We are Quinta Fonte da Pipa.
Alex (dad) he fixes things and is the maker of many things!
Molly (daughter) looks after 50 milking goats, making soaps and cheese from their milk as well as helping mum and dad on the farm.
Sandra (mum) You won't see much of her as she is currently fighting Lymes disease , Rheumatoid and osteoarthritis. She helps when she can.

We bought an abandoned 13 hectare farm in Portugal 8 years ago with an almost 200 year old farm house, a stone cottage and outbuildings back in 2014.. Which we are still renovating....... after a builder stealing a lot of our money.
We show you what REAL life is like in Portugal, The Good, The bad and The ugly.
We don't sugar coat anything, what you see is REAL PORTUGAL FARM LIFE!! Not all unicorns and rainbows!!

    I found your video today and I have watched so many people living offgrid with their channels on their own countries, what is forbidden, claiming they can put windows and a tile roof and change the height of that roof structure, being a barn, is for animals and agricultural structures, and so on. I wrote and so many YT channels they were doing wrong, that they are not allowed to live in their lands. More, many rural lands are in protected areas, the Natura lands, and others in areas where the owners around receive a from EU, to have their lands in POUSIO, that is, with nothing of new plantations on it. Plus the structure can't have "Fossas". as they have to be sealed, otherwise they will destroy the freatic waters. I have been seen as a person that tells lies, being native and knowing the laws. It's sad to watch all those people and having their channels, they say to everyone they are doing all wrong and they have not the right to do so. You should put this video on te Expats channel. Thanks for informing, all these people and tell them they can't live like they do, as we, the portuguese, are not allowed to ! Thank you so much!!

    Early 2024 The laws have changed and make it easier to buy old buildings, I don't know whether this a good or bad thing. You still of course need a habitation license so as this video points out double check and do the leg work.

    But the 9 month you live in a pre 1951 "house" do still have to serve an agricultural purpose or doesen't it? As a foreigner who would spend only six month there anyway this agrcultural clause would be bad.

    This explains why I’m seeing so many of these properties for sale now. They are illegal even though they have been renovated and are gorgeous homes, they are previous barn conversions . Makes sense of the recent price I saw on the most gorgeous remodel off grid property I’ve ever seen.

    Very sound advice and a good informative, important video. I have lived here for some 40 years and have a small place in the country, but close to major cities and two apartments in city areas. All purchased, at quite a high cost , after getting my lawyer in Lisbon to check over all the legalities - I found the laywer through the British Embassy site in Lisbon. From the list that the embassy published I sent out initially some 20+ faxes ( yes even nowadays I find fax can work alot better than emails ) and got only two replies of Português laywers interested on taking on the complexities of the property market legalities. One law expats should be aware of is the keeping your land clean if in a fire risk area. If not cleaned and kept clean then fines of some thousands of euros are aplicable.

    Citizens of EU countries have the right to live in any EU country without restrictions. So no 9 month limitation for us. But of course it is clear that major renovations or changing the use of a building require the relevant permits.

    This is the best and only video people need to watch before buying anything in Portugal. Thanks a million ! You moved in at just the right moment, when prices were less than half of what they are today. Could you perhaps explain how healthcare works in your area? If there's one thing stopping me from moving to Portugal it's a lack of proper healthcare. Most doctors, nurses and dentists have moved abroad, and there are hardly any hospitals either. What's your experience?

    Just and FYI I learned many years ago running self priming pumps at fires. I was priming the pump following the MFG instructions, by pouring water in that little 1/2" hole on top. A local plumber who was also on the FD, in formed me of the error of my ways and pointed out that the discharge for the pump went to the exact same spot at the priming port and that 1 1/2" hole was much easier to pour water in then the 1/2" hole on top. A short time later we also replaced that priming plug with a silcock (1/2" x GHT thread). Thow on an old washing machine hose and you had ready to use by-pass / bleeder, as well as a way to fill Indian Tanks or even run a garden hose nozzle to protect the pump.

    Very informative, what I'd like to know is what happens when the camera finds out you've been living on a rustic plot without any habitational license. Say you're permanent resident and you've got a caravan or something set up on a rustic plot without pre 1951 building/ruin. What happens when they find out? I haven't been able to find out what the consequences are anywhere. Do you get a fine? Do they evict you? I'm very curious to know

    thing is some of the land is so cheap (below 10k) you can just roll the dice, as far as i can see yes there are rules but if they are not acted on by the authority they are worthless, i suppose it comes down to how much of a worrier you are 😂

    Best sticking too buying an established house with a habitation licence & a big garden with an already old well, still available at around 30k - 50k Euros depending on work required to improve not add more builds.

    This is a great video. I've been here since 2003 and the laws are changing so often that the Camara sometimes doesn't know the current law without referring to their legal departments; especially in early spring after new laws are introduced. However I would like to add a point. Many of the paleirhas(barns) did have families living in them year round ( animals downstairs and family above) and as they were less than 30 square metres they didn't have to apply for habitation as it was the size of the building that dictated registration, back in the day. I believe this is where a lot of the confusion comes from. The rural areas are so underpopulated that the Camaras are often very helpful as abandoned land isn't good for anyone so I strongly support your suggestion to talk with the Engineers at your local Camara. 😊

    There is also another topic that I would be very interested to hear about is if there is some institution(s) in Portugal that obligate the house owner to renovate their house in a specific way (for example if your house is located in a protected patrimony area. We have this in France with the ABF (Architecte des Batiments de France). So even if the house is cheap, buying a house that is under such regulations can be a terrible idea.

    I think what you did here is super useful and I want to say thank you. I believe many people unfortunately go a bit too fast and miss very important informations about the laws. I think that ytube is full of videos that often covers the dream aspect of housing project but rarely talk about the more pragmatic aspect and the regulations. So your video has even more merit. Please continue to empower people to help them to avoid huge mistakes.

We have been filming on days we have been able to work but need a little more to make the video make sense.     Such relief ,to know that you are all OK. You are a much loved family. Here in Jamaica we are praying for rain ,our grass has been yellow for a month. The Sahara dust is horrible. Saw a large grouo of goats ,with many kids, graizing along the soft verge of our main ruad. Can't wait to see all the babies. Bye for now. ❤🇯🇲

    So pretty much Portugal is like any other country in the world. You need planning permission for everything. I've been emailing back and forth with a estate agent I got in touch about a forested piece of land, €4000, enquiring about full time yurt living there and off course nothing was ann issue, all easy, you just register in the council that you live in a yurt, no-one will bother you etc. I almost sold my car to go for it but living in Ireland I know that things are not as easy...anyway,
