Tenant Eviction, How do they leave my house?

There’s only one way to evict a tenant legally in all 50 states in America, and that’s using the court system along with the Sheriff. In Virginia, it's a very long process. All real estate investors go through this if you're in the business long enough. Today we’re evicting a tenant and taking back possession of one of my houses. It’s taken me 3 months to finally get the sheriff to show up for my eviction. This also means my tenant hasn’t paid rent in 3 months either. Join me to see whether my tenant moves out early, or waits until the last minute and makes us put their belongings on the curb. You simply never know if your tenant has moved until the sheriff shows up to let you inside the house.
We hired the locksmith to open the front door to let the sheriff in so he can clear the property for me to get inside. Will my tenant leave the property clean, or will they leave it dirty with junk everywhere for me to clean up after they leave? Watch and find out!!!

    Clearly the tenants where good people but having financial difficulties. As a landlord, I would prefer to offer a reasonable rent with a modest profit and have a long-term tenant that keeps my house in good shape. People over profits.

    I agree on reasonable rent amount. But the tenant knew the amount going in. It is hard for a tenant to catch up rent once behind. A month or two.

    As someone who’s been evicted, it’s such a hard situation on both ends. It’s devastating to not be able to afford housing if they’re genuinely struggling financially but the landlord needs income too. hard.

    You are 100% right because the rent today so ridiculous over $3,000 where I Am for one bedroom apartment! Or house next door to me is going for $2600 a month it's got like three bedrooms and one bathroom! New York state's is very expensive to live here.

    you are absolutely correct! it costs $1,300 for my 1 bedroom apartment and that is not including utilities (water and electric). no one wants to be evicted or the landlord doesn't want to see it either but he has to make money. hard on both sides I agree. well said!

    @@krishaskins And it's so hard to get section 8 if you don't have credit you can't get section 8 now. You have to go online too and put all your information on there which don't I like! And the waiting list for section 8 is sometimes 10 years if you're single.

    I don't know where this is but here in Florida once you get a eviction it is hard as hell to get a decent place to live you will end up in a place that's very unsafe if you get a place

    Yes, funny how he said the renter didn’t owe him money BEFORE knowing what shape the place was left in. I’m sure he was glad he gave the renter a good reference after seeing the place was in great shape when the renter left.

    Brother that was karma...you gave them a great reference. In turn, your house is in immaculate shape. These folks had something going on and it happens to the best of us. Your reference allowed good people going through hard times, to move on over a hurdle. And as for you, same thing..we all see that.     OR their husband had a massive heart attack immediately followed by a triple bypass at a hospital 100 miles away. All this at a time when they were living paycheck to paycheck. Oh, and a shout-out to the alcoholic bitch of a landlord (who drives intoxicated more often than a Kappa Delta Phi sister during pledge week) who would not give that woman 2 WEEKS to come up with the rent after 7 YEARS of uneventful occupancy? Honestly, that renter MAY have living in that property.....before and after TWO of the landlords (feedings) marriages. And the beautiful new granddaughter from her lovely 15 year old daughter. So, you know 🎉 The point is, I take the landlords disgusted comments about a renters payment history with a grain of salt. It's their side of the story, or at least how they feel about folks. Like shooting stars 🌠, sometimes we are look up at from down here where the vast majority of us live at the exact moment those who had convinced themselves they were so much better than us. They flame 🔥 out in a glorious burst 🎆, the remnants drifting slowly down to solid ground, to live among us. Just kidding . But no, really. Welcome! Block party's the last Saturday of every month.     It took me 45 days to evict my tenant but i didn't need the sheriff because she left Edit: it was also left very clean

    You’re a kind person! It’s difficult when rent is more than 30% of your income, which is an old school financial rule. Rents are high and pay is low so people just cannot keep up!

    That is not a constructive comment. Everyone can be living within their means, but this country has exorbitantly high rents and it may take one medical bill that puts them into a difficult situation beyond their control.

    As a landlord, I have no sympathy! I see these tenants with cell phones, new clothes, nice car to to start! Try not paying your taxes, see what happens! Here in Pennsylvania don’t pay rent, out within 45 days!

    61soldiergirl That’s how it should be. And impossible to find the next place you rent from. 45 days even to me is to long for a tenant to be staying rent free. I had a tenant almost broke me and that lesson will never happen again. Damaged everything in a house that you could possibly damage. In a few years hopefully I can purchase another home again.

    KendraPlayzRoblox Gamer I feel your pain! Have to have a cushion, I never spend profits from rent-SAVE the profits, that is the cushion. Before long you’ll have that cushion, then save for another rental, then another and so on! Never section 8’s, I give a nice place reasonable rent, clean house- get long term tenants. I put into lease, a walk through every 2 months, very strict lease- if don’t like, I don’t want, cause their trouble.

    Had a bad experience with a "friend". Drug addict, mentally ill. Her father was my friend, and he had cancer. All the things that happen with an addict got worse while he underwent surgery, treatment, chemo, dr. visits. He finally told her to move out, she dragged her feet while abusing him and anyone in the vicinity. Once the locks got changed, it was everyone else who neatly boxed up all her belongings, stacked them in the kitchen, rented, loaded and unloaded the moving truck into storage, and cleaned up her filthy rooms. The executor fed the addict and her boyfriend when they finished. My sick friend exclaimed two days after it was done "I didn't know how much stress she was putting me under until just now." Sadly, he was dead 6 months later.

Though it sometimes seems like people are more disrespectful these days, I still believe that demonstrating respect, and as you said, compassion and empathy is the way to not only advance in this world and life, both financially and spiritually, but also the best way to teach- by example- the next generation that cheating, lying, stealing, and "trolling" other people are negative behaviors that will won't pay off in the long run. Hard work, giving of ourself to our communities, integrity and loyalty to our loved ones and the principles we believe in will ultimately push us to achieve all that we dream of.     Great video Mr. Haskins. I am seriously contemplating on evicting a tenant. The tenant I have always pay 10 - 15 days late plus late fees. However, last night I had second thoughts because you are correct, it is a long drawn out process which could take up to 3 months or even longer. I never done a eviction before. But what I was thinking as I slept on it last night, is that as long as a tenant pays, regardless if it's late, you shouldn't evict them because the asset is still performing. If the tenant completely stop paying, then you have no choice but to evict them. On the other hand if you have deep pockets, I wouldn't hesitate to evict them. My advice is to always have 2-3 months of your mortgage paid so it can buy you some time just in case of an eviction or vacancy. And of course if the house is paid off, you have a better cushion. It takes so much time and energy to evict people and get the property back into rent ready condition. Then you have to wait again to get another potential tenant. The process starts all over again and it's tedious. What I learned is I will not be managing my own properties in the near future. Instead, I'll hire a competent property manager. Mr. Haskins, your notariety and following is huge and continues to grow. And congratulations for an interview you are going to have with the great legend Mr. Ron Lagrand. This tenant was 3 months behind so I feel like it was time. They surely could've paid one month to try to get back on track. I suggest you keep your tenant and keep collecting late rent plus late fee, it's the best situation for you, from what you've put here.     kris haskins Hi Kris, I am a landlord and have 6 properties in Michigan . I told @Gerald that because I too am going through the eviction process where the lease terminated in November and the tenant won’t move. During the course of the lease, I’ve waived late fees and excepted rent late and when I brought it up that rent is due on the first. I was scolded because I allowed the tenant to be late many times. I was told why try to enforce the lease now when I wasn’t in the past. So now I vowed not to be inconsistent. If my lease says rent is due on the first, that’s when I expect it. I’m still learning this Landlording thing. But Gerald can do whatever works for him. Thank you and great video. That house is really nice.

    Who cares. I know I wouldn't. They saved up the rent to move. Before I became a landlord I did the same thing in My younger days. That comes with being a landlord. In this case, the former tenant left the house clean & undamaged. Other than that they left owing a rent bill that won't be paid.

    @Lee Birdie I don't have bad credit. its just I don't have credit established.....I never gotten into debt with building credit. I am debt free. so having no credit built makes it hard to get a loan for anything.

    I moved out early and fast. I month. My landlords were alcohol pill heads. Didn’t figure it out before I moved in. Problems with squirrels in the walls driving my dog nuts. Old insufficient ac. In Louisiana. Heard from all the neighbors about them illegally locking tenants out. Stealing possessions. Just shady. And I’m a landlord myself. I have really nice stuff. Never late on anything. I started smelling a rat and felt when my year was up they were gonna jack up my rent so they could get access to my stuff. I was having health problems residual from my breast cancer and my mom in Ohio asked me to move home with her. Started boxing up my stuff. When I was in packed up I rented a uhaul called a moving company and in 4 hours it was loaded up. Cleaned the whole place spotless took pictures left the keys on the counter. Sent them a text. Moved out. Keep the deposit as the last month rent because I knew these thieves weren’t gonna give it back. Her response confirmed all my suspicions. The problem isn’t always the tenants

    I understand some Renter Insurance policies include Relocation Assistance. If I find reasonable providers in my area, I plan to make this a Rental Requirement. This way Renters have funding when they need to relocate. Less headaches.

    @@ImSoReadyToRetire Just like Auto Insurance is mandatory here in California, it's getting to the point where mandatory Renters Insurance may be the best defense against unexpected expenses that most Renters don't plan for during eviction. Especially when I'm reading that new laws against Landlords are being adopted that make it more difficult to run a rental business.

But if Renters Insurance can be used to help Landlords recover from damages caused by Renters, I think it will be easier to contact the Renter's Insurance Company for reimbursement rather than constantly deducting it from their Security Deposit or reminding Renters to pay for the damages they caused.

    U sure cam and I highly recommend u do, I simply made a bad decision here not telling the truth and i do regret that fact. Oh lord i do. My Roundup peeps have been bashing me big time. This one little lie has haunted me for some time. So, all went well when they moved our and we all won. So if u get 2 previous LL's then there's a better chance of success. But some times peeps will pretend to be landlord.

    I'm a Handyman who works for a few Landlords. I change out all the locks and do the necessary repairs. This situation is very rare. I have had to work on places that were totally trashed after only a couple of months of occupancy. There is one apt that I have redone at least 8 times in the last 5 years. I hope all your properties get turned over in this good of condition.

    Yes, I did play a part in that on this deal, I'm not proud, my only solace is they were great people, I'm sure they took cate of their next place. Later, they came back and paid me for their rent and all fees. I have to live w that one m9ve, it didn't feel good.

    I evicted tenants and they broke in and began squatting in the basement, stole the toilet, cabinets, washer and dryer, copper pipes, it was horrible!!! I was a widower 28 years old working with 2 kids, smh

    I'm so blessed that I've never had to evict anyone from any of our rental properties 24 Years & counting. I discovered a LONG time ago to rent to the Right People & U don't have 2 evict them. I have a gut feeling about people & I always gage their vibrations. You can truly sense good & bad people....even thru texting and phone calls. Now our rentals are in San Diego County so you have to have $$$$$$$$ to rent here😎

    I did just the opposite. I called the land lord of the house that my tenants were moving into (they were already out of my house) and told her how they stole valuable items from my home...Her reply. .."she didn't care" I told her...good luck!

    I worked and lived on a property yrs ago. Fell and got hurt bad, was out of work for 2mths but pd my bills. I ended up getting evict latter, lost job, I left apt spotless, touch up painted, all repairs done, and steam cleaned carpet. Did a walk threw and turned in keys before eviction date. Office was shocked " no damages nothing wrong" they rented it a few days latter!!

    That's exactly why I did that, to this day, that had been one of my most defining moments as a human and investor, my git still cringes at the act. I'm doing my best to get over that one, because things could have turned out a lot worse for all of us.

    I never had a problem with paying rent honestly 2 times with a landlord I forgot to submit rent before I had direct debit of my rent submitted and my current landlord I entered my account. Since the global pandemic I set aside 1 month rent aside. If I couldn't pay I plan to tell them I can't and still pay the rent since shit is messed up.

    You're near my area today. When I first started out being a locksmith as my very first job I did a lot of lockouts. That was back in 1979 lol. Prices were cheaper then. A service call was 19 dollars and then whatever you had to do.

    Not much left on the house to be removed out of the house. Looks like they cleaned the place before leaving is unusual but a blessing. There was no damage done inside the house. Good to have the locks changed for safety reasons. Plus be already done for the next tenants.
