A video tour of our latest house on the farm, built with a one story, open floor plan that makes living simple, easy and safe!
At just under 1200 square feet, the house is big enough to not feel small, but easy to navigate and have everything you need close by. The double roof teared design allows light in through the top windows - and the high ceilings make it feel anything but small.
The floor plan for the main area is wide open. The L-kitchen design and the island open to the sitting area, with double doors from the kitchen that lead out to the screened in porch and patio area. It also happens to overlook the woods and a ravine below. One thing is for sure, it will be a perfect place to enjoy a dinner or evening without a worry of bugs!
The kitchen has wide 4'+ paths all around the island and the cabinets all have roll out drawers to avoid having to bend over to get to dishes and appliances. There are no transitions between any interior room. And even going out or in the front or back door, it is a minimal 1 inch elevation.

    AGREE! I would have preferred walking into the kitchen and moving the dining/living room at entry to rear of entry. This would make more sense with the screened porch as primary living room area.

    I love a fireplace, but they should have swapped the placement of the fireplace and the windows to the right of it. That would give the kitchen more light and not crowd the fireplace right up against the kitchen cabinet. Still, a cute little house.

    Home looks great from the outside. Fireplace looks terrible in that location. Concrete floors are beautiful. Love the screened in porch. The layout/shape of the dining area and living room is awkward. It would look much more cohesive if the front of the house extended out another four to five feet so the living area could actually accommodate the fireplace and still have room for a couch and chair.

    I agree! That fireplace is in such an odd place. He said the TV would go above the fireplace so , you put the couch in that cubby? It’s so far away and you feel not a part of the room It’s not calm, warm and welcoming.

    Awkward placement of unnecessary, not real fireplace. Should have just done a small wood stove in the living room corner.

    The windows next to the fireplace should be split and place the fireplace in between. The fireplace appears to be moveable, I don’t think it’s permanently in that place.

    @@kennaevans1187Technically, placing a TV that high is not optimal. Also if you have hyperheat minisplits in a well insulated home, no need for underfloor heating. Also you would have a hard time getting a wheelchair into that shower. We built a small house (1100 sqft) for my wife’s elderly parents. Their quality of life increased dramatically after the moved in. In their later years there favorite spot was the screened in porch.

    @@ruthiemay423 I'm in NC. It gets over 80 degrees in November and ALL of the new homes have fireplaces. I was told they can get more money installing options, so they just do it. "If you don't want the house, someone else will." I didn't pay for the gas install. I put a computer in front of it.

    The fireplace looks like it was an afterthought. Switched with the two windows would have made more sense.

    The fireplace location is absolutely bizarre. Electronics/the tv doesn’t need to be kept warm. They “saved” money by splitting the gas line with the stove which is about two feet away. This appears to be a solid foundation so they would have had to put in the gas line before they poured the floor or closed up the walls. If you can’t do it right, don’t do it at all.

    I think this is considered the "living room" which is probably why they put the fp in? That is a very small area to fit a dining room and living room...I can't imagine they expect elderly folks to use the kitchen work counter as the dining area and sit on barstools? Who knows, probably designed by young people smh

    Retired homebuilder here. I can't imagine walking out the front door, around the portico to sit for my morning coffee surrounded by wall. Better an exit off the kitchen. As for the location of the fireplace - yikes!!

    Can you make the blue print available? I am getting disabled and need to sell my current 2 story home. I like the color scheme. I don’t think I could have it done for 150,000 here in California but nevertheless i am looking to have something like that done!

    Was going to say the fireplace is in a stupid place. And it’s interesting to have a gas fireplace while showing firewood neatly stacked outside for “ambiance”. But then I realized the entire public living space..living, kitchen, dining..is jacked. What a ridiculous layout. This tiny house is so cute from the outside and such a disappointment on the inside.

    Its not even tiny! Its 1200 sq ft. I lived for 30 years in a 1200sqft house, 3 bedrooms very large laundry room and a full separate dining room. It wastight for a family of 5, but Im wondering where theyre hiding the sqft at.

    Agreed! The siding on the outside is the smartest but the rest , not so much. Fireplace placement couldn’t be worse for furniture and tv watching. Swivel doesn’t impress me, looks aweful

    So I finally showed this to my wife and the big glaring issue that should be entirely obvious is that there is no storage space AND no work space. No one will be cooking Thanksgiving dinner in that kitchen, because there is no space, next to the stove, to put a large pan when you take it out of the oven. And NO, you won't be turning around to place it on the island. That kitchen was designed by a man to be used in an Airbnb. You stash frozen dinners in the fridge to take out and stick into the microwave. There isn't any pantry for food storage. I was also told that older women hate those stacked washer/dryers because of the difficulty of reaching up into the top unit. Apparently reaching up is hard on the arms. The other issue is the difficult access to the bedrooms. My last house had the closets protruding into the bedrooms and it is a real pain. You don't want to have to take a wheelchair into those bedrooms.

    People have already commented that cement floors are hard on joints. I will add that they can be slippery and very unforgiving if someone fall down on them. I do appreciate that they are heated. I think luxury vinyl floors would be a budget option.

    I have a older slate looking luxury cushion floor in my bathroom, 20 years old, still looks brand new. Easy on the feet, water proof. I wish I could find it for my kitchen. I love cement painted floors, but after 2 falls im worried? I would have to have info on that? Love the home, not the lay out. If ShTf , we need a wood option fireplace of some kind? But love the people trying so hard on this house.

    My first thought was the cement floors. That is not a good idea for elderly people. I am 78 years old and had a bad fall on wood floors. Thank God there were no fractures. But cement floors? They might be easy maintenance but not good for our joints. I love Old World Garden Farms, have been a subscriber for a while, and am learning so much every time I read your publications. You are taking good care to your elderly parents❤

    @@MrFloydSaunders Rugs are a trip hazard for many elderly people who drag their feet and get caught in the edge. Also difficult for walkers and wheelchairs.

    I really like the siding! I don't care for the floor plan.There is too much wasted space. I would have the 2 windows and the fireplace swap places to make living room more usable and better for furniture layout. Never put mini splits above the head of the bed; no one wants cool air blowing on them. Not enough closet storage areas. Thanks for sharing!

    It's a beautiful cottage but there are two things I would do differently to future proof it for long term aging. I would have put a wet floor bathroom in where a commode chair could be wheeled right into the shower if mobility becomes an issue. And I would not use concrete for the flooring because it is very unforgiving to old bones, both walking on it or if they have a fall. I have to agree with others that the sitting area is very awkwardly laid out for furniture placement. I absolutely love the screened in porch. I think that is where I'd probably spend all my time.

    Yes! Obviously you’ve not helped someone on crutches hop over a threshold in a shower. Should have been a wet room style to roll a wheelchair in or walk in on crutches and pivot to a chair. My husband broke his leg badly and that little hop on our shower was a nightly ordeal to battle. It’s the first home improvement he wanted after he healed.

    Yes, these were my exact thoughts as well. That bathroom is also not “large” when you account for maneuvering a wheelchair. All those added angles to the hallways will not be fun in a wheelchair either. The only thing “perfect” about this house for retiring is the screen porch.

    I love the floor plan. About 90% of my business is with seniors. Although the floors look beautiful, I would never put concrete in a home for seniors.

    I agree. Falling on concrete is going to do more damage than wood, laminate, or carpet would. Not a safe choice.

    The lack of living room space would bother me, but that bathroom isnt large, its medium at best. And the 36" door opens inward into the smallest room in the house. Theres no way a wheelchair can manuever in the bathroom and still have room for door swing. Eigther have the door swing the other way, or have a pocket door. Im assuming the door is opens to the master bedroom, if its a hallway, start over and put in a pocket door.

    Oh, that screened in back porch would be my gold! Having coffee out there each morning while listening to and watching the birds, perhaps wandering deer, rabbits, foxes, etc... or for late evening respite... so relaxing and enjoyable. Lucky parents!

    Couldn’t agree more I honestly feel sorry for his mother-in-law. How does she tell them that she doesn’t wanna live there? She’s kind of stuck. There’s absolutely no wall space in the living room. Where do you put your freaking furniture? This place is horrible.

    The concrete floors are gorgeous, but not good for joints, feet, or legs for older people. Placement of fireplace is extremely awkward. Beautiful kitchen cabinets. Ample space in laundry room. Love the apartment sized washer/dryer. Bathroom surfaces are ideal for keeping them clean!

    I really like the layout of this house. As others have said the fireplace looks odd but that's an easy fix. I would encourage you on future builds to make the shower level so a wheelchair or walker can be used. That tiny step is a major problem for people with orthopedic or mobility issues. It can be the difference whether someone can shower or not.

    Love the floors! I think I wold have put a corner fireplace in the little corner nook and freed up the long wall, but that's just me and it sounds like you involved them in the planning and for a retirement home it needs to be what THEY want! It's wonderful of you to do this for your in-laws. God bless!

    I like the plan over all but I'd just want a few minor changes. First would be that fireplace. To me it's in a very awkward place. I think you should just do away with it and put a small wall mounted propane heater in it instead. Then you would have a little more room for a dining table and the room would be more esthetically pleasing. Then I'd want a little more square footage myself. Perhaps 300 to 500 more would be ideal for me. Maybe add that 2nd bathroom and make the laundry room bigger. Other than that, I really like it.

    That has got to be the dummiest place for a fireplace I have ever seen. I'm retired and I'd never live in this. And concrete floors? My husband has bad feet and knees, which walking on concrete is the worst for. This is a hard NO.

    VERY NICE! I WOULDVE CENTERED A "SMALLER" FIREPLACE WITH 2 SLENDER WINDOWS ON EACH SIDE OR AT LEAST ONE BETWEEN KITCHEN. LOOKS SILLY WHERE IT IS.

    I was really hopeful on this until I saw the oddly placed fireplace. Swingout TV? For someone to bash their head on? Where are the wide hallways leading to bedrooms and bathroom? As soon as you corner the hall, you need to do an immediate turn into the small, not large, bathroom. Going into each bedroom, you are facing a wall and having to do a zigzag maneuver. As a disabled senior who uses a walker, wheelchair and motorized chair, this is the stuff of nightmares. And yes, I spent years in the industry doing inspections and new construction punchlists. I'll take the screened-in porch. Tear down the rest of the house and start over.

    Bathroom door has to be wider to accommodate the “wheelchair” he mentioned. As young people, friends built their home with all these things in mind. They did it correctly for the bathroom, hallway, main bedroom. Super wide doors that swung well out of the way of the fixtures, lots of room around the commode, twin sinks at two heights (that served well when their kids were small), and room for a chair to “drive” right to a walk-in tub/shower which wasn’t to be installed til needed. As it happened, it was needed earlier than anticipated when one partner developed MS. But they didn’t need to move out of their home.

    Your shower does definitely have a threshold. For thinking ahead on the pour that could have been eliminated. My house does not have shower thresholds. Thanks John E

    Yes, exactly what I was thinking! FYI, my Mom fell in the same exact kind of shower and we couldn't get her out without removing the heavy sliding glass doors. My parents specifically chose the exact shower type thinking the low rise will be easy to step over, but it's not!! My Mom ended up in a nursing home earlier than necessary because of that darn riser. Another important point: Don't put tracks on that riser for sliding glass doors. It will rip a person's legs up if you're trying to get them out of the shower and you can't lift heavy legs over that riser - even as small as the riser is! Very important! Otherwise, I love how much thought went into the build!

    Hey there, thank you for this review! Im in the process of getting a divorce and while I built my/our current home, i think I may lose it. This has given me a great thought of possibly purchasing some land here in CO and getting something similar built. Yes, everyone has their own preferences, and vocalizing them here isn't fair to you, so my apologies in advance for those folks. Whether you knew it or not, this has helped folks either transitioning into retirement or other.

    Pot lights are bad for older people because they can only be reached with a ladder. Outdoor lighting should be accessible on walls or easily reachable with only a low stepstool. Pot lights in the kitchen - again impossible to change without a ladder. Concrete floors are extremely hard and dangerous to elders who have an increased risk of falling. Should be wood that has some give. I do like the width of the hallways and the lack of thresholds. Great grab bars in the bathroom. I like the washer and dryer that there is less need to bend down to load the washer. Split AC in the bedrooms are great. I love the closet. The house is quite nice, just don't like the pot lights and the concrete floor. The screened in porch is fantastic! The size is great and floorplan seems to work well.

    Your comment raises good points. But, I love pots lights especially with dimmers. I think if LED bulbs are used, it will minimize the need for frequent changes. Now, while I love the color and ease of cleaning the flooring, your point about elders falling is worth consideration. As we age the ability to brace a fall decreases and slamming a body against a hard concrete floor could change 'life as you know it' very quickly.

    Please please PLEASE I desire this home! One correction, the toilet seat is way too low!!! LOVE YOUR PARENTS NEW HOME!!!! Now make affordable ones for us seniors who were single parents all our lives, without two nickels to rub together! GOD BLESS!!!!

    I suppose a 'squatty potty' stepstool with a regular or higher toilet would help too, but I for one prefer a low toilet seat height. Grab bars near the toilet can help if a side wall is close enough. Humans evolved to squat to make evacuation easy, we get out of that habit to our detriment IMO.

    Agree with comments on fireplace . The outside got my attention. It’s so inviting. I would find a way to redo kitchen and add dishwasher. Maybe if fireplace wasn’t there , somehow you could add dishwasher in kitchen. How many square feet is the place. If I were older and in need of a wheelchair, I wouldn’t want to try to navigate those small hallways and rooms. Beautiful place, but doesn’t look fun to live in.

    Unless they are *very* minimalistic, I think they will find the storage lacking. I didn’t see a linen closet, pantry or coat closet. Could have used another 300 sq feet. My husband and I are planning to downsize and I have been scouring house plans. I do like the design but floor plan needs tweaking, as many have said.

    I felt the same way. The space on the blank wall near the island seating area leading to the porch could have had some narrow floor to ceiling cabinets. Awkward space for living/dining area unless you don’t want a full sized table or full sized living room furniture but since it was designed for a B&B, that probably wasn’t necessary.

    I wonder about concrete floors for older folks. I guess it depends on their stability, but falls are an issue and concrete = broken bones. The fireplace…nah. Too large & interferes with the kitchen. I’d like at least a 1/2 bath added because as you age everyone needs another potty.

    Why is the fireplace next to the range? Also, concrete floors are very hard on your joints. Wood floors are much more comfortable.

    Beautiful home. I especially love that screened porch. I'd recommend a higher toilet and I would have added a sitting edge in the rear of the shower, considering it's for seniors.

    There are nice shower chairs, with or without a low back, with rubber feet and holes for drainage that can be placed just where needed to shower. My mother used one after a stroke that left her left side mostly paralyzed. Minimal supervision usually needed though for safety, help with hard-to-reach spots and in/out assistance. Rinse off shower chair and let dry in shower (or wipe dry for pickier folks). Worked well!! Happy mom, happy me!

    Looks like a very comfortable and usable design. I'm sure the fireplace was just a personal preference for your in-laws but it's the only thing I find off-putting about the house. Just doesn't fit there. Now if you had split the double windows on that wall and put one on each side with the fireplace centered on the wall, that would have made more sense. But as long as they love it, that's all that really matters. Great job!

    I love everything about it. One thing I'd change is not have concrete floor. Looks so good from the outside. I like the split roof design with wooden posts. Layout is great. Love it

    I'm glad i didn't see this before ordering the home we did, because i love it. This would be exactly what my husband and i and two big dogs would need. Oh well! We spent double that. But it's also twice the size.

    Thanks For Sharing. Great to see what you've put together so others with alternative ideas can make changes to their own place. Our experience is that lots of area rugs will be your friend. Stained Concrete very hard on the old bones/Joints but that can easily be done. Love the screened in porch. Would love to see the porch another 1/2 as big for furniture and hosting other couples. Very nice low maintenance siding, landscaping, etc. Appreciate it.

    Sorry. But our experience with the aging process of 3 parents into late 90's is that AREA RUGS are a high risk to the elderly and very stressful to those caring for them. A fall is often the trigger to a downward spiral in ambulatory safety and overall wellness. Also agree with the LVT floor over concrete. Textured for less slippage, and more forgiving on a fall.

    Love this little house! The ac units should be above the closets rather than visible on the wall from the door. Also the electrical panel should be higher on the wall, so lower cabinets could be added to the laundry room.

    Like many others that I've read here , don't like the fireplace placement or even get rid of it. It needs a carport off the side of the house so people can get in and out without getting wet or what ever. Walking on those rocks are a trip hazard and when the weeds start to grow in those rocks , it will be a night mare . Nice little grass lawn is much more desirable IMHO. Over all , its really pretty llittle house , not the perfect one but nice.

    Nice nature setting. Only thing that would keep me from living there would be the fact that all the floors are concrete. Most injuries that happen as we age are incidents of falling either due to balance issues or. suffering a stroke, etc. To me, aesthetically, the floors make the house seem smaller with such a dark finish.

    You are absolutely right about cost vs area. We’re adding an apartment (650 sq ft)apartment over our 3 car garage for my father in law in Orlando. For future mobility we decided to add an elevator. With 3 estimates, if we stay under 200k it will be a miracle. Love the house color, trim and design. Furniture placement will be a challenge so I would’ve liked to see the interior decorating. I’m sure your parents will be thrilled.

    Nice concept. Everyone wants something different of course but good strategies on the plan. For me, a garage for an elderly resident would be useful, even if detached. If you get snow there, attached would be nicer. Even a carport would be nice. The laundry area would be pretty tight for a second bath - maybe a half bath. Generally for this type of house, one bath is enough though. Not loving the location of the fireplace. Could it go in the nook you suggested as an alternative for a dining table? Very big plus for the in floor heating, the concrete floors and the screened in porch!!!

    Why not remove the double French doors to the patio? Replace with one oversized door (wide enough for wheelchair access). Then use the excess wall space near the refrigerator to place a tall pantry cabinet. Fireplace proportions are all wrong for the room - too wide, too tall. Could have chosen a smaller unit, allowing for better, lower, placement of a TV set on the wall.

    Love the screened porch & siding. The jog to the bedrooms would make using a wheelchair difficult. No threshold shower is wonderful. Thats what we have. Husband was in a wheelchair unexpectedly 6 months after we moved in. Really glad we had that in place. We did hickory floors. Love them. Tile with radiant heat in the bathroom. Its great.

    Install windows in the screened porch with a fan that heats for a three season room . Enlarges living space and will be the most used room in the house.

    What a beautiful home you've built for your parents! I'm sure they had a say in the planning of the design and just how they wanted things laid out. The floors are gorgeous, and I wished we would have done that to our slab when we first built our home.But truthfully now that we are in our sixties, we are having a hard time with the floors. My legs and feet hurt all the time, and they are very slippery, and I'm praying I never fall! I hope your folks will fare well with them! I personally would need more storage room and bigger closets as well as a nice walk-in pantry to house not only a large amount of dry goods but a deep feeezer as well. Living in the south, there is no need for heated floors, but I bet even in the south, it's still nice to have warm tootsies, especially in those cold winter months. I love the idea of the mini split in each room! I absolutely love the screened in porch. Overall, I love the beautiful home you built for youe folks. I'm sure they will be very happy! I know I would be! God bless. This must be up north somewhere with heated flooring. My sister had it in her home in Red deather lakes Colorado. Don't know how old this video is, but that price you mentioned is so doable in this current market! I live in the South and love this design. Could you share the house plans with me? My husband and I are looking to rebuild, and this is perfect for us! Just would need a bit larger house plans like a 3bd,2bd.

    I believe the retirement crisis will get even worse. Many struggle to save due to low wages, rising prices, and exorbitant rents. With homeownership becoming unattainable for middle-class Americans, they may not have a home to rely on for retirement either.

    Got it! Buying stocks during a recession when prices are down could be a good move. You might get them at a lower price and sell later when they go up. Just do your homework and be aware of the risks before diving in!

    Great job! I love the extra high ceilings for a smaller floor plan, it makes its so much more livable. The roof and exterior choices are awesome as well! Your never gonna hear the end of that fireplace, but it may be more functional than it looks. Thumbs up!

    I love this house! This would be an excellent home for almost anyone. Superb design details, really good light and excellent details. I've always had a dream of having some land and having moderate size houses for myself and the two or three homes for friends. That way we would be able to keep our privacy and know, too, that friend was a short walk away. Excellent ideas from the people who responded to this before I viewed it. Of course, some modifications can made.

    Great floor plan EXCEPT: Hallway needs to be wider to accommodate a wheelchair turning into a room. Too narrow. And the Fireplace? Weird location. Separate the double window and put it in the middle OR....it would be awesome on that alcove space. That would be my preference because where it is now and that window? I would probably buy a china hutch and dining table there. Alcove for Fireplace is best. Outside is awesome!

    Great suggestions! One note on the hallways are they are wide enough for even large wheelchairs to make turns into the rooms. The video angles can be tough to judge but we tested all when building to make sure. The outside is still in progress but getting there :)

    do you realize that concrete floors are hard on your joints??? they don't "give" like wooden floors. Try walking on concrete floors for 8 hours like i do at work. It's terrible on joints and feet. you will regret that decision. the fireplace is in an awkward position .Don't like that either. No one wants to sit in the kitchen staring at the fireplace. the living room would be better, or somewhere else. need a medicine cabinet in the bath, not just a mirror. Do you realize old people can't reach those high ceilings to dust and clean out spider webs or dust accumulating up there??not to mention how to clean those windows high up there. Lower ceilings, means less heat and air to use to heat/cool a room. bad design. Those front doors are not strong enough to keep burglars out of your home!! Too flimsy!! Sorry, but this is a no go!!! re think this design through old people's eyes, who need a secure safe and efficient home!!

    I completely agree about the drawback of concrete floors. I have not been able to tolerate concrete floors since age 50 after 3 decades of jogging. Ha! Nor could Ilive with the echo of this house. It is beautiful to look at though.

    Really beautiful exterior and nice interior. A couple of thoughts about this being perfect for a retirement home… I will caution you that the hallway to the bedrooms as well as the closet protrusions in each bedroom will make getting a stretcher or hospital bed into them almost impossible. As you parents age, you may want to consider either a sliding glass door or French doors into the one bedroom located on the side where the outdoor patio is. Not being critical, just honest feedback after 30 years of working in public safety.

    It’s very funny that your parent’s house is 100% consistent with my wife and I’s house we built 3.5 years ago when we scaled down our house footprint. I just added a 42x40 shop onto ours because I like building things. Sounds like I was unknowingly ahead of the curve. I laid out my house plan on graph paper. lol! Cool place you have😉!

    I don't know how old the "In-Laws" are, but they are sure being treated like they are ancient and decrepit. If my Son-In-Law built a place for me to live, that was like that, I would be very insulted. No grass, grab bars all over the shower, wide hallways for a wheelchair, walker, living room very tiny, fireplace next to the cabinets..ete, etc, etc. No thanks. Just wow. And what a waste of space with those high ceilings, no storage. It will always echo.
