    If i were ever in a situation where I lost my job and couldn't pay the rent, I'll try to negotiate with the landlord by seeing if I can provide some kind of labor in exchange for rent while looking for another job. Depending on the landlord, some people will work with you if they see you fell on bad times and trying to dig yourself out.

    I agree....its a bit embarrassing to be late on payments but when times are tough people put their pride aside and are straight-forward about their current situation. When that occurs, ppl will work with you or see what they can do to bring you current or work the situation out. It isnt easy to open up about going through tough times sometimes but you cant just ignore ppl or pretend like nothing just because you refuse to pay what you owe.

    Exactly right! you might work for a bit if you believed they would pay you back pay and current pay very shortly, but nobody in their right mind would work for months with no pay.

    Been renting in PA, same apartment for 4 years, any time I was going to b late, short, etc, I gave them notice and communicated the issue,and never had problems. Because I was honest and I PAID

    Some landlords are cool. I got into a bad car accident car flipped and everything. One my landlord found out what happened him and his wife came to visit me in the hospital. They were worried about me. Told me don't worry about the rent when you're 100% we'll worry about picking back up. Offered to bring my son to and from school and checked on me everyday. I'm fine today and no complications nothing. I thank them every day for what they did for me and my son. They even helped me with my court case. But that was the only time I had a hard time.

    Why do people feel so sorry for the renters? After ten months, they are no longer renting, they're squatting. I think people fail to realize, it costs money to keep up a house. Mortgage, taxes, general upkeep...among other expenses. It's not like they're just being jerks, they're losing money. It's not even about profit at this point. Oftentimes, once it gets to the point of eviction, the owner has already lost money.

    My biggest problem is landlords who don't keep up their properties. Mold is very big issue in many homes.

    @@bravesfandevotee23 it was an issue in the last place I rented. I have family land but I wanted a place in the city for convenience. The landlord and I did so so for the first year, he had a real estate agent come collect the rent. Then he hired a sleezy management company and they wouldn't do ANYTHING to fix the problems we had. The doorknobs all fell off!!!! It was just the spare room and closet doors at first but then eventually the rest, including the front door came off. It seems as though the previous tenant used different knob and didn't put these back properly. I really have no idea. The wiring was terrible and only half the house had lights. The eaves troughs fell and water started leaking into my living room. The maintenance man would come to collect the rent but not to fix anything. He would even walk over the broken eavestrough to get to the door.

    I was late once through my own carelessness with my money, realised the situation, phoned the landlord, explained my situation and it was embarrassing as hell, I paid it back on top of the next three rents. What I can't understand is how the late payers get so self righteous, as if they're not in the wrong.

    I rent from my ex mother in law and I love her very much but I don’t let that interfere with our tenant/landlord relationship. We respect each other and I pay my rent every month on time as I should.

    Guy Azbell..I agree completely. When I rented a apartment, my landlord told me I was the only person to pay on time. She also said my apartment was the cleanest in the building. When people don't respect themselves, they can't be bothered to respect others.

    She is already evicted. What the sheriff is doing now is a writ of possession. Sheriff goes in and escorts the pple out....locksmith changes the locks and all items placed outside!

    Unfortunately it can take that long to get someone evicted. That's why avoiding it at all costs is best. Imagine having assholes like that living in apartments and making everyone else miserable and even lose good tenants over it. It's hell.

    Evictions can be very dangerous I would imagine! You never know what someone will do when you’re throwing their stuff out onto the curb! A lot times these tenants act like they’re surprised they’re being evicted when they’ve received notice after notice telling them to leave.

    I have rented for a total of like 3 yrs maybe 4 and not once did I not pay my rent. They didn't have to rent to me and I appreciated that I had a roof over my child's head. I own my home (not paid yet) and trust me the bank won't wait 6 months to get me out if I just stopped paying my mortage.

    I'm a land lord myself and honestly if you have children it's a plus, shows you have more responsibility, because if your an honest person your gonna make sure your kid has a roof over their head....I'm more leary of the 20 something yr old that has no kids and nothing tying him or her down to pay that note.....just my opinion

    When I first moved into my place 5 years ago and I ran into some hard times and wasn't able to pay rent until the 15 he had no problem, he recently sold them thankfully to some friends I used to help with their cater, and by the grace of God they accept my rent on the 15. I thank God everyday for blessing me with good people.

    Hopefully, the minute you know that you can't pay your rent, you give 30 days notice and look hard for another place to live that is more affordable. It really is a Catch-22: you MUST have a job to rent an apartment or a room and if you lost your job and thus can no longer afford the rent, well that is hard.

    Not all evictions are for none payment. Some are Landlord/Tenant disputes such as Landlords overstepping bounds, and tenants destroying the property. Unfortunately, this case was a none payment. Family sometimes think they can live free off another family members dime. Sad.

    My landlord told me when rented units and single family homes in Chicago back in the 80s, if problem tenants wouldn't pay their rent, he would take the doors completely off and removed some of the windows. Anyone could come in and out. People, snow, birds, bugs...Said it worked every time.

    Yeah unfortunately that's illegal now a days. This pandemic has put landlords and tenants both in a bad situation. They should of allowed the federal pandemic to last through Sept. 30th but you got big businesses caring more about lining their pockets than people's health. I'm on the fence as far as being a month behind becouse of Covid. I feel the government has handled this in a negative way.

    Based on my experience,90% of renters have no intention of paying when they're late. It's best to start the eviction process as soon as grace period is over.

    90% that’s high and unrealistic. I was a landlord about 4% or less didn’t pay on time. I don’t give the I’m concerned look, I was paid timely for over a decade. I had very few evictions during that time.

    Glad to be the 10% ! Mine was a medical issue. Found out had a decent stash of cash that I had no idea I had ! First thing I did was paid what I owed and rent covered until end of May. Item 2 was paid my truck off. If had know was gonna end up sick would have never bought it! Sucks to walk by something you pay for and can't use!

    Before I rent out to a new tenant. I hired a property manager to write down a contract. It states that if thr tenant is not able to make rent for 3 months. There will be an eviction notice. The homeowners needs to be protected in cases like this. Because a lot of people take advantages of the landlords.

    That's good and fair of you to do so if there are no defined laws in your area. In my area the tenant law is the landlord can "choose" to give an eviction notice for non payment after 21 days, but the eviction notice is for 90 days afterwards.

    I start eviction after 10 days late and will not back off. I make it very clear when they sign a lease. If I suspect they are causing damage to my property or threaten me I will obtain an emergency eviction and have them out in under a week. I don’t care about their sob story or their kids or anything else. They go I don’t play games. If you’re going to be a landlord you have to be ruthless or you will not succeed.

    D Lo this tenant is Caitlin Messick, a Pa state trooper. She sent me an email 2 months prior to her moving. Apparently this email had a forwarding address, but I could never open it b/c she signed it making it a pdf file. She was late on rent, damaged the property and then sued me for twice the security deposit. There's even a Pa statue that lets a tenant to not be responsible for damages if they don't get a disposition form within 30 days. I tried to settle this from the start, even before the 1st DJ hearing. Now they're asking for 3k and the property is still damaged. Go to my channel and watch the video "Geek squad, or Nimrod" There's another one on Caitlin Messick also. All my problems started with this rental property and everyone that I talked to said they never made any money until they sold their property.

    You can tell Kris has a good heart. Some landlords will just have a field day with a bunch of movers and just throw your stuff outside but he doesn't want to do it but you have to be disciplined and treat it as an investment property because like he said many times, you still gotta pay the bills on the house and the longer you leave them sulk in serving them notices the more likely of them destroying your house.

    Yeah. It’s not an excuse to take advantage of someone. I’ve worked my share of 9-5 jobs and I’ve never had issues finding new ones. I always realized these jobs were stepping stones and if for whatever reason it was causing too much stress, I found a new one within weeks. Lots of places nowadays are borderline accepting anyone for interviews. Grocery stores, factories, restaurants. Not saying people don’t go through hard times. And it sucks having to take a McDonalds job when you have an engineering degree but after 3-4 months of not paying rent it’s like are they even trying? Like I said stepping stones. Eventually that engineering job will come but until then you gotta do what you gotta do to get by. Lucky I’ve saved my money and built my own business. But one day even this will fade and If I can’t figure something out to pay my bills, I’ll get a 9-5. Feel me?

    The state that I live in gives a tenant one (1) month's notice. Again that's ONE MONTH'S NOTICE - then the landlord can show up with the law, and they force you out. Also, you're full of shit on the 6 months. Some states allow for up to 90 days - 3 months - but most all of them allow for 30 to 60 days. That's 1 to 2 months. Don't know where you got the idea about 6 months - It shouldn't need half a year for people to find a job, that just had one, if they are really trying to. Maybe you live in the Dominican Republic......

    I don't understand people who are too lazy to even change the freaking batteries in smoke detectors! Soon after I moved into my current house (owned, not rented), the next door neighbor's smoke detectors started chirping. We couldn't even sit in our back yard for the noise. Finally, we went next door and knocked. The guy living there seemed very nice, and when we mentioned the noise from the detectors, he said, "Oh, we've gotten used to it!" Like we are also supposed to get used to it. Very weird. Suffice to say, he did fix them, so peace at last. Still, sometimes while walking around the neighborhood, we'll hear the sickening chirping from various houses. What's the big deal over changing batteries??

    You can't it's impossible family thinks you are not supposed to charge them for jack. Nobody wants to pay you rent as if you can afford to let them live free. You might as well pay rent on an apartment for them.

    Never rent to people who can't comprehend or understand contracts, rental agreements, landlord/tenant rights, court proceedings and legalities, etc.

    Before I bought my house we rented for years. I always paid rent, electric, water first. No excuse not to pay for 10 months. The owner of the house has bills to pay on that house.

    Never wait 10 months in California if you don't pay by the due date you get a 3 day notice to pay or quit, if you don't pay by the 4th day, an unlawful detainer is filled against you and an eviction begins

    When you serve an eviction notice - always see if the Sheriff's department is willing and available to serve it for you.

    During an eviction, in NY if you were to enter a tenants property, and put your hands on their stuff, you can be arrested for theft. A landlord cannot cut the power, they can be sued for that. New York has some very strict tenants rights laws. Too many scummy landlords in NY, to not have these laws.

    wow, very interesting. i think owners in NY might need to do more negotiating w tenants to assist in relocating them instead of using the system seems like. sometimes we just pay the tenant to move out if things are real touchy!!!

    When I say scummy landlords, I mean after a tenant signs a lease after the first month, the landlord will try every way possible to evict the tenant, without any real cause, so they can collect the rest of the lease, and they rinse and repeat. Even though the laws are strict here, there are loopholes which landlords use to run their con job.

    The rent in NY is high, because NYC is a major metropolis, but the rest of upstate isn't expensive.

    You can enter their house in NY. You can put their stuff right on the front lawn. Maybe NYC is different (can’t speak for them, rules differ) but I was a property manager for 7 years.

    Still amazed there's poeple like this. My parents always taught me to clean a place before moving out, though they were trying to get their deposit back LOL but it stuck I don't leave a dirty apartment it's rude and embarressing.

    In NYC you can not put evicted persons property on the street, it must be moved into a truck and brought to a storage locker.

    Ok. I have went thru myself, also worked in collections and of course have been used by people. Some people will beg for what they need and get what they want! Income tax time instead of u paying bills ahead u shopping and buying crap! Not everyone is a victim.10 months! People will get by as long as u let them. Lol I knew this chick with kids every year u homeless and giving money to ur dude and u think u will live with me?😂🤣 Homeless u will be!! I work 2 jobs and get my bills paid!

    @@ms.sagittarius9912 I don't see anyone "making fun" ... the people owed money aren't laughing and the woman had months to do something, now she faces a homeless shelter. She's safe, but I'll bet she wishes she acted sooner. There's nothing funny about either, but both could have been avoided.

    I gotta give you credit. I couldn't do that. I'd have so much anxiety from all that tension. Don't confuse yhat with fear. It's just the stress. You must have nerves of steel.

    I agree with you about doing business with family. I rent to my nephew and he’s a great tenant and I’m a great landlord 😂 All expectations should be clear and met by everyone

    Well, some fam can do biz and some cant. I think the prob is most dont know how to conduct biz like family should. We respect all parties involved, but it's hard to find peeps that do. Thnx 4 watching

    Where is this at, in DC they don't evict you if it is raining, as a matter of fact, they don't evict you if there's rain in the forecast, I used to work on these evictions and I hated it, but I needed the money at the time.
