These videos are awesome! Keep doing them, so informative for DIY guys like me. My house was "sitting unused" for eight years, both of my Simmons units had no hot water, but now all set, you made the repair simple I didn t spend a cent! I have the same chowowa, a female, does the same dance!
For the DIY home owners out there, I had a problem with the mixing functionality where it would get hot and cold when my wife would turn on the water when I was in the shower. We had hard water. I know Symmons will send you parts for free. However if you can get the spindle out in one piece and want things fixed right away, you can soak it in vinegar and free up the auto adjusting functionality (don't know the right terminology) and then put it back after a couple of hours. I was told that by their very good customer service. Also, it might be worth changing the washers while you are in there. If you need them, they'll send you the seats and the tool to remove them as well. I strongly agree Symmons is really good. Nice video as always Steve. Thank you!
Steve, great video and learned a lot by watching you deal with this tough one. Thanks, for all the tips that you show.
Your like curious George huh Home owner: do you mind me herr No I guess, tell her how u really feel Steve.

Anytime I replace seats, I always wack seat removal tool with a hammer because not alot of bite on the seats and can strip out old seats. Good idea to put grease on end of spindle , where handle sits on , so it’s easy to remove in future.

steven lavimoniere thought the valve body would sheer off the framing with the 150 torque foot pounds ....
Great video. Thx. I changed the spindle on the identical Temptrol model A in my shower as my handle was corroded also. No leaks with the new one. PROBLEM: Im getting hot water in the cold water position. Water goes from hot to warm to hot again. I doubled checked and I have good cold water pressure. I reinstalled twice just to make sure I installed the spindle correctly. Any suggestions? Is it possible to have a bad new spindle?
With my luck, the whole valve assembly would have twisted off the studs in the wall and kinked/broken the solder connections. I wonder if one of those electric impact drivers would have worked with less stress on the assembly? Great video.

Steve what is the name of the tool you used to remove the larger seat. I have the same exact problem. 4 way tool stripped the larger seat.
Can someone explain to me how these seats get "worn out"? Just seems like they are only coming in contact with the rubber valve seal/seat, how could that wear the metal seats? Or, is it just the corrosive water and rust that messes up the seats?

I had one much worse than that on a Moen valve, I even had the special tool that Moen sells. ended up drilling it out piece by piece, 6 hrs later.... It was my own home, if it was a customer, I would have just replaced it all, but, it was my own time, so... It took 22 years to fail, so if this goes another 22 years I likely won't be here to have to deal with it. How long would that have taken to R&R the whole thing? Oh, .....do you propress now? A plumber at the supplyhouse was showing me his Milwaukee hand held battery powered press tool, compared to the Ridgid corded I use....what a difference...
Once I tried to wrench it out a couple of times... “You need a new shower valve, mama.”

OK, well I'm glad to meet someone who has rotten luck like I do! I love your colorful vocabulary also, sounds very familiar...That outer seat sure was stuck. I am wondering how you didn't rip that housing out of the wall or break the pipes while removing it with the pipe extension.....Well, I am learning more about these symmons valves watching you, but am wondering what messes up those brass/metal seats? Just seems like there is only the rubber seat/washer rubbing on those brass/metal seats, no way the rubber could do that. Were the rubber seats on the mixing valve messed up badly/missing? Surely not trying to dispute your findings, just trying to better understand how this valve works and how the metal seats could get messed up...I am trying to help out a neighbor who is in a bad way, his shower drips badly. I bought the $50 mixing valve, and am sure hoping I don't have to attack those seats! I will surely check to make sure the head pipe isn't loose/cracked causing a leak, and will look at the diverter valve also...Wish me luck, I don't want to make things any worse! Thanks for the experienced tips...
Hit the extractor with the hammer with sharp blows then It would act like an impact wrench. Or put an extended handle about 3 or 4 ft on that wrench you give you a far more torque
