Landlord w 70 Rentals Reveals How He Built a Section 8 tenant Empire

This landlord has 70 section 8 rentals and wants to share his secrets to how he passes inspection on the 1st time so his section 8 tenants can move in quickly.     I am a Section 8 landlord and I would not pay the tenants utility it is not worth it. You receive your check between the 1st and 5th of each month and the tenant has a portion to pay.

    Can you list a property if you have a mortgage? I'm thinking about moving out of my property in a year or two to move out of town to be closer to someone special. I will have a mortgage and I'm wondering if I can list it on the section 8 or the VA portion of section 8

    This is a nice template, but I encourage all of you to remember what your individual missions are. Of course we want to make money, but I also want people to have a great place to live. I can absolutely make money and my tenants feel good at the same time. Blessings.

    You are a decent landlord, unfortunately most see the working class as a bank and give deplorable living conditions because they are trying to save a few dollars. It took a year to fix outlets in my apartment.

    thank you, i am on section 8 and am very thankful. I think most landlords are afraid of section 8 because it has a bad rep for tenants, I have lived in my house for 20 years and have done a lot of upgrades on my own , such as glass tile backsplash, crown molding and my landlady has never had to do anything and she is happy with me as a tenant, so dont be afraid to rent to section 8 people

    What's insane about this is my family had the same absolute misconception of Section 8 a couple years back, we thought it was probably bad and would bring a lot of problems. Boy were we wrong! Literally can make your life 10x easier as a landlord!

    @@six6goddess214 They (section 8) does send a 1099-C form I believe at the end of the year for you to fill out as a landlord. Not sure if that helps.

    You sound like someone that will not be on section 8 very long. Stay positive and make smart financial decisions and you will own your own place very soon.     Great video, 60% of my portfolio is Sec 8. Colleagues laughed at first, and even the insurance company tried to tell me how many houses I could have. Purchasing more homes and my first option is always Make it Sec. 8 ready!

    My lending officer loves the fact that 90% of my portfolio is sect 8. Private renters in a Blue state (Illinois) know that the laws are against landlords when there is an eviction

    My family together have built a small legacy off this business. We've owned up to 73 apt buildings at one time now we're down to 24. We were here in Los Angeles at one time the biggest SEC-8 Vender in the city. There are ups and downs but if you diligently keep your properties up you will not have any problems with Housing Authority

    You can use plastic spackle to patch holes and use a wet sponge to smooth out the patch before painting.

    I like watching your videos because there's no "forced excitement" ("WOW, LOOK ATHIS FLOOR!" "I USE THE PACKAGE PAINT FROM HOME DEPOT!") It's just normal people talking about what they actually do. Lots of gold in this video. One question though - how sturdy is the painted floor? I imagine they will scrape up quickly with moving furniture, etc... Is there a special paint or sealer used for the floor?

    Mini split units are heat pumps and heat pumps don't work well on temperatures below 30 degrees and don't work at all below 20 degrees. Usually below 30 you turn on the electric heating strips which will drive your electric use way up. They are starting to make some heat pumps that are supposed to work below 0 degrees, but most heat pumps don't put our really warm air. Now it is usually higher than where you have your temperature set, 68-70 degrees, but usually not much more than 5 or 6 degrees. The air flow while warming can actually feel cool.

    I want to add a caveat. I've seen a heat pump that claims to work down to 20 below zero. I think it's called Mr. Cool, something like that.

    @@bunnymanmoe8819 great question. I have a vacancy in a landlord friendly state that I re-rented and Section 8 pays 100%. It's only been a few months but so far so good. Takes a while to get set up in their system, but the automatic deposits are nice! I have two vacancies in landlord unfriendly states that I'm deciding what to do with--the market rate applicant pool when I was getting ready to re-rent was especially weak so I may go Section 8 there also, but still deciding.

    The lifetime warranty saves you money for the long run. I renivating my house and I made sure I sign up for companies that are at least A+ an been in business 7+ years before I sign up for anything with them .

    It’s not expensive when you’re getting paid fair market rents. If you weren’t on section 8 the standards to get fair market rent are high. Everything needs to be updated and Central Air is a must. If not then the rents are low.

    I'm a contractor & a LOT of the "nothing fancy" things you mentioned are put in $800,000+ modern & transitional homes nowadays where I am!! Mini splits- I put mini splits in my own home, not only does it keep the house at a more consistent temperature (I can have the ac at 68 in the sunniest end of the house, 70 on the middle of the house unit & totally off on the side shaded end of the house) but it was cheaper to put in than a new hvac set up AND my utilities are half what they were before! I will put mini splits in all of my future homes! 1 × trim- My sisters fancy $5500 a month modern loft had 1x trim (with a 3/4 x 3/4 square as quarter round) & when she was building her house she chose to use 1x as trim cause she said it was easier to clean & went with the sharp lines of her furniture. No counter space in the kitchen- my first apartment was exactly like this, I got a free solid wood, vintage, dovetailed drawer dresser off Craigslist, painted it & used that, when I moved since it bothers me that bigger kitchens have so much less storage than that! The old solid wood ones with a thicker solid bottom drawer hold heavy pots & pans no problem & it's beautiful!

    Great video....So far. I plan on being a Sect 8 (HUD-VASH) landlord in the future. I am actually a current hudvash Veteran living in subsidized housing now, this is a gold mine that few know about. Hint...it works better in high cost cities, my 1 bedroom voucher is good for $2400. Read that again... $2400 in my market. The veteran still ONLY pays 30% of his/her income, no matter what that income is, with a bottom floor of $50. that could possibly be a check for $2350 PAID by the government each and every month.

    here's the thing, I thing the old image of real estate investors is gone. The NEW RE investors are simply cool dude conducting business. We look like the normal guy walking around, it just that we have a TON of horses in the stable to act quickly and make BIG decisions. I want people to know you can do this too, it's not reserved for a certain segment of society, it's reserved for people like US!

    Wish owners knows more about section 8 programs around the twin cities. There is a low of inventory of apartments that takes section 8. Then there is the section 8 market rent for tenants to follow with the utilities included into the rent. That a tenant not allowed to go over the market rent to find a new place. There utilities sheet what cost each month for individual appliances to lights are low ball numbers cost twice as much. After give a 61 days noticed to section 8 then a 60 days notice to your landlord. Pray to find a new place before two months is up.

    I put up curtain hooks so the tenants won't need to. It only costs about 40cents a window and once again saves damage. The tenants can then purchase their own curtain rods and curtains. If you put up rod and/or curtains, the tenants will take them with them when they leave.

    Great videos. I'd like to make a suggestion to a common problem. We have a wall in our rental that for some reason people love punching. Most times when they punch the wall from the living room side, their fists would proceed threw the kitchen side just above the stove. I installed Durock in the area of difficulty & the damage stopped immediately. There was a little bit of a difference between the thickness of the sheetrock and the Durock, but it wasn't anything that a little bit of mud work couldn't handle. The little dents cover easily with touch up from mud & paint. Hope it helps. Stay healthy yall.

    I just found your channel and this is 20/20 and my landlord doesn't do anything just keep receiving a check and just recently his workers stiff me on any work that need to be done and left everything I mess I had everything all smashed in my dining room also they broke my smoke detectors slapping paint on the wall I had to redo everything

    Always wanted to get into Section 8 real estate in the future, rn im savin up to flip a house i do construction free lance im 18 but i been doin construction since 14 n im stacking up for a house n just got a job to remodle an entire house which will be like 25k in my pocket lol so ima look into tryna buy some section 8 after a couple flips. gonna try to wait out this covid shit tho hopefully prices drop soon and ill just buy as much as i can and turn them into airbnbs and wait for appreciation

    @@bunnymanmoe8819 Went smoother than even expected, Im now freshly turned 20 and with out going into all the inter family dynamics , got to get a property 15 minutes away from clearwater beach for 210k with a pool and a 19x36 2 story garage/workshop in the back. Got it in April, took 3 months to flip the main house. Hell on earth, blood sweat went in to it for real lmao learning everything on youtube, turned into a mediocre plumber, electrician, everything u can think of lol. But a lot of learning , cost about 50k in remodeling costs. and hard work but now its been on airbnb for since september, 14 5 star reviews 🙏🏼 $8k/month so far avg. and the mortgage on my parents house to get us the property is like 1200, we refinanced my parents house to get this property for us and now we just started the 19x36 2 story back house, will be a 3bed2bath in law suite, modern as hell. Going great so far

    Thanks for the video. Most people do not realize it can take years to get a rental voucher. They are like gold and 98% of the time the tenants will do the right thing. If not they can lose their voucher. Been burned twice with Section 8 but overall it is the way to go. In my case I stress I don’t rent shack houses and usually a man shacks with his woman and that is where problems come in. I tell the tenant and in the lease no one other than the ones the housing authority approves can live there.

    Just realize you can’t stop a human from being human. The bf is not a problem. It’s you. Do your due diligence and screen your tenants. Quit buying shack houses and you won’t have to worry about the woman shacking up with someone willing to stand up for her. Especially when the slumlord makes a ton of money off that shack house

    Kris, Thank you for the video. We are getting ready to close on our first property which will be used to provide section 8 rentals. The county we are purchasing is requires all utilities to be lienable. So we are going to be following all the directives from mark. I have three questions: 1. What's the biggest homes the mini-splits can heat? Are they good enough to heat homes in Canada during the cold winters? Why does Mark use the trim everywhere (my partner is in construction and seems to think the effort to place trim everywhere won't pay off, so were curious if you or mark could elaborate a little more on the alteneratives he used elsewhere).
