We bought a Hancock 32 manufactured home from Clayton Homes of Dalton, Georgia to have built and brought to our farm. The experience didn't go quite as well as we'd hoped.     Very important for any Clayton home owner. When they deliver your home it will have plastic wrap protecting shingles from flying off down the highway. That plastic is stapled into your roof, into the shingles. Many years later you’ll begin to have leaks around the staples, way after your warranty. I urge every mobile home owner to get on your roof and inspect. You can put roofing tar directly over staples. Mine probably had 80-100 staples. I’m now having to buy a roof out of pocket. I wished I’d realized the issue earlier

    I agree. I lived in a 24x48 that had the same issue. It was way after any warranty would expire that I realized it. I developed stains on the ceiling, water in some of the light fixtures. It also caused the gas furnace to leak and rust out. I did replace the roof and the climate system. Another thing one should watch out for is grey plastic tubing with clamp connectors. I had the guest bath lavatory leak while I was working a 24 hour shift. It was a mess. If at all possible one should request that shingles be applied AFTER delivery and that all plumbing be something other than grey plastic with clamps.

    I used to work for Clayton Homes building these things. The main problem is, speed. The main Facility manager is given a big bonus for the amount of homes his factory puts out. The Production manager get a little less. They dangle a few dollars in front of the workers if they put out a certain amount. I saw our goal go from around 6 homes a day, up to 8. We were having trouble getting out 6! I had gotten in many fights with both managers many time. We would build different size homes each day. They expected us to put out the big homes in the same amount of time that it takes to build a small home. So, they push the amount of home hard!! They keep wanting us to work faster, faster! Because of that, lots of mistakes happen. Then, we have to go down the line to fix those mistakes, holding our department up. I told the managers, it's like if you normally cook chickens. It takes a certain amount of time to cook each one. Now, you want us to cook turkey along with the chickens. They take longer to cook. But, you want us to put out the turkey in the same amount of time as the chicken. Someone is going to get sick, or die. They told me, it doesn't make a difference, you should be able to get out a big home in the same amount of time it takes to build a small one. It's all about greed. It got so bad, we built so many homes, they had to shut down the plant for a couple months because we made too many homes, and didn't have anyone to send them to!

    Where would be a better place to buy from? it sounds like they are all shady car salesmen. i need to replace the one I have 1965 but am scared to go to these companies! suggestions? oregon

    @@happyisthegirlDon’t be scared…be prepared. There are lots of ways to study what brand you want, how much you want to spend. Do NOT take a sellers vocal word make sure it is written in the contract. They depend on you not being prepared. Be confident! Good Luck. Just remember like any big ticket item you are purchasing know what you want!

    Folks, these people were overly kind and generous with their story. Cavco is the same way. I think sales reps are no different than used car salesmen! Buy one you can see with your own eyes. Take pictures of the identification plate/serial number. Make sure they see you do that. Make sure the numbers match at closing and delivery. Be prepared to caulk, paint, repair, once it’s delivered! Good luck. We’ve been living here for 5 months now, Cavco still hasn’t called me back for 3 month repairs. We only have the master bedroom left to paint 3 heavy paint/primer coats on.     I worked as a mobile home service man for Clayton homes for 10 years . I also worked at the manufacturing plant for a few , keep a list of everything wrong and turn it in every month, keep track what gets fixed . The warranty often ends at 1 year . Make sure to turn in your list before your 1 year warranty runs out

    We purchased some land in NE Alabama in 2018. Excited to live there, we bought one of those roadside barn sheds, and turned it into a tiny house. We sold our house, 350 miles away, and moved in permanently in the fall of 2019. We planned to live here for a year, then begin construction on a new home. Then covid hit. We're still in our tiny house. The cost of everything shut down our plans to build. My husband and I are in our 60's. He never wanted to live in a manufactured home, because they aren't as well built, and don't hold up like a site built home. But he finally realized that the house only needs to outlast us. There is a Clayton lot near us. We went there one day. The gate was open, as were the homes. We walked into one, thinking a sales rep would show up shortly. We loved the layout of this home. So after checking the place out, we went to the office to talk to someone. A vehicle was there, but the office was locked. The number was on the front, so I called and left a message that we were interested in a home on their lot. Never got a call back. We're looking into Deer Valley Homes now. A bit more expensive, and much further away, but they seem to be better built, and maybe we can get someone who wants to do business. After hearing your experience, it may have been a blessing they didn't call back.

    In 2005 we purchased a manufactured home in Ky. We were very happy with the process and the home. The people we dealt with were very helpful and honest. We loved that little house and would still be in it today, but we retired and moved closer to our daughter and her family and the Grands and Greats. You all didn't have a bad experience you had a living nightmare , so happy that you finally got settled in.

    Excellent video..my wife and I are looking in to buying from Clayton..a good friend of mine had the same experience you and your wife had..they backed out...I'm going to use a real estate agent to deal with them..this will be our vacation home for..thank goodness we are not new to the house buying game ...great video and good luck with the farm...

    @@JERSEE01 I’m sorry I miss spoke….I wasn’t implying they should leave if things got bad……my wife and I were married for 32 years when she passed away. Of the 32 years we were married she was very sick for 14 years of the 32…I was told to leave her in the custody of the state….etc..etc… NO WAY IT WAS TILL DEATH DO US PART….

    We bought a Palm Harbor home for the dealer in the Spokane Wa Valley. What a sad situation. We had very similar issues with our Palm Harbor that these people had with Clayton Homes. Our living room BROKE INTO TWO PIECES. One both sides of your large three window living room. The smokestack was not tall enough. When we had a fire in the fireplace and the furnace turned on smoke was sucked into the cold air return for the furnace, and it filled the home with smoke. Not good. Yes, after talking with the Corp office they did come out and fix many of our issues. I mentioned to a corporate person that came to our home that whoever the Quality Control person is at the factory should be fired. He said, " I am". I looked at him and asked him to NEVER COME BACK AGAIN.

    I watch videos from other channels of tours of Clayton as well as Titan and Deer Valley. I had an appointment with a Clayton salesman 2 weeks ago, and told him what I wanted. I TRIED to show him the video tour of a home with features and price range I wanted and could afford. He held my phone and looked at my phone for every bit of 5 seconds of the 11 minute tour, and started talking over the video! He was determined to only discuss what he wanted to offer me, and tried to tell me I could not get a double wide for under $180-$200k yet, I had several videos to prove him wrong that he refused to look at. He tried to push a cramped and very cheaply made single wide with hardly any closet space and those paper thin walls with the cardboard trim between the wall sections AFTER I said those paper thin walls was a deal breaker! He also informed me that I would have to "settle" for a single wide and pay the redicilously high trailor park rent because they don't do land home package deals in single wides. I left angry and felt he didn't listen to a word I said. If they try to tell you that you cannot get a 3 bedroom 2 bath double wide for under $180k, they are lying to you, go to another manufacturer. Check out the "Cowboy" model on Mobile Home Divas channel, no paper thin walls, complete sheet rock, and as of April 2022, it's $116k depending on your choices, nothing fancy, but my point is if the salesman is not listening to you, get up and leave as I did.

    @@RigginFarm I went to 3 or 4 Clayton dealers, my experience was different at all 3. Claytons, like others, are manufactured regionally. There is no single manufacturing facility and there is no single dealer.

    @@grahamteja having worked for them for 10 years I'd say , keep after them. Call your local fire marshal's office and tell them of your homes problems . Some things will be against their codes and they will force the dealership to fix certain things to code ,

    I saw another good video about the do's and don't when purchasing these homes. Really do your homework first. Especially with buying land and a home. I forgot what all was in video's. But I remember it was great info!!

    I was in a desperate situation about 11 years ago, so I ended up getting a Clayton Home (brand new). I left a review after 5 years, then updated it after 10. Here's what I said after 5 years: Very dark inside. Doesn't hold up to normal wear and tear. The cheapos didn't even provide towel racks, toilet tissue holders, or an ice maker in the refrigerator, and when they asked me if there was anything else I would have liked, and I mentioned the ice maker, I got a snotty, "Use ice cube trays" in response. Here's what I said after 10 years: This house is a disaster, and it has been from the start. It is only 10 years old, and I have already had to replace the water heater AND the air conditioner. I have had FOUR plumbing leaks from the crappy PVC pipes used. The roof has been leaking for at least three years. I wanted to take out the carpet and put in tile, but when I tried to do so, I found that the sub-floor is uneven, so tiles look terrible and either don't adhere or crack from the uneven subfloor. I have lived in manufactured homes before, and this one is the worst I have ever experienced.

    my mom bought a traditional house in a community and it was built just as shoddy, in fact after 10 years it went through 4 leaks, 5 toilets, 3 water heaters, 2 ac units, a new roof and the siding rotting off because the gutters that came with the house were not to code and they wouldn't cover their own shoddy work. there's been many other things since but the moral of the story is: no matter what you get, research the company your buying from. look at all the negative reviews and not just in your state in others too (companies wipe bad reviews but there should be enough left across other states that weren't wiped)

    Oh, my goodness. What a déjà vu . My husband and I are going through so many of the similar issues in 2023. We started the process in January, were given a date of June 16th as a closing. We purchased the land/home package and we are currently waiting for the building permit. The salesperson went on medical leave. We found out a couple of weeks ago, after writing to corporate ending up with a meeting of the manager at the location, that when a person goes on medical leave, Clayton shuts their e-mail down and no-one picks up what that salesperson has been working on. I could go on. I've been in large corporations where customer service was important. Clayton makes you think it's all a stepford wives story with everyone being happy. Thank you for that presentation. So far, the feds have raised the interest rate 4 times since we were initially approved. We are having to forfeit some of our original plans for our first, first lived-in home.

    Update. . . We canceled the contract with Clayton Homes end of August. Mind you, we started this in January, 2023. They did refund the deposit, which tells me they knew they were wrong. On 8/31, we went with our son's real estate agent. Found a stick built home, brand new. ( they started building in April, and home was completed in July. Original owners backed out. . . Win for us!!) We close on the home 9/20 . . . All set and move in ready. Am so glad to be done with Clayton Homes!!

    I have friends who have had there home built from scratch it a whole hassle. Trust me this what they went through is minor but still tough. I would call it housing birth pangs. Once it done then it's paradise. Enjoy

    When mine was delivered the side of my moblie home had a tree limb go thru it into the hallway wall. Reparing that added time to the schedule. After about a year I started noticing small things I couldnt see before that were actually a big deal. Its like they twisted my home and cracked the seams. The windows werent level and had cracks in the frame.The roof leaked at the vent seams. The fixtures in the walls were coming off. But its still standing! So theres that.😂

    We bought a double wide from solitaire; the home is great. A few minor issues that were addressed in 2 weeks time. Love the house. I looked at 15 other companies before we settled on Solitaire.

    Oh no! Sorry we didn’t make this video sooner, but we’ve only been in our home 13 months. Overall we like the home, especially for the price compared to a traditional site-built home. The process to get in was way worse than it should have been. We hope you get good news soon and it’s worth it in the end.

    We bought from Clayton Homes in Hamilton, AL in 2016. We kept getting delays also, although not as long as your experience. It took many phone calls to resolve the issues from the delivery & we never got to speak with a GM. Overall we love our home too but working with Clayton Homes is a nightmare! Thank you for publicly sharing your thoughts and experiences. And, for calling Clayton Homes out on their horrible customer service/ satisfaction.

    Oh my goodness. I am so glad I watched this tonight! I literally had just called my sales guy at Clayton Homes of Albany today and told him we wanted to get the ball rolling, what did we need to do. He told me and I relayed the info to my husband. After my husband and I talked more about it tonight, we decided to hold off a bit and get more things paid off, save more money. Then I see this. What a nightmare!!! Paying the interest and your mortgage payment too? Yikes! We’d be doing that and our rent payment at our apartment. Not doable at all. Best to wait for a buyers market and get into something already built. Thank you soooo much for sharing your experience. You definitely saved me from a horrible situation.

    We have made a down payment and started getting site bids via Clayton of Albany. Very apprehensive to move forward based on all the horror stories and very few if any good ones. Not sure at our age (66) we want to deal with the BS and lies.

    That's why you pay cash for a sound used mobile home and renovate yourself .. plus it is better living in a state that you do not need to go by so many rules and regulations.

    We were very careful not to list our old house until we got the keys to the new place. Our neighbors down the road are building a new house and were told it would be completed in late spring. They sold their old house based on that expectation and are now homeless, living in a camper.

    WOW! Thank you so much for sharing your absolutely dreadful nightmare. We are needing to replace a manufactured home in FL and started researching the various companies. Your experience, even if it just represents ONE sale, is enough to make us know that Clayton is not a company I will deal with. Shame on Warren Buffet for owning a company with such horrific business practices that takes advantage of people working hard for their money. We will not be looking at any of their products.     We did a Clayton home on 5 acres in 1983. It was wooded, we cleared a lot, put in driveway, septic, leech , well etc. and we homesteaded. We experienced almost everything you speak of. HOWEVER, every build from almost every contractor is like this not just manufactured, not just Clayton. When we told people that we were doing this project, they would ask, " Is your marriage tight?". The build/finish work after delivery took 6 weeks alone. The good news, we raised 4 children there and one of my daughters still live there. Things are hot mess due to the pandemic and worse than we experienced. It is hard being your own contractor. Clayton or the independent businesses that represent Clayton vary greatly with the quality of service. All Clayton/ distributor did was deliver, and finish build. We had power, water, driveway, septic , everything ready to go before the house got there. Your loan situation is true for almost everyone building everything. The best advice I got when going through this was to NOT EXPECT PERFECTION JUST BECAUSE IT IS NEW. This saved my mind. Turn key is a delusion when doing new construction of almost any kind.     Thank you so much for sharing your experience and perspective! We never expected perfection. Our main disappointment was the constant lying and no sense of urgency. It shouldn't have taken them three months to call in the order for our home. That one detail caused a snowball effect that delayed our move drastically.

    thanks for the video. I believe this is a Clayton issue. a few years ago my father died and my mother wanted to return to our family home. so I decided to build as to give her what she wanted. I did my research and like you said Clayton seemed reputable I knew people who have bought Clayton homes and they were relatively happy. as I was getting ready to go into the process a cousin purchased a Clayton home and she gave me the do's and don'ts. one thing that happened to her was her house sat on their lot so long that when they delivered it it had mold. they had to do her a whole new house. so moving forward I went to a different Clayton location and started the process. the salesperson was a salesperson personal and a talker. but I had my list of what to watch for. after 2 years and we finally were ready to purchase. there was always something wrong why we couldn't show up to sign the papers the day before we went to sign the papers we were told that the floor plan we had picked was no longer available and so we had to pick a new floor plan. so we did before we went to put our deposit down I went to another Clayton site I overheard that sales person telling somebody they were 14 months out building. our salesperson had told us 6 to 8 weeks. so at that point we went to a whole different company. I wish we had done that in the beginning because we'd be in our house already. everything you said in this video is the experience two other cousins had in the same town with different Clayton locations. I think I need to write a book. after what we went through I would never go with clayton. I do like the Clayton homes my cousins once they got their homes are satisfied but the nightmares that they went through were horrible. again we each went to a different location so overall I would agree it's Clayton!

    Your presentation and assessment was excellent and very fair. Stick built homes on remote sites have similar delays and perhaps worse. Clayton Corporate had better listen to this video and implement some immediate resolutions.

    Thank you. Wow! I'm so glad you guys gave this information. I have heard other messed up Clayton Homes stories. It is unfortunate that yall had to go through so much. Clayton was unprofessional and the lies just made no sense not to mention not ordering your home when they were supposed to. I'm sure you are happy to be in your home even if you had to go through the forest and trees and hell and high water to get into it. I just decided...no Clayton home for me!!

    We just bought a “southern energy by Clayton” and our experience was not any better. We ordered and closed on our loan in May 2021, got the home in November after it being promised in July. We are STILL doing our own renovation on it! We basically bought the exterior structure because we have torn some of it down to the studs to repair their horrible craftsmanship. Good luck on the rest of your dream life!!

    I feel your pain. Ordered my home 2 months ago, come to find out the sales man never placed the order. Called the GM this morning. Very apologetic and guaranteed it will be ready by the end of next month. We paid cash for our home

    We bought a new Clayton mobile home in Spring of 2022. We were told once the home was delivered and set up, someone from Clayton would come out and do a walkthrough with us.( that never happened). We were told to write down the problems we found on a punch list and turn it in. From there they would send a contractor to make any repairs needed. Well from that point things went south. We found a number of problems, some being shoddy workmanship that we asked to be corrected. They only took care of a few corrections which took a total of 4 months to complete. The rest of the problems they just blew us off. Like the back door doesn’t shut securely, molding around some doors and baseboards have gaps, the trim around the outside of the front door looks off, etc. I Do Not recommend buying a Clayton home!!! Save yourself some heartache and learn from someone who’s been there!!

    I feel your pain, I bought a Clayton in 2023, this is a poorly constructed home built with cheap materials. I would not recommend to anyone to buy a mobile home. Garbage!

    I am so glad you and your wife made this video. We live in a stick built home that is extremely nice and we’re also on 2 acres. We are considering a smaller modular home on some land we have. We will certainly not be buying a Clayton home. Especially, when homes are $250-$300 thousand dollars each. I think Clayton should be very thankful that they still have their heads on their shoulders! Of course there were many people that had problems during Covid. That couldn’t be helped. This was a very enlightening video. Many thanks for all your thoughts!

    Stay away from Cavco! Our nightmare started May 9, 2023. It’s now March 24, 2024. Turned in punch list by February 1st, still haven’t heard from them. 2 large windows leak when it rains. Another window won’t open at all. Yet another window lost its gas seal. They didn’t paint the interior. Cavco rep was in the area in December so he came by to unlock drawers that wouldn’t open or close. Told him they didn’t paint. “Yes we did.” Took my wash cloth and washed the texture right OFF the walls in many places. He still insisted they painted. Then why do I have texture on my wash cloth and can now see Sheetrock? He stayed silent. No answer. If we would have known this was going to happen we would have bought a park model a few years old and gladly paid more! Exterior paint is a 7-8 out of a 10. Cabinets are horrific!!!!

    I think standards in America have gone down in general since 2020. If you find a business that provides a quality product and good customer service, stay with them. Corporations have gotten too rich and powerful and think they don’t need to compete to keep your business. They seem to think you’ll just suck it up. Thanks for this video. I won’t do business with Clayton.

    We bought a Clayton home that had been ordered and was on the lot, it was never delivered as the buyer had passed away. They two halves were still plastic wrapped. All the warranties were valid. When it was delivered all the appliances were missing as was the water heater and outside AC unit. Seems the home was cannibalized for parts. Clayton did make good on everything. We did have to repair cracks in the walls and ceiling. It took a week to make it livable.

    I have a Clayton home and I would never recommend this company. Our original manufactured home burnt down in 2019 so we went to Clayton homes and purchased one that would supposedly fit on our basement. We talked about what we wanted and what we didn't want. Our fire happened in May 2019 and we were told we would be in our home in September. The home arrived but when they went to put it on it was too large for our basement and would overlap so they had to take our home 2 hours away for storage so 2 ft of cement could be added on to our existing basement. That took about 4 months to do. Our home was finally delivered in March of 2020. We finally got to move in in June of 2020, one year and one month after our house fire. There were so many problems in the house that needed repair, including a faulty dishwasher installation. I had ordered ceiling fans for every room and we ended up with only one in the living room. I even told the salesman I would pay out of pocket to have this done. The salesman looked over the original paperwork and he couldn't find where I asked for ceiling fans. He also couldn't find a lot of other things I requested. I will always resent that salesman who didn't know what he was doing. We were supposed to have a new home 3 months after our house fire but instead it was 14 months after our house fire that we could move in. During that time my son at first lived in our barn with five dogs and I lived with friends with four other dogs. But in December 2019 my son had his toes amputated and had to go into a nursing home. The 5 dogs from the barn had to go into a kennel. I was living with friends in a trailer park and their trailer had no central heat or air conditioning and was filled with so many roaches and other critters that I had to keep my light on at night because they would crawl across me. But I was fortunate enough to have friends who took me in with my four dogs. My bedroom temperature went from 30° in the winter to 101 in the summer because of no central heat or air. Water pipes froze and we did without water for 3 weeks. I have never been so cold in my entire life. My son was miserable in the nursing home and he missed our dogs. I blame Clayton homes for the misery that my son and I suffered. The five dogs were well taken care of in the kennel but they still missed their daddy. All of this could have been prevented with a smarter salesman. The house was designed for a 7 ft tall person because the little peep hole on the front door, I would have to get on a ladder to look out to see who was on my front porch. The cabinets are so high that I need to use a step ladder to get anything out of them. It was fine for my 6 ft 5 inch son but not for anyone else. My 5 ft daughter lives with us and she has to use a ladder also to get into cabinets. The things that they put on the floor to cover the joining of the two parts of the house are raised and we have to be so careful not to trip over them. My son did trip over one and broke his tailbone and ended up in the hospital and then back into a nursing home. The one in the living room is totally coming apart it looks horrible. Very poor quality. All of the door knobs need the screws tightened every few months. They really went cheap on the door knobs. I lived in my other manufactured house for 20 years and never had a problem with a doorknob. So this is the quality of Clayton homes. Thank you for your video because I'm glad I'm not alone in having so many problems with them.

    I ordered a single wide from Factory Select Homes in Statesville NC. It arrived approximately a year later than anticipated and told. This was around 2020-2021 and went through Covid which delayed delivery and manufacture. I kept calling to ask for timeline which was always delayed, first by weeks then by months. I think it is standard to expect great delays, in months if not a year. I did not fight it, it was for investment.

    I just bought a 2020 Clayton and the construction is amazing. The "air vents" aka supply vents are in the floor in appropriate spots along the wall. Very well insulated. Of course, this is an upgraded model but i am super happy

    @@RigginFarm oh no we're going elsewhere I'd be sitting in jail right now if I went through what you did. I was doing the math while watching your video and you'd have been better off getting a modular and having built on site. It should be against the law for manufacture homes being built so cheaply and sold at ridiculous prices and only warranty them for a year. They know that after a year it's really going to fall apart. Sorry you had to go through this but glad you are building in the future. Thanks again

    Oh I'm so sorry you had so much trouble! What a terrible mess! And then to need permits for everything. We bought land in rural Texas and here, if you're outside city limits, no permits are needed. You can do what you want, when you want. My husband worked as a contractor his whole life, so he built a metal building on the property that he was thinking would be his shop, but after we sold our house nearer the metroplex he decided to convert the metal building into our house, so we did everything ourselves. Our house is small but that's fine, it's a retirement house and we have 17 acres around us. I'm so happy we didn't go with a manufactured home, which I was considering. All the wood was always under cover so nothing ever got wet during construction. I wish you all the best with your new home!

    We bought a clayton single wide. We originally started out at a clayton dealer here in west Georgia. We got as far as signing paperwork and giving them earnest money. It seemed like everything they said was a contradiction of what they had previously said. Got to reading their Google reviews and decided to back out. We went to an independent dealer that sold clayton homes. Decided on a home they had on the lot already. We told them what we wanted, how we wanted it, and the timeline we needed it done. We sold our home in march of last year, and moved in a camper, while we looked for, and purchased land. It was the beginning of December before we closed on the house. We wanted to be moved in, and settled, by mid February of this year. As my wife was pregnant, with a early march due date. It seemed like the salesman, and general manager we worked with, moved mountains to make everything happen. We moved in in late January. I think the most frustrating part we had was dealing with the county permit office, and health department. Plus the fact that we had all the grading and site work done before we closed on the house, then after we closed, everything kept getting delayed because of rain. I can count on one hand how many times it rained from April, when we closed on the property, to the time we closed on the house.

    For the shelving you can get metal racks that stack and can fit inside of the cabinets, for lightweight items like cereal or boxed goods, tea bags, coffee pods, you can use the shelf supports with the two sided gorilla glue tape and plexiglass shelves, these are ideas for someone who can't do carpentry.

    I'm so happy to have watched this video. My husband and I are planning on moving to some remote acreage once we retire and have been considering just getting land having either a manufactured home or a triple wide placed on it. You answered a lot of the questions and concerns I had about doing this. We also want to start a hobby farm or maybe run an animal sanctuary. It's helpful to know who to trust with our money and time. Thank you.

    This is extremely helpful. We also tried to buy from Clayton homes during the pandemic in 2020. We didn’t even make it to closing due to terrible communication and me getting furloughed from my job. Our salesperson, loan company, even the managers seemed to not care at all and we always had to call or text them first. Lack of communication from them was by far the worst I’ve ever experienced.

    PALM HARBOR HOMES ARE THE BEST MANUFACTURED HOMES IN THE BUSINESS. Consumer Reports says that Palm Harbor homes are the Best. Everyone that I personally know LOVE their Palm Harbor Homes.

    We just purchased a new Clayton home rio.I know many people with these homes 20 plus years old and still in great shape.Ours came with a 8 year warranty.The home we purchased qualified for star energy efficiency so we had no sales taxes and get many programs with our power company.No matter whether mobile home or built on property hou can have issues either way.I feel good about purchase and love the 8 year warranty.

    You and your wife are just amazing and show such much restraint and unnecessary acceptance... I myself would tell Clayton homes to take this completely wrong home back to the factory and bring me the home I ordered or say hello to my lawyer. Or reimburse every dime we paid not only to them, but all money and time lost, including travel time and fuel. I will never buy a Clayton Home! 🤬 My suggestion to everyone who's thinking about doing what this wonderful family did... Is to hire a site manager from the start and have him/her go over every step every of the contract to hold this company accountable. The site manager can accept or not accept work or material that does not reach YOUR exact specifications. When making your initial home order, make sure you have an attorney with you to go over all documents and set penalties to the Clayton Home company if things are not delivered to be setup on time as ordered. If any manufacturer will not accept you to have an attorney with you, then don't buy a home from them as that is a major red flag!

    That’s a fact. I done learned so much from other peoples videos, Google, and help from the different companies selling these mobile homes. I learned everything I need to know about any business selling you something from buying a car. Go to multiple places and let them know they have competition. The more you talk to each one, the more you understand how these things work on the business side. They will tell you everything you need to know because they know they in competition and want to make the sale. Also, I learned to continue to go at least 3-5 times and just look around without even attempting to buy or let them talk you into buying. It’s your future home that YOU paying for. Not them. Take your time. Even if you have to visit for a whole year. Biggest thing is make sure you aware of the hidden fees. Make sure you know your numbers before hand and don’t be afraid to negotiate the price. They are there to service you. Not the other way around.

    @@RigginFarm I hope it does also. My best friend from high school (in California, she lives in NC since 1967) has urged me to buy Clayton because her son has had one since the late 1990's. They have had good luck but that has been nearly 30 years ago.

    Thanks for subbing! We told Clayton Homes customer service that we’d dedicate our lives to giving them bad publicity if they didn’t fix the problems. We know they have been hurt as a direct result of this and our other videos.

    Thank you for this. Currently, we live in my moms old Oakwood Homes mobile home and after 20 years, it has shown me what needs to be changed. As I have started looking at traditional farm houses for an extended family setup but they are so expensive, i turned to look back at Clayton. It certainly has me wanting to watch more to know what to expect throughout the process as I would be doing it all as a single parent, but also as a caregiver to my disabled mother as well. And we would have to have a bunch of handicap options added on in case her condition worsens and I definitely know I want real floors not particle board. Thats the major one, and no carpet either. Red mud & clay do not mix with carpet at all.😅 Thank you guys for this.

    I recently inherited some land and my husband also purchased some land. We were looking into possibly building our home on one of the lots. Because of the high cost of construction with building a stick-built home we were thinking about a manufactured home.Thank u so much for posting this video. It was very informative. It also helps me to understand more of what I would need to look at when purchasing a manufactured home.

    The way we looked at it, we can finish the walls, re-build, re-place as we go with higher quality materials. There is no more or less issue going this way than any other turn key home you buy. Dealers make the difference. Talk to all of them within an hour or more from your house and talk to everyone who has purchased one in the last 5 yrs. Take note of what people have to say to look out for as well as locals personal purchasing experiences. A couple of dealers, in 5 min their salesmen turned me off. Most experiences are based from the dealer. Take your time to browse, learn and take notes. Keep your personal finances and budget to yourself until you are ready and have seen everything. Learn what you like and don't like. If you find something you like and a dealer or salesman you don't you can buy it from a salesman or dealer you do like.

    Wow, we browsed Clayton homes when we were looking for a place in 2006. Then we lucked into finding a house in Talking Rock. A small house. Since then we've had 3 kids and thought about revisiting Clayton in Dalton and purchasing land. I'm so glad this video was recommended. Sounds like we would be better off to add on to ours. Yikes, I'm sorry y'all experienced this!

    Hey, neighbor! We couldn't find a preexisting home on the acreage we needed within our budget, and Clayton seemed like a good option at the time. Overall we like the home, but getting here was a rough process.

    You 2 are extremely fortunate. A guy in my county bought a brand new Claytn doublewide and it was installed and an electrician cnnected his electric and once power was turned on, it caught fire and was deemed codemned. They(Clayton Home Builders) apparently drove nails/staples through electric wires inside walls and no telling hat else. It was a factory defect, but clayton fought him all the way. A billion $$ corporation against a little local guy. Theres no guessing who won. Clayton faulted the electrician, even though it was told it was improper building. I am going with KABCO. I have seen their homes first hand and their reviews are outstanding. I wish you all luck in your new home.

    In January of 1974 my husband and I bought a double wide from Claytons in Knoxville Tn. When it was put up and we did a walk through we found it had a lot of things wrong. One thing was the wall in the hall where the bath room door was the wall went up into the ceiling. It wasn't fixed. Another thing was it showed it had leaked on the front door on the ceiling. They put white shoe polish on it. That wasn't fixed. On the out side where they put the sides together they pieced the medal that covers up where its put together. It looked like crap. They said they couldn't do anything about it. I took pictures of it and decided to camp out on the porch of Claytons office on that lot where we bought the moble home. I told them I was going to show the pictures to everyone that came in there. Need to say they came out and tried to fix their ugly job. It wasn't fixed right. We hadn't lived in it for six months and decided we shouldn't have bought it. It leaked in every room.

    Moving back in with my mom after renting a apartment for 1k then going to 1.7k constant rent hikes so I’m deciding to save to buy a home or mobile home and land in the aggressive Raleigh region. Seeing this video is pretty scary about moving forward on processes and companies but brutally honest. Loveeeee the back deck. It’s so beautiful. After all the hell u guys seem so patient and super nice. Hope everything is running a lot better now.

    I purchased a Clayton Home, and I think it is a well-made home, for the most part. The major issue I have is that my air handler is located at one end of the home, and so the cooling and heat don't reach the master bath, which is located at the other end of the home. And because of under-floor interferences, the ductwork feeding the master bath only extends a foot into the master bath. So the limited air doesn't reach around the corner to warm the room.. I complained, and Clayton was essentially unresponsive on this issue (They did, however, address the other punch list issues,) So I called the Texas Mobile Home Authority and arranged a site visit with Clayton, the government agency, and myself. That 's when I learned that the government doesn't mandate good air distribution, and they are satisfied when any amount of air is delivered by the floor diffuser. So Clayton essentially told me to pound salt. So I don't use the master bath during the winter months because if the house is 70degrees, the master bath is 61 degrees--too cold for a shower or bath. Overall, I'm happy with my Clayton home, but disgusted with Clayton's amateur HVAC design department (if they evern have one!)
