    I saw 1 MH video where the lot rent was $1600/month. Once you get a nice home for retirement; you get hammered w/high lot rent going up every year.

    $40k to ‘buy’ the home then another $1000/mo to RENT the land it’s on? There is no guarantee that the lot rent won’t go up or the land is sold literally out from under you and you either have to forfeit/abandon the home OR spend at least $12k to relocate it and establish the home at a new lot. With mobile and manufactured homes that are on lots that you rent.. you will never ‘own entirely’ the place you live. You will ALWAYS have a ‘house payment’ in some form. It’s an illusion of home ownership. Plus mobile/manufactured home depreciate HEAVILY and do not typically if ever appreciate in value. This house (cannot even call it a property) is an opportunity to buy someone else’s disappointment. This and all other homes where you NEVER own the land and ALWAYS have a house payment is nothing short of a predatory offer and a just plain bad deal. I know this is how MOST of these types of homes work i Florida and throughout the country but it’s just a bad deal

    Thanks for the comment, welcome to the community. To play devils advocate, if you own a single family home in cash you will always still have a "house payment" on property taxes and HOA. So, one way to think of it is you never truly own out right a property you live in do you?

    The lot rent sounds like it is high, however, most of the mobile home parks are raising their rent to the current real estate cost. I've seen rents up to $1,500. Do I want to pay $1K for lot rent? No way! But, it is what it is and that is that it's not as affordable as 2 - 3 years ago
