    Thank you so much for sharing this information, because I just received a homestead exemption letter telling me about my mailing address is not the same as my property address and they was asking me to explain why? and do I still live at the property address? and I got afraid thinking they might be a fraud trying to get me to send them my personal information, actually I lived here at my address since 2009 but I never remember filling out a application for an exemption, because I thought I have to be 65 years old.

    Question. I purchase a fixer upper with the intent to fix it up to live in. I'm over 65 and apply for the homestead senior tax exemption and also apply for the property tax freeze. Once I complete the improvements and of course the house would be appraised at a higher value, my property taxes will not go up due to the freeze, am I correct?

    There are many different versions of the form. The one I use in the video is the comptroller's version which will be acceptable in every county. Thank you for keeping an eye out.     Great video.....so helpful. If I may ask, I will be buying my first home but will not be able to close on the house until after January 2, 2020. Does this mean that I have to wait for a year before filing for a homestead exemption?

    I moved from Arkansas and purchased a home in Texas last year. 1) Due to Covid, I have been unable to safely obtain my TX DL. Will I automatically be rejected or is there any other documentation they will accept, such as bills in my name with the property address. 2) The home is titled in the name of my trust and I am the trustor & trustee. What do I put down as Property Owner in Section 2? The trust name, my name, or both? Thanks and great video.

    Hi Vampired42, I would fill out the homestead exemption form stating the exact owner name (which sounds like its the trust name). When you send in the exemption form, they'll require you to send it in along with your drivers license showing the new address on your license. There is no true deadline to file, but I'd try to get it done by April 30 to make sure it is reflected in the upcoming tax bill. They don't allow any exceptions due to covid. Next include all pages of the trust documents including the pages that show you own the trust.     Hi Ivy, No you don't, but it is good to check periodically. If you ever refinance your house or do anything that might affect the name on the deed or any paperwork filed on your property, they can cancel your exemption without you finding out.

    Hello. Mr CrouchMy husband and I owed the house that I'm claiming homestead on, but we are now divorce. The exemption papers still show his name on it. Is there another form that I need to fill out? How do I remove his name from my property.

    Sorry for the delay. The appraisal district website is just supposed to reflect the ownership that is recorded on your deed. I would file a deed to remove him from ownership. I've done it before for myself, but since I'm not an attorney, it would be difficult to assist you with. Almost every title company has an attorney on staff that can help.     In Tarrant county for sure (and probably statewide) only one person has sign the application and send a copy of their license if they are legally married.

    If the appraisal district values your property less than the previous year then your monthly payment will likely go down, but its not a guarantee. The tax is calculated by Value x tax rate = bill. If the tax rate goes up significantly it could offset the reduction value.

    if the person sold and bought a home at the end of last year are they transferring an exemption from a previous residence? also how would they answer the transferring a tax limitation?

    in the question "is applicant identified on deed or other recorded instrument" what do we put? we bought the house Aug 2020. If we put yes, how do I know the Court Record/filing number?

I'm in Galveston county, found my property on GCAD and it shows the Owner is still the guy we bought it from BUT in the Deed History section it shows our name as the Grantee and the previous Owner as the Grantor and shows a deed #. It has both mine and my husbands name there but am I right in thinking we need to still check no and provide our drivers licenses? and since we're 50% owners but I am the one filling it out and signing it, I do still need to provide BOTH of our licenses, right?

    @@TheSaraEllen Hi Sara, it's difficult to say for sure without looking at the deed. It's possible there was a clerical error and the sale was not recorded. It doesn't mean you don't own the home. Reach out the county clerk to get your answer about the deed.

    Hi Ivy, In most counties, you can just look up your property on the CAD website. There is ususally a section that shows all the exemptions filed on the property. To find the site for your county just google the county name and CAD. In Tarrant county it would be "Tarrant CAD."

    I bought the house(first time home buyer and primary residence) in May 2020 and approved for MCC credit program as well. Is it OK, to file homestead tax exemption in Jan 2021 and also file the MCC in my tax returns? Basically, can I apply for both in the year 2021?

    Hi Ismail, Absolutely. The MCC pertains to income tax. The Homestead exemption pertains to property tax. You can absolutely file both!

    Is it safe to say that in most counties and local municipalities within TX, a homeowner should expect to see their property taxes increase every year until it hits the cap 10%? Assuming you do not protest, and your home value increases every year?

    In general yes, but real estate is really more about what is going on in your specific neighborhood. The housing shortage and increased demand is causing a situation where many values are reaching the 10% cap. New laws that took effect in 2020 make it even more important to protest. If you win this year, there is a greater likelihood that your value won't increase next year.

    @@genep.6008 It depends. There is not one size fits all answer for this. If you invest a ton of time and really understand the system, the individual homeowner will be able to get a bigger reduction because you will likely do things that a professional will not (such as drive by and take photos of the appraisal district comps). With that being said, a tax consultant will understand the rules inside and out, so if you're not going to put a ton of time into it, I'd hire someone. When tax consultants brag about their success ratios, you just have to understand that its easy to paint a picture where they look really successful. For instance, I take all clients even if the evidence clearly shows that they can't get a reduction. I also encourage low property value clients to sign up with me. Other tax consultants sometimes just focus on higher end clients or might advise them to not sign up if they can't achieve a reduction so that they help save the client from paying for a service that won't really it appears as though they won't get a reduction. The best thing you can do is to contact your appraisal district and ask them for the evidence they plan to use against you in the protest. If their evidence is weak, your odds of getting a reduction are high, whether you do it yourself or hire someone is the next question.

    @@genep.6008 Great question. The rate actually stays the same. The property value is decreased. Your bill is calculated like this: Property Value x Rate - Exemptions = Tax Bill Next year they shouldn't increase the value unless they meet the legal burden of proof by providing "Clear and convincing" evidence.

    I'm sorry. You will not. You'll have to wait until after Jan 1 2022. You can still try though. I'm not sure if they'll keep it on file for you until then or not.

    Hi Yolanda! Anyone who owns a home in Texas qualifies for a homestead exemption. You simply have to file the appropriate paperwork with the county you live in.

    Hi Kirt, Thank you! In most counties there is no need to do this. But, if you really want to, the appraisal district may list it on your property's account page as the "instrument" or "deed". You can also search with the county clerk. They are the ones in charge of indexing the deeds.

    There are a few benefits to using a Homestead Exemption. It will cap the amount your tax value can rise, which is a really good thing to save money for taxes. I absolutely recommend applying for the exemption. To directly answer the question, it does not lower the value of your home... but it may lower the tax value of your home, which is beneficial for you.

    You go directly to section 1 in the vid without addressing what goes in the Tax Year box i.e., the year we bought the house or the current year...? You also don't address Percent Ownership Interest i.e., as tenant in common, or is it 100% as joint tenancy etc. You go right over it as if this is not important. Not a very informative video. I had to find another video.

    Sorry about that. For anything I missed in the video, I’m happy to help here in the comments section. It sounds like you found your answers. For anyone else reading, I’ll post my reply here. If you found different conflicting data, I’d love to know. 1) I would put the year you begin occupying the property as your primary residence. 2) On the percent ownership, I have asked a local appraisal district how they would like it noted. They said if you’re married put 50% each, but I honestly feel like they’re answer may not be the best. I think if each person put 100% it would be just fine and avoid potential pitfalls of putting 50% but I would call your appraisal district to verify what they prefer. I am not sure what to put for stuff like tenants in common.
