Are there any updates on this project? Would be an incredible build series
Whatever happened with this? After this video you finished Natahala and then jumped into the Mountain Retreat and then some other personal projects. Is this just hanging in the background, or did you have to scrap the idea? I would love an update even if it's just a two minute piece to camera.

How about idea 2.5: dense rural development. I am seeing a lot of this in the Rockies. Smaller, well built homes with larger than historically average recreational storage (think 1000-1200sqft with an attached 2 car (or 1 car+bikes+kayaks+gear). Small lots with minimal property maintenance required, some of them even have communal property maintenance. The extra land is owned by the community (like the well) instead of being divided up into wedge lots that are mostly unusable slopes separated by fences. Maybe a running / bike trail that does a loop around the edge of the property, below all the homes, with some branch connections to nearby roads so that it is possible to bike into town?
This is gonna be a lotta fun to watch, excited for it boys! 💪🏼

Jason says dude, they know where we live. Great project. I would love to see 8 modest homes tastefully done on about an acre each. Each one with your unique touch on them. Maybe try some stuff to speed up the construction like prefab some wall sections in the shop when the weather is bad. Go big or go home they say. Love all you do.

Me too. I love the channel and understand that the Perkins crews are great builders and want to/can build fantastic houses. But I'd love to see community building from smaller and more modest parts.
I really like the idea of option 2. Acre a piece is a really good deal for the future landowners. Shorter term rentals seem like a good idea, but I would be worried about long term sustainable income with them. Who know when their popularity will die off, or how many people would be willing to rent in your area to begin with.

I agree with this. I attended the polar express and talking with some of the owners I got the impression that things kinda shut down a few months out of the year due to lack of tourists so I'm hesitant. Also agree with your dad of get in and get out.

they only a few miles from entrance to Great Smokey Mnts National Park, the most visited national park in the country. millions of people every year. will be no problem renting whatever they build

I hope and pray that the employees who have been with you through thick and thin will be able to participate in this venture. Y'all are pretty good guys, so I'm betting so.
Great decision to build for yourself. 65 years ago I built my own home before I finished I got a great offer & sold. It happened 547 builds after I got my building license in Australia. I did duel occupancy. Travelling the world & private school gave me the best life. Good luck as I like all you boys do!!!

My feeling is you should do the acre minimum lots with decent houses. Many are sick of the Gatlinburg mess and looking to leave, but still want the mountains. I sold just before the big fire because I was sick of the traffic and parking issues of Sevier County, TN. I’ve been looking at Swain County, NC lately as a good alternative, it’s actually how I found your channel. I think the “Gatlinburg Model” of homes with solitude that I can rent out, yet have plenty of family time there too is FAR more appealing than the cram them in, make everyone share amenities like is sprouting up - the AirBnB model. Mountains aren’t for everyone, let’s not spoil it.

I don’t have any suggestions except lots of walls for Jason to paint. Couple coats of primer and three/four coats of paint! Lots of corners to cut into. Multiple colors! 😂

My dad developed property in that area for years... he's retired now, but he still lives in Boone and occasionally consults on projects for folks. It was fun seeing a property go from being an old farm to a new community.

Be good to have a detailed written agreement for the maintenance of the water well, pump, piping and monthly electric.
If i was the planner, I would do a about 4-5 houses on acre lots and 2-3 slightly larger houses on slightly larger than an acre lots. Have a variety of lot size options.
Best keep it simple! Small homes keep one home every four. When you sell use that money to purchase another 2 blocks or old crunch homes in the best location. I built inCaulfield Melbourne. Period homes and modern.

So excited for this new series! Why not combine options 2, 3 and 4. A bit selfish as I’d love to see you guys tackle all three styles, but it also makes business sense… 4 custom homes to sell off and recoup the investments on the one side, 3 air b&b style cabins and 4 glamp sites to bring in monthly income for years to come on the other. It’s amazing, varied content for all the viewers and if the air b&b income doesn’t bring in enough you can always scrap the glamp sites and build 2 custom homes to sell with the small rental cabins as a value add (one with 2 cabins!) it would take some site planning, but either way I’m along for the ride!

I live in the NC mountains. Lot of development tries to maximize X number of houses per acre. I'm all for minimum lot size of at least an acre per lot. But...it's not my money on the table. Good luck boys! Can't wait to watch this project evolve.

This is so exciting! You guys are inspirations in so many ways. If you go the route of houses, I'd love to see you discuss accessibility issues. About 1/3 of Americans will be considered disabled in some way, but less than 10% of houses are accessible in really any way. Some adaptations are easy (swapping door handles for door knobs if you have arthritis), but others are impossible for most homeowners (widening doors so wheelchairs can get through). I don't expect you guys to make every house 100% accessible. But I would love some discussion or consideration of issues.
Can’t wait to see you build these lots and do all the infrastructure (leach fields etc) for these homes!
