    Property taxes should be illegal. NO ONE should fear losing their home because of not being able to pay property taxes, for any reason. The States have become Greedy landlords. Especially in Texas. It truly doesn't pay to own a home anymore as you get older your looking at losing your only security. The States Have become Heartless and should waive all property taxes for Seniors 65 and older.

    There are some options for a similar service in Travis County... I'm sure they'll cost something, unlike what I offer, but they can still help! One that I found is FiveStoneTax.com... I believe they service Travis.

    Thanks for the information! I used it and got my value lowered by $100K. I skipped step one and took my documentation directly to the appraisal office and made my case. It was an easy argument to make once I found the sales price of similar properties. I also used Zillow to get photo's of my comparables so that saved me some time.

    In Collin County. To protest they have a page that says "Opinion of Value" - any recommendation on what to put? I don't see the "indicated value from sales" or "indicated value from equity" numbers they have in Tarrant county...

    Hi Cliff, the land value is somewhat useful on an unequal protest, but is pretty useless when protesting on the basis of market value. This video focuses primarily on a Market Value approach.

    Hey thanks for the informative video.. Few questions. 1- Do you show them that you already did the repairs with the amount you paid or just show that need to be done? 2- you said in another video that E-protest is the INFORMAL hearing, so should i mail in the form the get an INFORMAL? I am in Rockwall County, and they told me that the informal ended yesterday 5/09/19, however the deadline to protest by Efile or mail in is 5/15/19. They said if i do Efile is to get a date for the FORMAL. But the initial form that they sent does not state that. I wonder if they are just trying to intimidate me because i would assume it should be the same proceeding regardless in Texas regardless of the county. I would appreciate your feedback. Thanks.

    Hi Jamal, every county is different. They likely just don't want to mess up their records, so they cut off informals. In most counties, after you file the protest, you'll get a hearing date, you can still do an informal hearing prior to your formal hearing date. To do this, just walk into their office. They might resume them around 5/20 or so (after they process the protest notices). Either show them invoices of repairs that need to be done, or if the paid invoice is after 1/1/2019, then you can show them the paid one. You are trying to prove what the condition/value was on 1/1/2019, so if it is paid prior, it demonstrates the house was in better condition. If it was paid after, it shows the house was in worse shape.

    ive protested 3 times.. each time, no matter what i prsented, the outcome was the same. each time, one of the 3 panel members agreed with my value... and the other 2 sided with the district appraiser.. interesting side note.. each time my value was reduced exactly 10 percent...i believe it s a preplanned script that always produces the same outcome...

    Thank you for all the great info! I saw you do a presentation in 2018 and applied what you told me and was able to lower market/appraised value by $42,000 because they were basically the same amount. In 2019 and this year, when I take 97% of the lowest 3 numbers, my contested market value still comes out higher than the appraised value. Right now my appraised value is a little over 91% of my market value. Should I just let my market value ride or should I still contest it even though the settlement market value is higher than the appraised?

    I think there's probably a way to fight this one. If you ask for the evidence they're using against you, I'd look at the dates of all the sales of the comps and see if that tells you anything. If you were super motivated, you might try to find other people (or go observe hearings) to see if Rockwall has used sales from the beginning of 2021 as their own evidence. If so, that tells me something. Be on the lookout for the paperwork they send in the mail. It talks about arbitration. I personally would feel comfortable escalating to the next level

    Because I used my smartphone to protest, I didn't realize I was being offered a lower value...of course it was only by about $200. The last three digits were identical, except order: 452 vs 245, so I ended up protesting; now a hearing is set for June 16. I have several issues with our home that would lower the value, but feel incompetent to adequately/properly appeal. Can I get help for the hearing? By the way, the notice says to bring four copies of evidence and two copies of photos.

    Yes, those amounts are proportionate to the appraised value. The market value is the number we're allowed to protest. As long as the Market value is reduced to or below the appraised value, all taxable burden decreases.

    Great video, I have been to that building and signed up for the Disabled Veteran discount but I'm still getting notices every year and every year it goes up as I didn't know anything about protesting it and what really pisses me of is that it says that it will be paid off in one years time but the price never lowers back down after the year is up and then I get another paper saying its going to go up even more. I went from paying $1200 initially per month to$ 1700 monthly. Is there anything I can do to get it back down to what I was paying when I first moved in?

    Hi Robert, this situation is really worst-case scenario in my book. I'd much rather my tax dollars go to someone like you than so many of the other things I see our government waste the money on. Thank you for your service! Robert, it sounds like you have done a good job of making sure your exemptions are in place. The only thing I know to do at this point is protest. We're trying to do what we can to help solve this problem at its foundation. Until the system changes just keep on protesting.

    I tried the online protest, and they counter offered; however their counter offer was still higher than my current assessed value (I used the online protest a couple of years ago). I’m planning to do the informal protest. My question is: how do you go about getting quotes from all these contractors without feeling like you are just wasting their time? I would feel awful calling an electrician to give me a quote on something that I have no plan to repair anytime soon.

    I really appreciate this question. I can think of 2 options: 1) Be up front and tell the contractor why you need the repair estimates or 2) Start planning ahead now and get price quotes because when you move someday it will be nice to know how much it will cost to fix these items. If you have a friend that is a contractor, it makes this process easier.

    I presented comparable sales comps for my neighborhood from the past 6 months showing my appraised value as being way higher than what i could likely sell my house for, but Review Board completely ignored it and looked only at appraised comps. And because TAD raised the land value throughout our neighborhood (and thus on comps) from $65k to $110k across the board, any deduction on the house value would have been minimal. (Because we bought our house in 2016 and didn't have a homestead until this year, they were able to increase our total value by 29% -- 9% increase on home value, 69% increase in land.) How could I have fought this differently... other than letting you do it?

    I have had this experience many times. I know it can be extremely frustrating. The ARB hearing is pretty unforgiving. I'd go into TAD on the days leading up to the hearing to protest informally (see 2:45 on the video).

    We built a new home last year so when we got the property tax assessed value they had it at 623K. I went in and completed the steps you show and put 550K as the value and they accepted it. We are wondering if we should have put 500K in there. If we would have had to resorted to showing the amount paid for the land and the build we could have probably shown that the total was only 500K. It's fixed now so we can't lower it.

    So you find everything thats wrong the property. Then if you decide to sell it, you get to sell it for a discount as well. They get their comps from a system that takes all that into an account.

    I’m a little confused by your comment but it’s at least partially correct. When most people are protesting, their house is not fixed up. However most people spent a considerable amount of time fixing up their property. This is part of what makes the system unfair. You’re as-is property is compared to homes that just got finished competing in a beauty contest.

    Tarrant does not have an automated review process anymore. They might come out with it eventually but right now, it is not available so I have no way to make a new video over it. The rest of the video still applies though

    If you purchased after 2017 you can still protest, but the lowest they'll reduce them is an amount equivilent to your purchase price.

    I want to dispute. My home has many issues, windows, carpet, fencing, dead tree, general disrepair. If I dispute on TAD, I know I'm looking at a hearing. My big question is this: how much work am I willing to put in to save 3-$400? Do you do the informal and formal? I feel my home is more like 15 to 20k less than value stated on notice, so more like a 10 to 12% difference. Thank you so much for all of this info, I don't know what to do now.     Hi Tommy, I understand your frustration. Yes, we do it all. My goal is to figure out the formula they are using on the automated system. If we can't get a significant reduction on the automated, we go to informal, if we think its possible to still get a significant reduction, but for some reason they aren't agreeing with us, we proceed to the formal.

BECAUSE ON THE LONG RUN.. its going to HELP. every day a Hispanic people purchase a house or property AND THEY DON'T KNOW ABOUT THIS. So REALTORS DONT TELL.     The TAD protest form has a place to upload documents but the file limit is 2.1 MB. Most of my photos, my inspection report and appraisal are larger than that. Zipping them does not help. Any advice? I bought my home in December 2018 and the new tax appraisal is $150K more than what I bought it for.

    So, went ahead and followed your process online...printed off the sales comps and equity comps, looked at the average $/sft; did not want to get too greedy, but ran with 97.5% against lower of the two numbers and got the exact offer...might have been able to get a bit more, but happy to get a $54k reduction...whew!! Thanks again!

    What if my indicated value from sales ($239,150) and equity ($241,648) numbers are both higher than my homestead limited number ($228,921)? Would I want to be sure the percentage I choose is less than the homestead limit? If I choose 95% of the lesser number, my market value opinion would be $227,193. If accepted, this would lower my property tax value by $1,728.

    They changed the algorithm a while back so your guess is as good as mine. It definitely isn't going to be better than 95% less of the indicated values though. Its possible they won't accept anything you send them lower than $239,150, but there's no way to know until you try

    I am unsure of what my over 65 exemption affords me. I heard it was suppose to freeze my taxes. Should I be concerned about rising home values on my home? Can my taxes still increase?

    If you have the over 65 exemption in place, the rising values aren't going to be as consequential for you as they are for others. Google tax assessor tarrant county. Then, go look up your property. Next, look at the actual amount you paid every year and pay special attention to the school district portion. You'll see that no matter what your tax rate or tax value were, you paid the same amount every year since your 65th birthday. Its still a ton of money, but this is where you'll see the effect of the exemption

    I am so sorry, they likely cannot. Its ok, there is a good chance that even if they could get better on their own, it wouldn't be a huge difference. They did good by getting a settlement.

    My entire comment deleted, ugh! The homeowners, including myself, are located in Galveston County. The chief appraiser sent exorbitantly high appraisals this year. My proposed appraisal came in at $244K. I countered with $211,900 it was accepted. However, another homeowner with the same floor plan, year build, amount of land, and no changes since build and purchase (2019) or the first appraisal (2020) accepted the proposed appraisal because she didn’t “understand what to do or know what to say” accepted the proposed appraisal. Is there no way to help this person out of what she accepted before the 15th of May-especially, knowing the home only sales for $215K. Uhm??? I wonder if I could make an unconscionablility argument! 🤔

    Denton has an online feature that works well. I don't have a tutorial for it, but its pretty intuitive. If you want to go face to face, pretty much everything on this video from 2:50 applies no matter the county

    The law has changed, so that the protester has the option to go first or last. They can make the appraisal district present their case first, then have the last word, themselves.

    In case you need proof because the review board is not up on the current law... comptroller.texas.gov/taxes/property-tax/protests/index.php ARB Hearings- Fourth paragraph- "You and the appraisal district representative will both have an opportunity to present evidence, examine witnesses and state an opinion of the property value (if applicable). You may elect whether to present evidence first or after the appraisal district representative presents evidence."

    How does protesting my market value help lower what I have to pay? Example a market value of $155k, appraised value of $112k, was supposed to pay around $2400 in tax... protested and lowered the market value to $100k, about how much does that save? I’m not sure it was worth it at this point

    I live in canyon tx, my appraisal has risen 60 k in 5 years. this is my first year protesting my home is listed as a 4 bedroom but is only a 3 bedroom, what to I need to get to prove this? Also my home has a sunroom that is included in sq footage but can only sit in a few months out of the year can i use this to lower my value? Do you know anyone in my area I could get comps from? For reference the home next to me is only 100 sqft less but is values 50k lower.

    Go to your counties appraisal district website if they have one. It will most likely be www.nameofyourcountyAD.gov. The AD stands for appraisal district and in my county the site is located at www.tad.gov. So it may be just the first letter of the county+AD.gov. First though you will want to go to the AD location to see if you can talk them into giving you the chance to protest. The cutoff is May 15th but can be given exception for reasonable cause. If you didn't get a mailed notice to you, that is always a reasonable cause. If you get your right to protest, then they will give you a minimum of I think seven days to a maximum of 30 days till the protest hearing. Use that time to get prepared. Get the checklist and note the problems of your property. Take pictures of those problems and if you have time, get estimates. If you don't have time for estimates, get them later for next years protest because this is a yearly undertaking. Second- Get the comparables the AD used to value your property. Go look at those properties and take pictures of them that you can use to show the review board the differences in yours and theirs and thus why yours is valued too high. It is always best to try to lower valuation at an informal hearing because that meeting is casual and it will be you and the appraiser. The formal hearing will be you against the three person review board and the appraisal district representative. One on one is always better than a four on one fight uphill. These people make their living stealing from their friends and neighbors and everyone else living in their county, they have no morals or ethics at all and believe they are not criminals just stealing from everyone and causing them great hardships so emotional pleas fall flat. They only entertain facts except for factual evidence that references the actual statutes and code. They will most likely tell you that they do not allow the use of the code or statutes in the hearings because though it is the law they point to in order to steal from us, they will say it is a matter of law and thus is an issue for the courts to decide. ( Just another example of how the politicians use how they write the law to steal from the rest of us) It is frustrating to say the least, but good luck. Go try to get them to allow you to protest first. Kill them with kindness and hopefully the criminal you talk you will be having a good day and let you have the hearing.

    OverTaxed42Long just wanted to let you know I had my casual meeting a few days ago and I won! I went from $238,000 to 197,000 which is what my home appraised for with a appraiser when we bought it four years ago. Thank you so much for all the advice. Since my neighborhood is mostly elderly and young families next year I will be having a block meeting to help all my neighbors lower their taxes. I figure if we all consistently protest and lower no one should be robbed ever again. I’m a stay at home mom and they better believe I have plenty of time. You are so right they are stealing from us. They tried to tell me any room with a closet was considered a bedroom even if it was in a separate garage with no exit door or window and no heat or air. the meeting took over a hour I was not willing to say yes to anything over 200,000. Now that I know how to win I will be protesting every year and helping anyone else I can. I would really like to know where all this money goes as my street has not been redone in years and I live in a relatively small town. If it wasn’t for the university the population would be half or less.

    Hello Chandler, I have another question again, your help saved me a lot of money last year. So last year I did it, the property market value was let's say 250k. This year it says the same property market value, but the "indicated value from sales" and "indicated value from equity" are significantly higher.     Unless you have significant condition/repair issues, you likely won't win a protest, but I would still recommend protesting. New laws that took effect in 2020 make it even more important to protest. If you win this year, there is a greater likelihood that your value won't increase next year. This is why you didn't see an increase this year. If nothing else, you could file a protest without appearing in person using this comptroller.texas.gov/forms/50-283.pdf

    The problem is that tax rates are set in the fall, after the appraisals and protests have taken place. So if the appraised values have gone down, the taxing authority (county, city) simply raises the rate to make up the difference, and they still collect as much money as they want, within whatever limits might be in place as to percentages of increase per year. This rigged game goes on every year in Travis Co.

    Basically, the higher your appraised value, the higher the tax rate will be on your property. The lower the appraised value, the lower the amount you have to pay.

    @@ChandlerCrouchRealtors They proposed a market value of $325,354, The value based on sales comps was $292,000, the equity value was $321,226. I settled for $298,000. Not the best deal probably but I thought it was a fair value.

    I don't have it figured out yet, but I do know it is randomized. I'm pretty sure its based off the lower of the two indicated values. Being lower than 2017 appraised value is pretty irrelevant. You should only do what you're comfortable with, but if it were me, I'd probably plug in 98% or so of that sales indicated value. Worst case senarios is that they'll counter back with the exact sales indicated value number (in my experience). Let me know how it goes.
