As you know, I LOVE LEASE OPTIONS! But in the past, I haven’t taken my own advice and/or gone with tenants that have Government subsidized rents. Well today I’ll take to you one of my rentals, where a Housing Choice Voucher tenant (aka section 8) tenant is moving out and now I’m going to convert this house over to a lease option rental. The best thing about lease options is we do NO REPAIRS! I'll bring you into the unit at the same time I’m seeing it since the tenant moved out
We also have a surprise because an actual least option tenant showed up while I was there doing my inspection. She was a sweet lady that was looking for a home for her children’s father. Apparently he didn’t speak the best English, I guess, because she said he was Mexican. I’m fine with that as long as they have a down payment. She’s going to view the unit and you’ll get to listen how I negotiate taking the house AS-IS because we don’t do repairs, right. This is golden because you get to see the interaction between us and how I handle all the possible concerns of the tenant buyer. I’m doing this so you don’t have to be scare or ashamed of renting what I call “ugly houses”. Stop doing repairs, because frankly your new tenant will probably be able to get them done cheaper than you can. Watch, learn then get out there and deploy this lease option strategy and get out of the rental business!!

    The outside wood is really nice.The inside wasn’t bad. I’ve seen other houses in such a bad condition that were so nasty and couldn’t even walk on the floor

    I came across your channel to learn about eviction, I work at a luxury apartment community and was just curious about the process, never had to evict anyone yet. I find your content extremely helpful, I feel like I am now "woke" and what started out as curiosity now on a mission for more information. I love how your videos are like your gospel and I see that it's not intentional or fake. You have a heart of a teacher. I plan to use your program as soon as my husband and I settle in a location, he's military so when they say it's time to go, we leave. But, this next place will be our last 🤞. I have been searching though your videos and can not find any content on why you rent to government subsidy tenants? You stated this in this video and touched on what it is, but never went in to why. I think this would be a great topic to go into. My understanding is your mission statement to help "challenged credit" and this is your niche; but what is the reason why? I know you have more to say on this subject, on the outside it seems to me they are high risk and heartache to deal with, why do you say always rent to section 8?

    I was a rental agent for apartments where I also live, people show up on their best behavior, then their "representatives" leave about a week later and then u meet the real person you rented to ! Pay attention, don't be afraid to lay down rules, and watch their faces (such as "no drugs"...works like a charm) another trick of the trade...walk them to their car, pay attention to the inside, if it's dirty, that's how your property is going to look !

    well, it simply takes a ton of action, AND plugging into the right system and people. Step out on faith,,, At the end of the day, nobody wins. We all end up in a box, so I was like "shit, why not give it a try".... Go make it happen.

    I am sorry I disagree about renting to only Section 8, Section 8 continually trashed my houses/ I had to keep fixing up behind them. Section 8 where I am abate the rent then you can’t pay for your expenses. You can’t keep their security because they are low income tenants. Don’t believe the hype- it may seem good but it can be costly as well.

    That's why there should be a Mandate In Place For Cleanliness in the rental agreement, and security deposit. This will cover any damages and clean up cost's to the rental site.

    I used to have 2 condos in a VERY nice area. Usually I would rent to college age (21 - 26) SWF. Not on purpose that's just who would show up. And OMG I'd come back after the lease and it would be gross. Whether it's sec. 8 or a girl having daddy pay her bills some people just don't have home training.

    I wish I could find one for like $3000 down and $900 a month lease to own. I mean the struggle is real in VA but I can do that I would want to say I will pay more than I can afford. You never know finances can change.

    yesr, everything convo is calculated, and planned. Either we're looking for answers, or building rapport, no big secret and all honest. I'm looking for background check for crime, and i'm looking for rental history, income verification and how much DP they have. Other than that, I can care less about other bills. If they're in a active eviction, which happens frequently, they must pay a higher DP, thnx for watching

    I wish they were more landlords like you up in upstate New York. I would love a leasing option as I am a roofer and would love a house like that with only putting 5000 down and paying 1000 a month I’m paying 1000 a month in rent I’d rather pay that know when it’s going towards the principal of owning the home I do all my own maintenance and every rental ever rent anyway.

    I have known people who never clean their house. They move into nice clean homes every year or two. Then move out when too many things fall apart. Always many months behind in rent. They also lie about how many kids they have and who all will be living there. Red flag when tenant will take anything as is!

    So Kris, you say that when a person is a tenant buyer, they are more susceptible to keeping the property up. Is it a safe bet to let someone tenant buy for another person and they don't live on the property? Why should that person care what they do to the property since they are not on the tenant contract.

    When I was selling my first two houses, I had people calling me all the time asking me was I open to a lease option. I told them no but in my head I was saying HELL no lol. I had a realtor tell me there was some kind of scam involved with that. I take it she was wrong? I assumed the scam part would be people moving in and then not paying, then having the owner go through that whole process to try and get them out of there? Have you ever experienced anything like that?

    Hey Ed, let me get it straight. We're concerned about the tenant paying u a downpayment, moving in and then not paying? I'm 100% completely fine with that. Either way if they dont pay, you've got thousands of dollars to buy some time back. If they dont pay, you've got enough money to evict them and move on. Dont worry about that, thnx for watching

    @SpankBuda Im not intimidated. I just wasnt fully aware and didnt have the correct knowledge....unitl now. Believe me, I AM moving towards keeping future properties that I fix up and Lease optioning them. Also, you are correct about those court procedures HOWEVER some states cater to deadbeat tenants and allow them to hunker down WAAAAY longer than I would like. So im going to try to focus on States that lean more towards the needs of the landlord.

    Yes, you can evict them like a regular tenant and repeat the process.

    there is a diffrence in roofing the roofer lays the singles and then you have the other side they call you labor you run singles up the ladder do clean up this that and the other the roofer shoots the nails ever one else basically helps keep that roofer busy getting the job done I have done it for a few years until my heart condition come up and most generally depends who you work for and how good you are as a roofer you make 40 to 60 dollars a square and labors make 9 to 12 bucks an hr thats if the boss aint Shady

    How many lease options homrs have you actually sold? I use to clean those places after eviction and NO one ever ended up owning the properties. It sounds good but doesn't happen.

    Since 2007, I have done NONE! However, I've had one client close one buyer. Very rare that they close, but it's ok. Just part of the business.

    How do you RTO an attached apartment? Rent to Housing? LOL. Keys, ever heard of a master key? I carry a total of two. I guess if you sell it to an illegal, you won't get sued. But I doubt it.

    That doesn't make sense. Do you own the property or is that a condo or something. I don't buy anything that shares land and walls with other owners. Shared driveway is enough of a problem that I won't even do that again.

    Investment landlords are the worst. Section 8 is a good bet because they make you keep the place clean. They inspect every year. If there’s complaints by the landlord & don’t pay up, they lose their subsidy.

    This is exactly why people are refusing to rent to people on Section 8. Yet, people on Section 8 are crying and complaining about not being able to find a place to rent. Well with technology nowadays, people are recording how nasty a lot of Section 8 tenants are and it’s discouraging for other people who rent to people with Section 8 vouchers. Not because you’re poor means you have to be nasty. My mother has always told us that since we were young.

    Ur exactly right, I love my section 8 peeps. But the fact is there are a few that have completely destroyed the rep of a section 8 residents , generally speaking. We have to do home inspections of the current living arrangements before we approve the applicant. I've been on some terrible home inspections of houses that were infested w roaches and filthy, so we must be vigilant with all prospective tenants including section 8 peeps, thnx 4 watching!!! I wish u well

    I didnt show u the full tub, u would've lost it. Poop and used toilet paper in the tub. It was a mess.

    like show, landlord for 28 years. In your comment on giving a eviction as soon as the law allows for non rent payment is the best tip I would give. Like you 5 days after rent due eviction process can be started,

    Lol trust me if you did the work to fix this place you would be too tired to even call your cleaner to clean the tub. If the tenant was an open friendly person and had community members that offered to help clean it wouldnt look like that. My man works and the CHEAP material tub gets tingy so quick . I clean it all the time. You need to get real if you are serious of what it takes for upkeep. I mean...you dont bother and admitted to discriminating towards how someone receives income for rent.... I wouldnt pay $1 for that place just out of principle.

    You Have a lot of excuses. Are You one of those tenants or one of those landlords that charge high rent's leaving tenants in termite infested, mold build up structures. . . . .which one are you because you're not a saint. . . . . .I'm not being snarky. I'm just tired of people who don't keep the house clean who live like animals and trash the place. People who are so lucky to have a decent place to live that they take for granted Too Lazy to maintain it's up keep.

    Bumm Ass Tenants don't realize how lucky they were for that dirt cheap rent. They were just Lazy No Excuses I don't want to hear it. Bum Ass tenants with that cheap rent and their priorities was shot and how they have trashed that place. I hate that. . . . .
