HOW TO FILL OUT HOMESTEAD EXEMPTION FORM IN TEXAS | HOMESTEAD EXEMPTION HARRIS COUNTY | HOUSTON TEXAS
In order to lower your annual property taxes, if you bought a home last year don’t forget to fill out your homestead exemption. Below are the links to the County appraisal districts where you can mail in your form:

You can file as early as January 1st. The deadline to file for your homestead exemption is April 30th and you cannot file it until you own the home on January 1st. Beware of mailings (solicitations) that ask for a fee. This form is FREE to submit. Also make sure to check if you qualify for the disabled, over 65 or other exemptions. If your county is not listed, feel free to email me or comment below. I will find this out for you. If you have any questions, call your county appraisal districts directly.

    Hi Thao, great question and you’re most welcome. Since missing the deadline is common, I suggest to call your county, example if you are in Harris, call Harris county, “ask nicely” that you miss the deadline in filing homestead because of personal crisis/ emergency, etc. they will most likely give you instructions or maybe have you pay a non-refundable late fee. For sure, they will be able to assist. Hope it helps.

    What we did if it is husband and wife, we put husband and wife; or property owner or resident owner. It is not clear on what to put so this is what we indicated. Hope it helps.

    question about sections 3. you talked about the manufactured name and make and model. how would we know if we need to file out that part or not. is it best to ask the realtor about it.

    If your home is a manufactured home than the traditional single family home, then you need to fill out that part. Hope it helps.

    Hi Jennifer, Great info lot of my question is already answered in the comments below. I got 2 additional question. #1 question: should I indicate N/A to question not applicable to me or I can just leave it blank? #2 question. This actually a follow up question made by SCVdad. in my case, We are married when we bought the house but it is loaned on my name ONLY. Should I indicate as married and indicate I owned 100% ? Since Texas is a community property state, and if your deed shows both you and your wife, then 50/50. This is my suggestion only.     Question, should I proceed on filing the homestead exemption form even though I didn't own the house as of Jan 1st? Realtor said yes but the Title place where I signed for the house said I shouldn't because the previous owner qualified for the 65 and over exemption and that exemption should carry over for the entire year? Not sure who is right?

    HI Maria, great question. If you did not own the home as of January 1, 2020, the earliest you can file is January 1, 2021. The title company has a more accurate response. Once the previous owner files next year, the exemption in your home will drop off, this is the reason why you need to file your own homestead next year.     You’re welcome and thank you for watching. Do you have an escrow account? If you paid less than 20% in down payment, Insurance and taxes are escrowed. Taxes are paid from your escrow account and if you applied for Homestead then they will pull the money from your escrow account. Either you will have a shortage or an overage. If overage the bank will send you a check. I suggest to talk to your lender and see if they could adjust your monthly payment.

    Hopefully you can help! I'm so overwhelmed with figuring out what to fill out that I keep avoiding it. My husband is 50% disable veteran. To I check both general residence exemption and disabled person or does the disabled person only apply to those labeled disabled by the state? Also I just got my Texas driver's license this year, am I able to go back for 2021 and 2020 and file exemptions now? Thanks!!

    Are you in Harris County? There are instructions at the end of the form. If it applies to you, then check it. Regarding the disability, the county will need proof of documentation per the form. I also suggest contacting the county directly. If you receive a voicemail, leave a voicemail or you can email them directly.

    I bought the house(first time home buyer, married and primary residence) in May 2020 and approved for MCC credit program as well. Is it OK, to file homestead tax exemption in Jan 2021 and also file the MCC in my tax returns? Basically, can I apply for both in the year 2021?     Good video! Only thing I would question is the percentage ownership. In Texas, aren't spouses both 100% owners? I doubt this actually matters for the form though. Thanks!

    Hello, my husband recently purchased a home and due to my credit I wasn’t added to the contract so what do I put where it asks for the info on section 2?

    As far as I know Texas is a community property state, for sure you have signed paperwork at the title company. He is on the loan but both of you for sure signed some documents. You can put both your names and since you are married indicate 50/50.     hi - i just bought a house in texas and several have told me i can only apply for homestead exemption with my texas drivers license and can not use my texas id card but others say i can...it looks like the form does take the id card number. i just want to do it right. i dont have a drivers license and dont drive. thanks for this video

    Hello, per HCAD website you can use your Texas ID card and it should show your new property address. See below. EXEMPTIONS How do I qualify for a residential homestead exemption? You must own and occupy the property as your primary residence and provide a valid Texas driver's license or ID card with a matching address.     Hi Jennifer, great video! My question is if my spouse passed away in 2019 and his name is still on the title what do I do? Do I file as single, 100% owner, and provide proof of complete ownership or just file as single, 50/50?

    Hi Karen, This is a great question that I am interested in knowing too. I suggest to call your county appraisal district, since I really have no idea. I am thinking since he is deceased, then you can file as single or widowed, but better to ask them to make sure. Keep me posted.

    @@HoustonSuburb I forgot to update you! I was advised to file as single, 100%. No death certificate needed, just a copy of an ID.

    Hi Jennifer, Thank you for the detailed video. I had a question about section 2: property owner/applicant, I purchased my home as a single adult in August 2019, and I am 100 percent owner of my home however I am married now. In this scenario, do I check single adult? Or would I mark married couple and write down that I am 100 percent owner? Thanks!

    Great question Daniel. Since you are married and are filing it now, then choose married couple and put your name as property owner and 100% owner.

I'm a bit confused because it states on section 2, name of property owner 2, my spouse does not own any percentage of the resident. This is my opinion only. I have reached out to my contact at the title company to ask for advise and confirm my response. As soon as I hear from them, I will get back to you asap.     Great question - you will need your official drivers license because you will take a picture of the front and back once you file.

    you skipped the part about income producing, would if you are renting out a section of the house and you live at your wife's house for example?

    Since you are living in your wife’s house, is your wife claiming homestead exemption? If yes, then you cannot claim another one. Unfortunately, one homestead is allowed in Texas.     Do you mean you are using your home for work if you are self employed? Or are you renting one of the rooms? Better to reach out to your tax accountant as I am not versed in Tax laws. Thanks for watching.

    Great question. Both of you should submit your drivers license and it should reflect the address of the property for which the exemption is requested.

    @@HoustonSuburb I have an additional question regarding who should sign at "signature of property owner" if my husband and I are both owners? There are 2 lines for owner 1 and owner 2 but only 1 line for signature.

    If you have never filed homestead and you are eligible, you can still file, though the deadline for this year is April 30th. Hope it helps.

    @@HoustonSuburb Yes, Texas taxes are higher! Fount that out when we considered a move. Ours are approx. 1% of the home value.
