    My current escrow balance = + $1383.91 My Home Insurance Premium 2024 = $2202 Home Insurance Premium 2023 = $1993 My Taxes July 2024 ($3964.29) & Jan 2025 ($3964.29) = Total ($7928.58) Taxes Last Year July 2023 ($3781.15) & Jan 2024 ($3781.15) = Total ($7562.30) I just spoke to the lender for clarification and the rep said the escow balance is good. However, I've experienced escrow shortage two years in a row. How do I prevent shortage? How much is suppose to be in my escrow account before escrow Analysis in October? There's a part of this math I'm still not understanding. I did notice my property taxes have gone up $366.28 since last year 2023 My home insurance has gone up $209 since last year Should I put an extra $575.28 into my escrow to make up for the total difference from last year? Is that the math I've been chasing since 2021 to avoid another shortage?

    My property tax value went up 60k increasing my escrow by $500 extra a month … is that even legal.?

    My gosh. that is horrible. Its legal, but it shouldn't be. I have a list of things you can do to help. Here are a few: The easiest is to simply call the mortgage company and ask them if you can spread the escrow shortage over a 2 year period (they put it on 12 months by default). This will drop your payment. While on the phone with them, I'd ask them if you can drop your PMI. You may or may not have it. Also, I'd check to make sure you have all the exemptions you qualify for.     This is a very informative video! Just a couple things: Per Texas Property Code, there is a $375 cap on a new resale certificate. HOAs can charge up to $375. However, like you said, they can tack on a rush fee. Ouch! Also, per TX Property Code, HOAs have up to 10 business days (not calendar days) to provide the subdivision info upon receiving the request. The options on the addendum are something to ponder. I see many listing agents checking off Box 4 on the HOA disclosure when they upload it to MLS. That should be up to the buyer.

    Thank you! This is very helpful! Can you please let us know in paragraph 6.A.8 which option can give buyer more insurance (title policy cover more area)? is it (i) will not be amended or deleted from the title policy; or (ii)will be amended to read, "shortages in area" at the expense of Buyer Seller? Thanks again

    Homes are barely selling and prices being reduced with high interest rates yet they still increase property value assessments. We could be in a depression and they would still say our home increased to collect taxes. I really hope the new elected ppl will change this. Too much tax burden on property owners in texas.

    In my experience trying to argue land value is more difficult than just focusing on the value of the entire property. Taxes are based on the value of the property as a whole too, so it gets most of my focus. I love when people start with low expectations. Its much easier for me to exceed expectations that way haha. I've certainly seen enough unfair protests. Luckily now, I have enough tactics/tools and have built trust that I end up getting pretty fair treatment from the folks I deal with.
