Thank you for the video Alina. I hope you'll find a place that suits your needs and wants 👍🏻 Yes, housing prices are insane in the areas close to Copenhagen and the Northern Part of Zealand/Sjælland. I've been living in Hillerød all my life, and prices here are through the roof. I live in a rented second story 65 m2 flat. I can't afford to buy anything even somewhat close to here. I work in Allerød and rely on public transportation to get to work at 6 AM in the morning. I live in the outskirts of Hillerød, very close to a forest and a lot of green areas and I love it here, but so damn expensive ... It's very much first world problems, I know

@@girllovescoding I've lived in my rented apartment for about 13 years now, which is the only reason I can afford to live here. I wouldn't be able to find anything of the same size nearby for the same price/rent 😒😟

The age of the house doesn't really matter, as long as it is renovated recently (within the last 20 years). We have very strict building regulations, even for renovating old houses. They are the same, no matter the age of the house. There can even be prestige, in owing a 300 year old house, as long as its properly renovated. If you want to buy a house more than 40 years old, it can be a good idea, to hire a person, who can go through the house, to make sure its not a DIY renovation done poorly. Its always what the average person can't see with the naked eye, that makes or breaks the deal. You usually hire an architect, building constructor, building contractor etc. for this, and can set you back a few thousand to 10K DKK. Also make sure, thst you pay the insurance, for taking over a house. I don't remember what it is called, but it is a one time insurances, you are offered, when buying a house. Its around 10K DKK one time fee, and basically covers everything hidden, that is not in the report of the house, about things that needs attention.

@@girllovescoding Youre welcome 😊 The real estate company that is hired to sell the house, usually go through the house thoroughly, and take note of missing, poorly conditioned or else wize things that needs attention. These marks are added to the "tilstandsrapport" (condition of the house report). The report is not mandatory, but ive never heard of a house deal being made through a real estate dealer, where there was no report made. In some cases, the owner chooses to get some of the errors fixed, but in many (most) cases, it is just left in the report, as symbols. It is then up to the buyer, to fix them. It is one of the reason, to hire someone, to go through the house. They can also give you an estimated price, to get it fixed. If there are some bad remarks in the report, stay away. If rhere are minor, but several marks, offer a price below the listed price. And yeah, you can always offer whatever you want. Nothing is set in stone. And remember! The real estate agent is NOT your friend. Although he can be held responsible for his work, hes still not on your side. If a house has been for sale for a long time (over a year), it can be because the price is to high, and the owner wont budge. It can be because those who looked at it, found something they didn't like, like bad DIY renovation. It can be because of what is said in the "tilstandsrapport", and the fixes will set you back tenths of thousands.

Crazy prices if you work remotly and want cheap and close to denmark maybe east germany. I heard that east german houses are cheap. For example close to polish border where is bigger city Szczecin. I Think there it mamy cost not more than 100k euro

@@girllovescoding the goverment in Poland ? It has changed recently 😀. Yes but taking into account that Szczecin is so close to german border I think it is better to buy there in Germany House, and have bigger city in close proximity. Yes Poland isn’t ideal there is also huge icrease of prices and property prices especially. But it is still much cheaper than more western EU countires, infrastructure is rather good. Most young people speak english. Salaries in IT are nearly the same as Germany, it is rather easy to earn around 20-25k brutto PLN which is about 5k-6k euro/month. And prices of services like dentists, restaurants, groceries are still probably much cheaper like in Germany it will be at least 1.5x polish prices. But on the other hand cities like Warsow and Kraków has already high property prices about 15-20k/m2, of course you can still buy some house at the outskirts for about 800k PLN i.e. 200k euro. But i think western Poland like Szczecin Poznań o Wrocław are better closer to western Europe, far away from russia 😀 But it also depends if you buy using mortgage polish mortgages has much higher interest rates to buying with mortgage can be less profitable.
