers Section".
Question: How is a mobile home that looks like a double wide in your opening come-on photo end up being a single wide? Did you do that on purpose? Bad form!
Thanks for the comment, welcome to the community! This thumbnail used for the video is just the view from the outside of the home.
Mobile home parks do NOT need to increase lot rents every single year! They pack in trailors sideways and packed in so tightly they make a fortune. Corporate greed is the reason. Period.
Thanks for the comment, welcome to the community. It is a reasonable expectation for lot rents to go up each year pending on the type of amenities included in the lot rent.
Ive lived on my monile home for 15 years. My lot rent has increased every single year ive lived in it! My lot rent is now $685! Fortunately i own my mobile home, otherwise my mortgage plus lot rent would by approximately 1,300. Mobile home parks are NOT inexpensive housing!

Ive lived on my mobile home for the past 15 years. My lot rent has increased every single year ive lived in it! My lot rent is now $685! Fortunately i own my mobile home, otherwise my mortgage plus lot rent would by approximately 1,300. Mobile home parks are NOT inexpensive housing!
Thanks for the comment, welcome to the community. When looking at home ownership in the US, mobiles in parks with lot rent are much cheaper living then condor or single family living.
@@themobilehomedealer sorry i respectfully disagree. What do i get for $685 lot rent? A tiny piece of land 10 feet from the next trailor, and i dont even own the land. As for the trailor itself, trailors are flimsily built and get structural problems eventually due to settling under the piles of concrete under the trailor. And you cant take out a second mortgage or loan against the trailor. I know people who have houses whose mortgages are around 1500-2000$ pet month; a trailer plus lot rent of $1,300-$1500 is close enough to a mortgage on a regular house, for a lower quality dwelling.
How does it hold up to hurricanes?
Thanks for the comment, welcome to the community. This home is nearly 50 years old and still standing just fine!
. Do you ever have any MH in the Tampe area? Thank you.
Thanks for the comment, welcome to the community! Yes, we have home in the Temple Terrace and Zephryhills area currently in our inventory.

Cute home

Love how those realtor cameras make things look bigger than they really are.

Where do you purchase windstorm insurance on trailers?
Thanks for the comment, welcome to the community. We would suggest contacting your local insurance broker to see what information they can get for you.
This is one of the nicest homes I've seen. ❤
Thanks for the comment, we agree, this one is a keeper!
Hell of a deal Mark! Colony Park MP is real nice w/6 expansive clubhouses, 6 heated pools, pickle ball courts, tennis courts, shuffleboard courts, 2 fitness centers, dedicated dog parks, billiards room, game room and library. On-site Marina also present. Real nice area and surround neighborhoods. You get all this for the price mentioned. Great deal. Won't last long.
Thanks for the comment Neil, we always appreciate hearing from you!
💯
Thanks for the comment, welcome to the community!
is it a red town prop 2025 cause its looking a little off the beaten track
Thanks for the comment, welcome to the community!
Why would anyone buy one of the weakest flimsiest constructed home in the state that has the highest potential for catastrophic weather? Can we please use some common sense going forward????
Thanks, welcome to the community! This home is over 30 years old and has withstood nearly a dozen hurricanes and is still fine. Something to think about.
Is there a lot rent
Thanks for the comment, welcome to the community! Make sure you watch to the end of the video where we cover the "Numbers Section" as that will help answer all of your financial questions!
A tin can in hurricane land, but i would live here!! 😂
😜
Thanks for the comment, welcome to the community!
Yeah but look how long it has survived sitting on the same lot!
. I need something like this in Tampa. It's too far from my family. Too bad. Can this trailer be relocated?
Thanks for the comment, welcome to the community! Generally speaking, a home that is older than 20 years old is unable to get a permit to be legally moved from one location to another. This home is over 20 years old.
As a professional realtor let’s use the word “vacated” instead of the very awkward “moved out of”😂😂 ❤
Also stop saying "primary bedroom," it's MASTER bedroom. Stop pandering to the woke left.
A Real estate agent, a professional🤣🤣🤣
They just R U N N O F T!😂

Thanks for the comment!
over price by $ 10,000.00
Thanks for the comment, welcome to the community! Feel free to make an offer if that is what you feel the home is worth as we take all offers to our Sellers!
Living in a mobile home park is worse then living in a HOA.
Thanks for the comment, welcome to the community! Like we always say, there is a Buyer for every home out there!
500$ lot rent ? No ! that is horrible ! There is no law that they cant up lot rent daily or monthly or however they want....do they mow lawns for you? pay utilities, cable net? 45,000 is where it ought to be for new models......non of them are life time keepers, no mobile home is !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Thanks for the comment, welcome to the community. $500 lot rent is half of what the average is in nearly all coastal communities in the state of Florida and is $55 below the average for the county lot rent this home sits in. Just FYI.
great comment lauren
Wow! I love it!!
Awesome! Thanks for the comment, welcome to the community!
