do tenants move out before the eviction

My tenants haven't paid rent in 2 months, did they move out overnight. And further how did they leave the house? Today we're going on a ride to one of our rental properties. When we bought it, we inherited a tenant that had been living there for many years. Since the house needed some repairs, we kept the rents low. But over the years, we had to increase the rent due to taxes and insurance. So recently we raised the rents to $1k and from the looks of it, they didn't like it. We filed for the eviction but I think something's fishy going on at the house. They usually pay rent late, but they haven't paid in a while which is unusual so let's drive by the house to see if they've moved out.

    Honestly the property looks like the eye sore of the block. There’s no way the exterior should look like that! I can just feel the neighbors pain. Looks condemned

    Man, you know I'm doing my best. Two back surgeries will really slow you down. It's still a journey and doing yoga every day helps. This is going to be a lifelong battle for me. I appreciate you checking on your boy..

    I just went through this in one of my properties. When I told the tenant I was coming to inspect. On the day of inspection she bounce left everything in there. Clothes furniture you name it. She literally trashed my place. And turned one of my bedrooms into a porter potty for her dog. Unbelievable

    If u wanna keep a tenet happy, all of the houses has nice curb appeal. iThat’s why it look like it look u just want the money. Take some pride in your house that you own, you make money off of. I’m just saying, u gonna always stay below market value rent if you don’t improve it. I’m just saying from a renter point of view, and I don’t even rent!!

    Sorry to hear this, Kris ... We actually are in the EXACT same situation ... Inherited a tenant on a house we bought about a month ago ... As soon as we bought the house, they immediately stopped paying rent ... We "posted" the property and the eviction process has started ... They are supposed to be out of the house before the end of the month, but we'll see how it goes ... Thanks for this video, brother!

You have to foster that MINDSET because professional tenants know the game sometimes better than the Landlords. Alot of them Target "Private Landlords".     I’ve learned so much from your channel and I greatly appreciate your content! However, the property seems to be a bit run down. Why go up on the rent? Did you just want this particular tenant out the house? I’m just trying to understand the logic. To keep going up on the rent if the tenant has been there so long and paying consistently?

    Well, I tried to figure out a way to make this one of our QOTD questions. But it's tricky. The current rent is only $900. And the tenant wasn't really taking care of the property. They weren't bad, just had a lot of debris and cars around. So, once they left, we rented it for $1400 instantly. It wasn't a big deal and we did no repairs because we do rent to own.     Looks like you'll have to put thousands of dollars into fixing up the property. Your asbestos siding should be encapsulated with vinyl siding since it looks like it's in poor condition. I'm sorry to hear your tenant moved out without letting you know. I wish my tenant would just get up and leave. Cannot wait to get her out.

    I just posted a 5 days notice to my tenant to either pat or quit. She's two and a half months behind on the rent. Every time rent was due, she either ignored and gave me a long out explanation as to why she hadn't paid rent. These stories were so fake, it was unbelievable. Stupid me kept on giving her more time to pay the rent. On top of it, I was getting calls from the HOA about her breaking the rules. Finally, I hired a company to post the 5 days notice. Of course, she didn't pay the rent or follow through with any previous payment plans. I filed for eviction and just waiting on the court order.

    OK, this is a great learning lesson. what did we learn here? we often have empathy in our hearts. I highly recommend NO TALKING when it comes to rent.     I loved that video when i saw it quite some time ago. I don't regret giving her more time. I just cannot do it any longer. Even gave her the chance to get out of the lease for free. I don't want to hurt her credit by filing an eviction. My lawyer asked me if i wanted to file a law suit for the back rent. I told him I didn't because I would most likely never get it and I just wanted her to leave.

    *You greedy thats why you can't handle renters* Why would you raise rent on a old house with no restoration done. You haven't supplied any Appliances done any repairs and already the tenants had to provide their own air conditioning

    It's important for us to *Learn the right Lessons* from our experiences They will profit you in all your endeavors Greed driven motives invoke proverty driven results in the end. All business transactions should benefitt ALL WHO ARE INVOLVED I would have given the renter the option to BUY THE house at a small incremental increased rent to include the down payment. Place a legal responsibility on the tenant buyer to bring the house up to code as a barter for increased rent Otherwise for you to pay for upgrades you have to increase rent
