Thanks for pointing out the stem should make a sound when you shake it. The shower in our guest room (2018) is rarely used and our recent guest could not get hot water. I had removed the stem, which is essentially new, and after viewing your video I realized it did not make a noise when shook it. I use rubber hammer to tap on the stem until it made noise when I shook it. That did the trick, our guest now have hot water. Thank you so much!
Plumbers choice 4 in 1 on the app I’m a plumber. I came across a zurn that looks identical to this today. When people build, they hardly ever take into consideration repairs such as this. IDK whether they look at price, looks, or the architect just has an affinity for some of these names. Get you a delta or a moen. Replacement parts are on the shelf at every hardware or plumbing supply house in your area. Thank you for your video

Is it really necessary to replace all that to stop it from leaking???
Was doing this on my own, could not get the stuck spindle cover off. Searched around and your extending the length of the wrench trick saved me - thanks so much
Great video. Way to hang in there. Check out the Zip Seat Extractor. It’ll make your life way easier on the next Symmons valve.
Thank you so much for your video, very detail oriented 👍

You are welcome!
Clear and useful video. Thank you.
Thanks! The outer seat on mine was so corroded I stripped it with the tool. Nothing to byte on now to get the outer seat out. Now I need to replace the whole valve body.

Hope you went with a delta or moen. They’re always on the shelf at the plumbing supply house. Thanks for your input.

Hi Joe, you’ve probably already finished your repair, but a screw extractor may have gotten that seat out.
I have to fix mine today, Thank you wish me luck

Good luck!
nice thank you,
Dang was really hoping you could fix this without shutting off the water main. Have to crawl through the mud under my uncle's old trailer home to get to it so I can fix his. Can't believe these trailers don't have shutoffs anywhere else inside.

Sorry to hear that. With the water on, it will be hard to work and will make a mess.

@@SwadesiTV Do you know what those plastic Temptrol spindles are for when I look on Home Depot for replacement parts? It doesn't look like they were in this one you opened up. They come in black or white colored plastic. I have an old style diverter.

@@SwadesiTV Thank you so much for your video! Holy moly finally got this taken care of. It had failed hot. What a stupid design! My uncle was paying a ton on water and propane because it was leaking hot water 24x7. I went in and replaced everything like your video shows and applied plumber's grease on every thread to make it easier on the next person to repair it. It was in so tightly that a couple brass threads had come lose and came out with the parts. Thankfully no broken pipe disasters, which is what I was most concerned about.
Cover your shower drain. Trust me... 😄
What is the model number of that valve?

I believe it is S-9600-TS-P but this video should work for most symmons temptrol valves.
My symmons is almost exactly similar but it doesn’t say temptirol on it. Does it matter? It’s also 20 years old

If it is made by symmons, it should not matter.
The nut is seized and will not unscrew. I will get a pipe for my wrench. Should the pipe and wrench work.. Anything else needed. I don't want to use too much strength and break any pipes.

Yep! The pipe and wrench always works. Just don't use too much force and make sure to apply force in the right direction.

Are these units even worth it??? I've been working with Symmons in both my homes, and their a pain in the ass.

I agree. They are really annoying to fix, but they don't break that often, in my experience.
It was tough because you forgot to remove the packing nut, don’t worry first time was practice !

In my case, the packing nut is the part that's leaking, not the spindle.

Where is the packing nut located? At what point should he have removed it in the video? I'm asking because I have trouble with these valves off and on and a friend has trouble now. So I may have to take the thing apart and I'd rather I was following precise steps and not missing anything. Thank you. All the best!
I have a Symmons, same shower plate, different handle though. The screw is STUCK in the handle and no tool will get it out that I tried. I need a professional! The screw is just jammed in there!

Make sure the head of the screw is not stripped. If not, you would want something to dissolve the salt if the screw is jammed from salt accumulation. And if rust is jamming the screw then you would need to use something like wd-40 or pb-blaster but *safer* to dissolve the rust. You don't want wd-40 or pb-blaster to mix with your water, not safe to use.

@@SwadesiTV I tried WD-40! Didn’t do a thing! Not even a little loose! Idk I probably would need a stronger lubricant because it’s really rusted in there. Where does the salt come from? The water?
@SwadesiTV

@@StrongNoah PB-Blaster is the next powerful thing to remove the rust. Spray it and leave it for half hour and spray it again few times like that. You need to soak the rust basically. You can also use little bit of heat, but you have to be very very careful. If you already sprayed wd-40, it is flammable! Yes, the salt does come from water.
