I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. Big Credits to “Catherine Morrison Evans” she has a web presence, so you can simply search for, there are some others but it might be difficult to get them, but Catherine has been a good guide through the year.

Home prices will come down. Look at how much the monthly payment has gone up with the new mortgage rates. Add to that the recession and the fact that mortgage guidelines are getting more difficult. IMO home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes..

I was actually in the market to purchase a home recently but obviously it isn’t a buyers market right now. There was “last minute” price increases, and the demeanor that new home builders and realtors are “if you don’t pay that amount then someone else will”.

The rise in prices is due to inflation , not the market. The rates aren’t even technically high , they were just at an all time low for the last couple years. They’re increasing faster than ever before but that doesn’t mean the rates are high. When you think about it 5% on a 500k loan is low asf

Unfortunately Black Rock is working against that thesis. They are buying up single family housing. By overbidding to buy everything they bid on. They are helping to prop up home prices. I am hoping for a fall myself but they are making it less likely.

She's 28 y'all and not wasting her time out here dating for IG looks & likes. She settled down with a good husband now raising 4 kids wonderfully, all the while building a real estate empire. It takes great teamwork to do all that. Kudos to her🎉 It takes two to tango always!!!

LIBERTONCORP is young. Holding almost anything mentioned here is a good hold because the VHS or Beta will only show in time. I want to hold them early. Its sad that most dont think of these things as good future holds instead of being out of the market and bottom hunting. Are we the adopters or are we scavengers? surely one of these layer ones will become the standard and i dont want to sell any of them too early.

I love getting paid to hold an asset, especially while it grows in value. One of my favorite ways to do that is by holding dividend paying stocks. Nothing like a dividend REITS to give you diversification AND income! Gotta love it. $192,000 of passive income made in 2022.

I came to realize that bear and bull markets provide opportunities for high gains, I used to bluff people who boasted of making a fortune in such bear markets until I do it myself. There is so much birth control that one can take to stop pregnancy. So I’m willing to bet she had these four kids because she wanted these kids. She’s young and still has the energy for it. Has got to be Stocks but of course, you have to be well informed on the right ones or better still, get a pro to handle it for you (that way, you save time and minimise risks). Made my first million this way earlier this year. One more thing, one can wake you up by 2am to complain about a leaking pipe, the other can't.

That is amazing, out of all the older people in her family, and the age she was at,very young, her grandmother put her trust in her instead, just shows her grandmother saw her worth a long time ago 👏

✌️Giving all praise to this team of guru's for bringing my life back on track when I thought everything was gone, but with the help guidelines I was able to realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 10k in stocks (with the help of my Financial Advisor of course) and made about 110k, but guess what? I put it all back and traded with her again and now I'm rounding up close to a million.

Her grandmas and grandpas blood runs in her veins so yeah she was destined to do this with or without grandmas property.She was born to improve upon what they started. Their gifts and talents were ON FLEET in HER. She may have in a large amount what they had but in little smaller amounts.....DETERMINATION THAT determination gene got her to where she is at today. yasssss!!! See, many have been left property by grandmas and grandpas but alot of them did not imporove upon the blessing the way SHE DID. Some others sometimes even lose the house. The blessing gets loss by them for many different reasons. So, it becomes a waste of all grandmas work and all of her income put into securing a house that she planned to leave a grandchild. Not every grandma or grandpa are able to look down from heaven smiling down on those grandchildren ....some are rolling over in their grave with disappointment. So. no it was not just the inheritance that helped her..... But you are right in that yes ...it jump start her FOCUS......yasssss! This women's grandma is definitely smiling and throwing a party for every property ownership signed by her beautiful granddaughter. yasssssss!!!!!

I was with you until the student loan part. The truth is student loans if used for a solid professional degree can be a good tool. It should only be used after exploring all scholarships. The problem is people going into debt for degrees in stupid in majors like Philosophy, Psychology. Majors that will not lead to a job.

Understand, she was street smart and had a husband that she worked well with. Foundation, she got lucky with the house, I would definitely listen to what she had to say. But I say learn as much as you can and. Apply it. But as your kids are young teach them let them exper5 your woes they will out think that before they come of age. Depending how old they are now. Some people just spend the money.

I can never watch more than 5 minutes on KZread of anything but this interview was great. I love her! The entire time she was speaking so much knowledge she had me hooked. Not only knowledge regarding finances but life in general.

My first time visiting this channel an I just want to say thank you for this. I've been contemplating about investing in property for a while now. Loved it.

As an African I loved hearing her talk about being an alpha woman and still have your husband back and be prepared to take the lead when necessary. People keep trying to put black men and women against one another, that's how they managed to enslave us - they divided to conquer.

Keeping it real, I do not have the patience to teach History to ignorant people. If your people was enslaved differently, I am sorry for those who suffered - you should honor your ancestors by doing research and acquire knowledge; you can write, so it tells me that you went to school and probably know your way to a nearby library. Her grandmother knew what she was doing when she left the house to her granddaughter. It is amazing what she has been able to do in such a small amount of time. She is a savant.

I need women like her in my circle. I love her mindset about EVERYTHING. It’s so rare to find people who think like this in our generation. She reminds me a lot of myself. Except I’m not a millionaire (yet) 😅. Mindset just different. She’s a vibe !!

Absolutely blown away by this interview. I'm glad to hear that someone is actually talking about having the mindset of being debt-free when it comes to investing in real estate instead of getting in debt by using OPM. which is what you hear often from gurus in the field. Also loved what she had to say about marriage. True wisdom coming from this young woman.

At 30:21 in she spoke about her "setbacks" like selling her grandmother house for half of what she could have gotten or the wholesale situation. A setback is nothing more than an opportunity for a set forward! You can not quit things you're passionate about and believe in! If you believe in a certain method, it's usually because it's been proven to work either by you or others. If you have a setback or even total loss...it doesn't mean it doesn't work or not for you! We tend to give up on things too fast. We give up when we "fail" but a failure is not a failure if you learn something from it! A failure is only a failure of you quit. If you learn what went wrong, how to avoid it and start over....you failure was only an attempt! Next time you'll get even further!

She needs to write a book on relationships, I love it!

We have alot of her honestly ❤️with non ambiguous black women. She has the energy of a unapologetically black women beautiful inside & out . Let's be honest 🤔 how many black men successful ones pursue women who look like her, but the survival of the black community depends on it.

Wow. I have not heard such profound wisdom coming from the mouth of such a young wise African-American youth. I am almost 61 on August 28 & have paid $1,000’s for a lot of real estate seminars, I never have I heard these pearls of wisdom. My real estate goals now seem very reachable. 😃

All these old souls, aka ancestors, coming back to us in the age of information and abundance through the Millenials to feed us. We not goan get our forty acres and a mule because they came back serving us the whole planet! The wealth is abundant, the opportunities are endless, and the knowledge is priceless. Let's Eat!!
