    it's a lose-lose scenario for you- and a win-win for the insurance company. IF insurance covers ANYTHING- THEY do NOT pay- ZERO. zip. NADA. YOU pay- you pay over... and over... and over again. if you have home owners- like I do, and you have a theft- like I did- they pay, OR SO IT SEEMS.... those huge premiums? oh yah- they keep those, so it's NOT 'in case something happens'... when you turn in the claim- your rate goes up- so that YOU pay for the claim, in the space of about 2 years. but- it gets worse. the rate never goes back down- so you KEEP paying, your regular premium, plus the extra.

    Alabama law is awful. My girlfriend has a crazy ex that was stalking and harassing her and he just kept refusing to be served so her restraining order never went through.

    What you share is mostly accurate with 1 large exception. NFIP Flood Insurance Program claims. This program is very different when it comes to Adjusters motivations. Look it up. They are paid by the value of the claim. It is in the interest of an NFIP authorized Adjuster to recommend for coverage on ALL possible items. Yes- there are significant limitations and exclusions, deductibles and depreciation and you will likely not be made whole in the event of a loss. The Adjuster however is incentivized to pay you for every item possible. Cooperate with them as much as possible. Your outcome will be better!

    Not to mention that you are making the insurance company richer and for that they love you (which is why most insurers set a time limit, typically a year to complete the repairs). They love people who don't complete the repairs because: 1. You settled for the lowest amount imaginable (the first estimate is always the "throw it on the wall see if it sticks estimate". 2. Any recoverable depreciation being held by your insurer (which is roughly 50% of the total claim) goes back in their pocket when you don't do the repairs. The rich get richer.

    And if one question If i choose to make the repairs myself Obviously of good to better quality work than a contractor I get to keep the extra $$$ as my labor And insurance paid 75% of claim but held the "RECOVERABLE Depreciation" Untill after the work is completed then after it is complete they can send a inspector to check that it was done then they will pay the last 5%

    Do you have clients that get a homestead exemption if they are the sole beneficiary of the estate using the 196.041 extent homestead exemption? Using beneficial interest or equitable title. I am a friend who inherited a condo in Florida. It was his homestead property before he passed away.

    I bought a newer condo here in Fort Myers in December 2021. Ian came along in September 2022 and made a mess of things. My condo fees went up from $1650 quarterly to 2650 quarterly! Ouch. Another factor not mentioned in your video is the redistribution of flood zones by FEMA. While we were not impacted by flooding, our area was re-drawn to now be a flood zone greatly increasing the requirement for flood insurance to the building.

    Thank you for this video. My wife and I were under contract for a 10-year old townhome in Carmel, Indiana last month. We couldn't get homeowner's insurance! Why? The Bylaws of the attached townhome complex (40 units) changed a year earlier, placing 100% of the insurance on the dwelling owners, even for catastrophic re-build. So, rather than having a Master Insurance for the entire complex with each owner having an HO-3 condo policy, now we must get an HO-6 homeowners policy PLUS a 2-million dollar umbrella liability policy mandated by the updated ByLaws. Four insurers flatly refused to offer an HO-6 for an attached townhome, let alone with an umbrella (they wanted cars, etc for umbrella consideration). We got out of the sale contract as there is a "can't get insurance" standard clause, but it was painful to us as we loved the unit. We did have an attorney review the contract; he noted the uncommon Bylaws change and said it might have been put in place due to rising Master Policy cost or a Non-rRenewal. We dodged a bullet and are now reluctant to buy a community dwelling. So, your advice is spot on, Lawyer Britt, to what we experienced and I do advocate getting an attorney involved early in any such transaction. Thank you.

    Nationwide gave us very little time to clean up and to tear our barn down or not get our policy renewed they knew we was in a accident but they do not care we will not comply

    Some process servers came outside the gate at my work to serve my boss. They said the wrong name as they tried to hand it to me so I said sorry wrong person and walked away so she threw the papers over the fence and said he’d been served and I told her idk who tf she’s looking for and I’m not going to do her job hunting then down but she’s littering on my property. She then told me to give her her papers back then and I told her “reach through the fence” a started walking away. She then started yelling and screaming and saying I was a lying btch and I was his wife and opened the gate and came stomping in to grab the papers and started heading for the front door of the house so I got on the phone with the police and told them loudly so she was aware that I had an agressive black female trespassing and I was armed and yelled out the license plate number. She quickly went back out the gate and back to her car with her papers yelling if I was going to shoot her. I told her yes I will if you come back on this property. Then I let the gaurd dogs out and went back to work. I guess she needs you to train her lol

    Thanks for the video. What about 'must do' repairs versus 'nice-to-haves'? I had a small fire in my garage, and my insurance company gave me money to scrub and repaint the walls of a room on the second floor at the other end of the house. The room showed only the slightest amount of soot on the chemical sponge. I'll definitely get the garage repaired, but it doesn't seem the hassle (or money) to do some of these nice-to-haves (which will require me to move out for a while). But I'm not sure what my mortgage company would say about that. Thanks.

    The insurance company will typically only pay to put the property back in pre-loss condition, so any upgrades would not be covered. As for actual damage, your mortgage company will likely require you to repair any items that are listed as damaged by an adjuster. Keep in mind that, with fire and water damage especially, failing to repair “even the slightest” damage can have greater impact if left for years or decades, causing more issues even costing more to repair down the line

    What if you are subleasing, and have permission from your landlord to rent on Airbnb for only certain times of the year, what is the best option for additional insurance? Does the landlord have to add to their existing insurance or would I have to search out one?

    that’s really a better question for an insurance agent because the policy terms and language will affect whether you are covered for risks as a sublease. As a general rule, it’s best to have your own insurance coverage regardless of what others are covered for. If you don’t have insurance and you need to make a claim for damage, you are relying on the insured (homeowner in this case) to make the claim for you. There is no mechanism for you to make a claim yourself if you are not the insured-and if the insured doesn’t want to make a claim (for example they don’t want to increase their rates) you are out of luck.

    Crazy that you can be considered "served" if you never even got the paperwork. Just shows how corrupt the system is. All these scum of the earth I put on par with paparazzi that think they're "slick", there's always someone smarter than you. You CAN avoid being served and dragged into the corrupt system, but people that can do it aren't going to share their methods on social media. Servers and courts are a joke. 🖕

    We had a hail storm in north Austin, Texas in the summer of 2023. Both neighbors on either side of me received 100% coverage to replace their roofs, Travelers and State Farm. Allstate denied my claim, I appealed through a Public Adjuster and my appeal was denied. Next step would be to take it to a lawyer but my wife won't let me. I was diagnosed with prostate cancer this week and I think that dealing with Allstate and my upcoming medical issues is more than she can deal with. I asked but received no help from the agent. Both neighbors had claims adjusters from their respective insurance companies and I was present for one of their inspections. The claims adjuster answered all questions and told them on the spot that their claims were approved. The man who inspected my roof did not work for Allstate, he was contracted to do the inspection for Allstate and would not answer any questions. I was notified of the denial of my claim buy an Allstate adjuster over the phone. Tell me how a hail storm can hit one house, miss the adjacent house but 30 feet away, and then hit the next house? The reason for their denial? They claimed there was no damage to gutters, whereas the inspector for the Public Adjuster showed me the evidence not only of damage to gutters but to the roof as well. I have talked to roofers and many people since and not one of them had a good thing to say about Allstate, the most common response was... Allstate? They are the worst about paying for claims.

    I need a professional help. I don’t know what to do ,I’m living in Georgia, I filled a home insurance claim for my roof and ceiling and other damages from water, big hale and storm came through my house, my insurance adjuster came to look at it and they denied to pay for it. Adjuster said they won’t pay this time because it’s might be not from hale , but professional roofing company investigated said it’s from hale and storm. They fixed many houses roof near me.     I have served over 25,000 docs. Some subjects ATTEMPT TO claim they were not served. BUT, NJ is a One Party Consent State for Recording Video. In other words, only ONE PERSON in the video needs to be aware, which s me. So I record ALL SERVES. Try to tell a Judge that you havent been served when I have you on video :) A Picture is worth a thousand words... but a Video is Infinite

    I’ve been sick for years with POTS and Lymes disease so I’m home with my dog. The landlord charges $30 a month with a $400 deposit. She’s very calm and doesn’t bite. I’ve asked some of my drs they said they didn’t know how to make her my emotional support which shocks me given all I’ve been through. Not sure how else to get her as my ESA.
