  Ya, its still inflated here due to outside demand, but keep in mind that both local buyers and those in blue states cashing out will still find it increasingly difficult to find buyers for their homes as mortgage rates and qualifications rise. Already here near Chatt. prices are falling. The median price is climbing beyond that which regular wage earners can afford. Starter homes are becoming not only more expensive, but crappier and crappier in worst neighborhoods for which one pays with blood sweat and tears, Its just not going to be worth it for most folks.

  It’s tough to predict man. Moved from NY/DC to Johnson city bought a townhouse cash for 250ish. Really cheap for us. My family became online workers so why not. We are a part of the 2020’s new carpetbaggers invading the southern states. Truth be told we are more conservative than most of the people I have met here. Anyways….. Hundreds of thousands of families are leaving NY NJ DC NOVA FL CA and CO and moving to multiple places one being TN. All you need is a fraction of them to buy in your neighborhood to sustain the insane prices we see today. This is why we bought a home wayyy below what we could afford to test the area and well we love it. So we will be looking to get a forever home in a few years like yourself. Supply is still tight and I don’t see it relaxing over the next two years. On the other hand you look at consumer debt average home costs and household savings and realized this isn’t sustainable. I believe 50% of the work from home crowd will have to get a new job and move back to city’s where apartments will be cheaper because of the upcoming supply dump ( largest delivery of apartments ever) and this will add to rural supply. I think rates will be higher for long with persistent inflation. Who knows I’m just studying my area and building more cash reserves

  The upstairs "private bath" there was only a sink and toilet shown along with walk in closet in that video, so either strange to have a 1/2 bath as a private bathroom or you failed to show a shower or combo tub/shower. The downstairs kitchen is a great design just really HATE white cabinets, the Breakfast Nook is very nice to have as I for have 2 table sets, one for more guests or formal dining and one smaller breakfast/casual dining. Didn't see anything like a "Keeping Room" as I've seen in other homes. The living room is good size but for it's size the corner fireplace not only is undersized for the room but extremely plain, however I can already see how it would look after I've fixed the plainess of it so it also would look more substantial. I like the primary or Master suite downstairs and the ensuite is how I like it with the exception of the White Vanity. Like the property and I'm looking to move and want Many features of this home and it's layout and design. Too bad those beautiful ceiling beams aren't also in the dining room. The only thing that would come down to whether or not I would decide to buy or pass on this home is truly the White cabinets. The kitchen is important to me not only in its design and function but its looks and warmth, as I like to cook and bake.

  The upstairs bath has a full shower, sorry that didn't make it on the video. Workers on the house pulled up as I was filming the upstairs and I got rushed to complete the video. The builder of this home can do custom built houses in this area. If you would like to explore that option, where you could make it exactly as you like, please let me know. We've taken home plans like this, adjusted them, sent them to a draftsman for a new rendering and built them. Not every house will fit every homeowner so this one was made generally neutral with many of the more popular trends (like white cabinetry). Prominence Building Corporation has built farmhouse, Mediterranean style, more traditional and really could match whatever you would like as long as your budget will allow for it.

  That weather sounds absolutely perfect to me. I'm from Central PA and sick of the cold weather which hurts my arthritis but I do like to see snow just a little bit so what you described sounds great.

  Great house. Just work on your camera angles and speed. Brad Simmons has a YT channel that you can watch for some tips. Keep it up and your channel will grow. 👍

  Would you be able to point me in a direction for property? I’m looking for at least 15 ac, with water that is within an hour to an 1 1/2 hrs drive of an airport and major city. I need it unrestricted/ farm capable for horses. A bonus would be if it had mountain or hills for views.

  There are definitely some areas to look in I could recommend. Shelbyville, Manchester, McMinnville, Tullahoma, Winchester, Watertown, or maybe Carthage.   The Monteagle area may be what you are looking for. Also there are some gorgeous areas in East TN near the mountains. Blount County TN toward Townsend, TN. If you need me to connect you with an agent in that area just let me know. :)
