    That was my first thought exactly, as we were directed to the right. Once I'd made that comparison, I couldn't get past it. They absolutely looked like urinals.

    We built a similar floorplan and we had the same issue with the dining room being cut off, so we cut a butler's entrance to open the kitchen into the formal dining area. As a result, we use that space about 40% more often.

    I would make the front dinning room into a sitting room instead so everyone don't have to go into the living room area. Plus with kids it's nice to have a separate living room

    Absolutely beautiful and very well laid out and as far as the formal dining room I would make that the formal living room and then that way my family room would be more casual.

    Regarding that formal dining room. I agree that it rarely gets used when you have the non formal dining area but it's so nice to have for the holidays. I know most people will say "I dont want a room that I use once or twice a year" but it really is very nice to have for those special meals. Also it's generally a nice quite area that you can go to have a conversation without kids and background noise. It teaches your kids about those special meals and special times with family and friends. I don't know maybe I am old school but I really do think it's worth the money and space even when it's used a handful of times.

    Personally, I would use the formal dining area as a little reading spot. I'm a BIG reader, so I can just see adding a couple of plush chairs and seeing all my books fill those shelves. Maybe even a little loveseat so you can really kick your feel up and get lost in a book. 😍😍

    The vases look like wall urinals. Not a fan of the tile floors-looks cheap for a million plus house. Door access to patio from master would be excellent. I love all of the windows throughout and love all of the outside patio | balcony space. I love the master ceiling & lighting in the wood frames of ceilings. Living area is beautiful. Kitchen is fantastic with the kitchen table. I would like to see the big deep, old fashion sinks in laundry rooms again...the shallow sinks are not as useful for treating clothing. All in all, gorgeous. I miss that Hill Country so much and it is nice when a builder puts the beautiful scenery into the design-very nicely done.

    I was wondering that myself. It must be located in a new secluded estate. My guess is that Roads, other transportation are limited and it seems to be a bit far from shops and other essential places. Where I’m from Melbourne, Australia, 1.2m will get you a suburban (small/medium) house about 14-17km radius from the CBD.

    My jaw actually dropped when you said 1.2 million. My parents house is ~1.2 million and less than 2500 sq ft. Crazy how location affects price. Obviously Texas has way better value than southern California.

    I live in CA in a $1.1M house -- we are at 3500 square feet, overlooking a canyon (much nicer views than this place). My house was built in 2013. It depends on where you are located. There are more reasonably-priced areas of CA, but they tend to be more rural. You also have to contend with yokels a bit, but overall, it's not a bad deal.

    Right!😂 Master Bedrm entirely too small! And the closets😭. If u have a mill to spend on a home, u need all the closet space you can get!! The pantry looked like it was made to 2!!!😂 Again...I'm pretty sure they have the ends to splurge....food pantry is hilarious. But the Windows and recessed lighting was nice😭🤗

    I think the formal dining room would be for more formal entertaining, where you have a caterer serving the meal and want the diners away from the sights/sounds in the kitch.

    The formal dining area would drive me crazy where the table can't center between the two windows. None of the bathroom showers have a hand held feature, hard to clean a shower that size without it. For that price point, no pool!

    I can't quite put my finger on the issue I have. It's like there are too many visible lines and "sharp angles". While they're a luxury home builder, it appears like an entry level built home (Centex) with out a lot of high end upgrades. I may not be articulating things accurately but it doesn't "feel" like it's a luxury construction from the interior look. Everything is a "box"...like this was designed in Minecraft. The exterior looks amazing. The floorplan also feels strange to me. I'm not getting any sense of grandeur from the entrance because of the low ceiling. The objective of the floorplan seems to maximize natural light and view from all rooms. The floorplan makes the sq ft feel smaller than it is

    Not a great floor plan for use of space. The formal dining could be better served as a sitting room/space. Not a fan of the jack and jill bathrooms, would rather each room have their own bathroom. The MIL suite would be better with the bathroom in the room. Closets are okay. The balconies are nice. Cabinets I think would be better if they looked richer....afterall, this is a million dollar home.

    A lot to unpack here... 1. The entryway is underwhelming, with half the staircase hidden by a wall and the other side broken up awkwardly by a dining room 2. That dining room is not user friendly. I was thinking where the wine cellar was, and find it hidden away in a triangle by the kitchen? Easy to put. Flat wall in that front room for a climate controlled, grand wine cellar. 3. The master bathroom has wasted space in the middle due to its shape. Why not have it a better shape and use the square footage to make a small area for vanity? 4. The media room needs a revamp. It needs to be sound proofed, darker, and definitely not with a regular TV as it stands. Easily fixed, but why not make it right in the first place? 5. 1M dollar home and no pulls on cabinets? Yikes. A mess of scratches waiting to happen. 6. The front door is gorgeous, unique, and grand 7. The views are phenomenal, with good balconies, however I can already hear the roar of the cars! 8. I’m not a fan of the windows in closets, although I love large windows or natural light in the main areas of a home. It takes away from usable space, and can damage some bags and clothing.     Hey Robert Duke, good question. A lot of these homes are builder models. Here in Austin, builders will typically convert the garage into their sale office until the home is sold, then they convert it back.

    I love the colors of the kitchen cabinets. I hate the all white cabinets that many builders are so fond of these days. To me, all white means that nobody cooking in that kitchen.
