Price tag has a lot to do with location - one of the most desired neighborhoods in Southern California. Also, all the upgrades and furniture is included in the price.

Gorgeous home, love the interior design and that pool.

Beautifully designed. One day I will be able to purchase a home like this. Thanks for sharing.

Beautiful house (contemporary and glam - my favorite type of decor). It has a great layout and a nice yard. I’d make the bedrooms a bit bigger but overall I could see myself living there.

I feel like the back splash and the flooring are too busy that it drowns out the furniture and everything in the space.

Beautiful absolutely beautiful Toll Brothers by far is my favorite builder Danny thanks for sharing made my day

I really like the exterior of this home as I love Tuscan style homes, but the interior just doesn't match. It's more modern decor then Tuscan inside. They should went with travertine stone flooring and warmer tones on the interior. Kitchen counters should have a double bullnose edge rather then the chop block style. Just my opinion.

Great video Danny. Beautiful home. The Toll Brothers did it again. However, other bedrooms too small and so is butler's pantry. If a person wants to entertain and cater, they might want a little less laundry room and more butler's pantry. My sister suggests switching their locations for access to garage for catering company.

The house is stunningly beautiful & every detail is perfect but for the size of every room except the laundry room, from Toll bros i'm so used to seeing Large rooms & have come to expect more space from them

Toll Brothers is definitely in my top 3. I'm a big fan of Blue Heron and their quality of work and attention to detail, even though they have a limited selection. Also a fan of KB Homes for the opposite reason - they have a lot of different floor plans and they're a solid choice if you're trying to get the most for your money. There are also lots of smaller builders that are local. For example, Merlin Contracting and Developing does some amazing work here in the Las Vegas area but that doesn't really help if you're trying to buy a house elsewhere lol For me its all about finding the best fit for what your dream home is. I like the modern designs of Toll Brothers and Blue Heron so I would use them because they fit my taste and the quality is there. I'm also going to explore a few new builders as well as builders I haven't had a chance to meet yet so I may update this a little in a few months :)

Total package!!!!

House is awesome, but not worth $4.5m in Irvine. Should be more like $2-3m

Each individual room in model homes with all of the upgrades are incredible. Their is absolutely no fung shui or flow to the house, I vastly prefer when the house has a unity of design. I would never pay the premium price they ask for a model, if anything they should be at a steep discount. I understand they are showcasing all the different types of options.

At times there is a bit more negotiating room on models (especially if its the last one). They want to get rid of it and move on to the next community. It is also important to see if this house will appraise in line with the price, and to see the extent of upgrades the neighbors have so you get an idea of resale value down the line. This is one of the many reasons I suggest people go with their real estate agent when they look at model homes.

On the higher end like this house its mostly individuals/families. Either looking for their dream home or moving from a different state or country. A lot of foreign investors also, even though that slowed down a bit over the last year.

Most houses in OC are expensive (I've heard)

Suggestions. Limit most of the narrative to materials, workmanship, mechanics, design, architecture, engineering, etc., and less to personals. Improve the extent and consistency of videography: useful, costly, and key details are often excluded for a "shiny objects" focus. Ex: dimensions, full bathroom scan including switching, lights, ceiling, extent of materials, standards for the price range, are often missing, while builder's options cavalcade, or personal likes (discoveries) are highlighted. The best marketing reveals actual value and utility as a process - not simple promotion. I sometimes turn off the hype during your reviews. My intent is to be helpful. I am aware this was one of your earlier reviews. I do enjoy the homes you chose to review and learn something useful and having value for when a desired opportunity appears for me.

The house is beautiful- especially the kitchen and Master bedroom Suite. It’s a shame that at this price point the houses are so close together

Nice house outside, but I just wish they carried the Tuscan architecture and design to the inside of the house. That would be a deal breaker for me if I was shopping for a Tuscan home.

The home is listed for sale by Toll Brothers - I can represent you (the buyer) on the buying side of the transaction. I grew up in Bay Ridge Brooklyn, I can only imagine what a house like this would go for in NY :)

@@brycekennedy6762 Homes in Southern California a a bit sturdier than Vegas homes because they need to be able to withstand earthquakes, etc. but good builders builders build quality homes everywhere. I would choose a location based on where you are more comfortable and what kind of lifestyle you're looking for and put more weight on that instead of just solely on where they have better-built or better-looking homes. It is also a good idea to use a buyers agent (myself or any agent you're comfortable with) to make sure someone is looking out for your best interest in the transaction, especially if you're going to be from out of town. Also, not all builder contracts are created equal so that will be something to consider as well in my opinion. There is a lot of new construction in Southern California including Orange County right now so I'll be doing more tours to give everyone a better idea on what's out there (as well as what else is in Vegas, and a couple of other cities).

This is a nice house, but I do not see $4 million. The Toll Brothers houses in Vegas that are over $1 million look better. The houses are too close together. No privacy. But they are selling. I guess that's all that matters.

Location and lack of supply. Living in Irvine is a different lifestyle from living in Vegas. Also, building codes and taxes are different in California making the price higher.

Forget it, there are WAY too many horror stories, regarding HOA's. I don't want my home run by committee. What's the point of spending $4.5M, only to be micromanaged by outsiders. I wouldn't accept the house now if it were offered to me free. Shame on you Narrator; you should have been honest and stated that this was an HOA Property right up front. I would not have wasted my time watching your video.

Everybody seems so shocked and agitated, even somewhat infuriated by the $4.45+M California home "OVER PRICING" (???). That's the financial reality of living, wanting and buying nice things in CALIFORNIA people. You are not just paying for the home in the nice part of town where you have tirelessly researched, investigated, background check verified/validated/confirmed and reviewed the 5-⭐ rating of. No, you are also paying for the locality of all of the available professional sporting and idolized "Hollywood" movie industry venues and the nearness to possible sightings of those supposedly "SPECIAL" people whose autographs and pictures you all lust for trample over each other to obtain, even driving insanely through torturous and sometimes deadly "LA" traffic just to discover that it's not your famous male/female personality driving that '69 Corvette or that $3M purple Bugatti, it's just some nobody look-a-like who you just FREAK-DA-F*CK!!! out of because he/she thought you were about to attempt a standard "LA" text-book drive-up "CAR-JACKING, ROLL-BY 9milli SPRAYING, or LAME-ASS POPARATZI PHOTO-BOMBING!!!" Yeah, in "CALI" you get what you pay for and you kind'a don't all at the same time. To look as though you're living big and "ON TOP OF THE WORLD MA!" can cost an "ARM and a LEG!" And living in Orchard Hills of IRVINE, CA you're approximately 16.2 to 17.4 miles away from what is supposed to be Southern California's most irresistible natural feature..."The Beach and Pacific Ocean!" That's a 22 - 24 minute drive through that "SH*TTY LA TRAFFIC!!!" Good thing that $4.45+M afforded you a small backyard pool and jacuzzi! "TRICK!!!"
